Sometimes architecture just needs to allow the

‘G

lobal decluttering superstar’ may be one of the least probable job titles in history, but the Marie Kondo effect on home decoration is impossible to miss. The Japanese professional tidierturned-bestselling author (thanks to the 2014 book, The Life-Changing Magic of Tidying Up Up) and TV star (thanks to the hit Netflix series Tidying Up With Marie Kondo Kondo) has ignited a worldwide craze centred on the twin peaks of storage solutions and ruthless abandonment. Her philosophy of getting rid of anything that doesn’t “spark joy”, as her famous precept goes, has seen Australian second-hand stores inundated with unwanted goods as people seek her particular brand of “life-changing magic”. Whether Kondo herself sparks joy is a matter of personal preference (controversy erupted recently over whether her minimalist bent extends to books, with Kondo revealing her personal collection is limited to 30 volumes). But at essence she has tapped into people’s desire to bring order to their complicated lives. And that, you could argue, is at the very heart of good interior design.

“My approach to decorating is pretty simple: if you love it, why not have it out on display? And if you don’t love it, why have it at all?” says Carlene Duffy of Queensland-based design firm Cedar + Suede. “If you’re an art collector, have it all up on the walls. I’m a firm believer that you should only accumulate what you love.” Minimalist is perhaps too strong a word to describe Kondo and her acolytes. The KonMari method, as it’s known, is about ensuring everything in a house serves a purpose, whether that be functional or emotional. It’s about achieving a clutter-free environment that is personal and warm rather than sterile and cold. Following similar lines, Duffy – who, with husband Michael, was a contestant on season nine of The Block and season one of Reno Rumble, and now host TV shows Ready Set Reno and Open Homes Australia – has strict guidelines about what makes it in the door of her family home in Tallebudgera in the Gold Coast hinterland.

“I don’t have doubles. With bedding, for example, all we have is one quilt cover each that we use all-year round. The idea of multiples always adds chaos for me. Washing day is a quick turnaround, but we live in Queensland so it’s OK.” Her own take on Marie Kondo? “I watched three episodes of the Netflix series but couldn’t keep going. I think I do what she does naturally. I opened my wardrobe to Marie Kondo it, but because I cull all year all I had to do was utilise her folding technique,” says Duffy. Her guilty secret? “I’m obsessed with hoarding shows, because they’re so far removed from how I live. I just think, what is going on in your mind to justify all those things you keep?” In Melbourne, Techne Architecture’s Ivanhoe House is the two-storey embodiment of wellconsidered design: a very clean-lined, highly functional but beautiful space for a family with five children. The interiors’ palette is restrained, allowing the landscape and gardens to be a key focus, while the texture of the build – slate, timber, steel and brick – adds its visual heft to seamlessly insinuate itself into the decorative aspects.

The end result is a house that is “not overly designed, not overly decorated,” says Dana Hutchins, senior associate at Techne. It’s a home that achieves a balance between function and aesthetics. “Minimalism in design has that sense of liberation, that sense of joy in finding a good balance between all those design elements and decoration. It’s essentially taking away anything that’s not essential – you’ve removed any detail or component deemed to be design for design’s sake.” Hutchins says while the natural instinct of most people might be to add piece after piece in pursuit of a decorative ideal, to finely curate a space requires discipline. “People want what they see in the magazines straight away, but then they have to keep buying and adding because they’ve missed the essence of styling, which is soul. “It takes patience and time to find pieces that resonate with you personally, and that create your own story. I think too often we see the home styling version of fast fashion.” Kondo has made her fortune with an objective set of guidelines for clutter-free living. But ultimately, says Hutchins, the very essence of less-is-more-interior design – achieving the ideal of sparking joy can only really be assessed by the individuals concerned. “We have clients who have a very zen-like balance in their interiors and then we have clients who have collected and curated the most incredible collection of art and furniture and objects,” she says. “They’ve done exactly what Marie Kondo has said but you wouldn’t look at it and say it’s minimalist. Every object has meaning to them and it does create such a soulful and interesting interior.”

“It’s important to have all those facilities; this is my forever home.” The $500 million project includes a shopping centre and, if the council approves, a six-screen cinema. But it’s the creative parklands that will really appeal to many, says Andrew Moyle, director of landscape architecture firm MDG. “It’s not often that a big piece of land like this comes up,” he says. “It’s made up of a whole lot of different spaces such as the urban plaza, cascading spaces leading to a big village green area, streets and

embankments and the wetland. “It’s a wonderfully exciting project.” For Moyle and his team of five, the outdoor spaces at the Burwood Brickworks needed to appeal to all ages and suit a host of activities. “We think it’s important to get the public spaces right. The public realm is what can make a big difference on a project such as this.” Open your camera

here’s much to love about the centrality of Glen Iris. The suburb is the population centre of greater Melbourne, according to the Australian Bureau of Statistics. In demographic speak, a population centre is a geographical centre point of population distribution. In other words, if you live in Glen Iris you are most likely going to be the chosen host when barbecues are organised for far-flung family and friends. Walking in a city wonderland

I

let out a whoop of delight as I climb the final rung of the metal stairs and take in the improbable meadow floating above New York’s busy Meatpacking District. This is the first section of the High Line, the magical urban park built on a derelict elevated railway line. The High Line runs for 22 blocks (about 2.3 kilometres) along Manhattan’s western shoreline, stretching from Gansevoort Street to West 34th Street where the old railway line terminated. It twists and turns and meanders along the Hudson River providing magical views of that famous New York cityscape. The railway line was slated for demolition before locals intervened to save it.

