Smart buying is all in the details

Where to begin Due diligence should start before identifying a property to buy, and the key is understanding the objective of the purchase, according to Wakelin Property Group director Jarrod McCabe. “If you’re looking at things from an investment perspective, your approach is going to be very different from an owner-occupier,” he says. McCabe says owner-occupiers should consider how long they intend to live in a property and its suitability over that period. Investors, on the other hand, should be targeting properties that see demand from multiple buyer-types to maximise the chance of price and rental growth. Buyer’s agent and New Fandangled Properties director Lesley Gregg says most buyers underestimate the financial implications of a property purchase. “People work out the maximum they can borrow and go shopping for a house based on that,” she says. “Often what’s missing is the financial due diligence.” Gregg says owner-occupiers often overlook stress-testing their financial situation and fail to consider whether holding a property might become less affordable if household income or interest rates change. She says investors often failed to forecast cash flow, and overlooked key costs like land tax.

ome buyers are commonly encouraged to undertake due diligence before a property purchase. But what does this term really mean, and how should it fit into the buying process? Due diligence is the investigation of every aspect of a property that could affect its value and suitability as a home or investment. Unfortunately for many buyers, due diligence involves little more than a building and pest inspection and contract review. These steps are essential, but only form part of the process.

Investigate features and potential A common concern for buyers is when properties are marketed with rooms that may not be considered habitable, according to property lawyer and Real Estate Escapes author Tim O’Dwyer. Bedrooms and rumpus rooms in basements or attics could fall into this category, as low ceilings or a lack of windows mean these spaces may be considered storage rooms under local council regulations.

“It would only take a few days to get a qualified person to look over your block and give you a report on what is actually possible,” she says. Avoid deal breakers Buyers should be on the lookout for red flags that may raise concerns with lenders, according to McCabe. “You do need to take account of what the bank might frown upon,” he says. Lenders factor in a degree of risk when determining acceptable loan-

Gregg says investors planning to develop a property need to understand its limitations and possibilities before buying.

Negotiate more time Homes sold at auction aren’t subject to a cooling-off period, but softer market conditions and lower clearance rates mean vendors selling privately may be more flexible on terms, according to Gregg. “There might be a little bit more opportunity to negotiate in the current market,” she says. “It’s a great opportunity for people to buy at the right price.” She says most people don’t dedicate enough time to the process and often make quick decisions they regret. She encourages buyers to always negotiate a seven-to-14-day due diligence period into the contract. High stock levels can also give buyers more choice, meaning decisions don’t need to be rushed. Gregg’s advice? “Take advantage of the market and the opportunity to view as many properties as possible, and really find the gems.” Daniel Butkovich is Domain’s National Advice Editor. ong gone are the days of whiling away an afternoon over a pot at the Punters before a $6 spag bol at Bakers. Fitzroy’s a different place these days, but this tiny inner suburb still finds a place for everyone and everything. Wander the back streets and you’ll still find the old row-housing cheekby-jowl under the rugged plane trees; you’ll also see many contemporary homes converted from the factories that once dotted the laneways. Fire up the imagination

F