Fifteen years later, this important slice of the city’s heritage has been transformed into an urban wonderland. Even though it’s a chilly winter’s day when I visit, the gardens are thriving with structural grasses and elegant shrubs.

I spy a tiny bird snacking on some red sprite winterberry fruits. I’m tempted to pick one of the berries and have a nibble myself but think better of it as the headline flashes in my mind (“Dumb Aussie tourist in coma after eating poisoned berry”). Five million people from around

the world flock here every year. But thankfully not in winter – I basically have the place to myself. The best part about visiting during the Christmas season is that you can get up-close and personal with the plants. I inspect a winter-blooming

variety of witch hazel, its longtwisted flaming orange flowers bright against the grey sky. There are Christmas ferns, whitespire grey birch and what I later confirm is a rattlesnake master; spiky balls on long sturdy stems. The High Line was designed by Dutch garden designer Piet Oudolf to delight across the four seasons. I’m surprised by how many spring flowering plants offer architecturally beautiful bare stems and seed clusters to admire in the colder months. Grasses, perennials and ornamentals grow seemingly haphazardly between cracks and pathways, even through remnants of the old rail tracks.

I’ll often listen to the BBC Food program or music. When I am doing something quite repetitive like podding peas, I might watch a TV show. Lunchtime

One of my favourite things about working from home is being able to have lunch whenever I want and having something different every day. I also think it’s really important to stop when you work from home and have a break. Often I’ll post my lunch on social media, which encourages me to make it special for myself.

I haven’t had to set an alarm for three years since Haruki wakes us up around 6.30am and we will all have a simple breakfast together. My partner Nori and I will take turns in dropping Haruki at kinder and on his days I will have the space to myself. I’ll usually make a list of what I want to get done and plan what I want to cook. I have a terrible memory and having a list really helps me focus. Then I’ll check emails. If I’m going to the market, that’s sometimes a full-day event.

Working from home can be distracting because you can see all the things in your home that need to be done. If I can sense that I’m in a slump, I’ll take myself to the cafe around the corner. I’ll usually finish working at around 3pm or 4pm because I like to start getting dinner ready for when Haruki gets home.

Why 2019 is a good time to buy

W

hile recent headlines on the housing downturn may prompt uncertainty, property experts say that prospective buyers shouldn’t be discouraged. Much is being written on declining sales results in Australia’s capital city property markets, particularly Melbourne and Sydney. However, these price falls follow a prolonged period of growth and the market’s underlying fundamentals remain strong. The results show that the sharpest falls are in Melbourne’s elite inner-eastern suburbs, where prices skyrocketed by as much as 144 per cent from 2012 to 2017. But suburbs with greater accessibility for home buyers have experienced slower growth during this period. So while Melbourne’s median home value peaked at $914,000 last year, it’s still possible to buy a house-and-land package starting at under $400,000 in Melbourne’s greenfield areas. Looking beyond the headlines there’s much to reassure prospective purchasers. Australia’s property market is underpinned by record low interest rates, a stable and robust economy with plentiful job opportunities and strong population growth, including ongoing high net overseas migration. Record population growth in Melbourne is continuing to fuel housing demand, resulting in an overall undersupply in the market according to leading industry forecaster BIS Oxford Economics. The forecaster predicts population growth will absorb the supply of new developments from the recent construction boom. Putting property market fluctuations aside, buying a brand new home means renters can stop supporting their landlord’s property investment. Instead, they can start their own investment in a new home designed for their own family’s needs and future life stages with the prospect of far lower maintenance over the next 20 years, compared with buying an existing older home. Satterley’s general manager for Victoria and Queensland Jack Hoffmann says the market has been through an extraordinary period of growth and what we’re seeing now is a healthy balance between supply and demand. “We see the period we’re in now as a natural phase that takes place in any market. It’s part of a continuing cycle and if you’re buying a house and land package there’s no need to lose confidence because of short-term fluctuations.”

Hoffmann says because Satterley focuses on developing high quality masterplanned communities, buyers can have confidence in the future value of their purchased properties. “At the heart of every Satterley project is community. We concentrate intensely on the things that bring people together and that make residents love where they live. “That includes generous and highquality areas of green spaces, quality homes throughout and, of course, proximity to services and amenities.” Satterley’s land development and community design at its Point Cook community – Upper Point Cook – recently won in the “Residential communities over 250 lots” category at the Urban Development Institute of Australia’s 2018 Victorian Awards for Excellence. Besides stamp duty savings and first-home buyer incentives, Hoffmann says buyers should also look out for extra incentives in greenfield sales. He says buyers who purchase by February 28 at four of Satterley’s five Melbourne estates will receive a $15,000 pre-paid Visa card at settlement and will only need a $10,000 deposit, depending on location. hether looking at one of its famous boatsheds lining the beach or a clifftop abode with tennis court and swimming pool, Portsea real estate is some of greater Melbourne’s most expensive. family-friendly front beach on the Port Phillip Bay side and a wilder back beach fronting Bass Strait. Without the lengthy shopping strips of neighbouring Sorrento and Dromana, it remains a quiet village for much of the year. Visitor numbers explode over the summer break, with many people making their base the recently renovated Portsea Hotel. The Peninsula Link freeway which opened at the start of 2013 and shaved up to 30 minutes’ driving time to Portsea has been another boon for the area.
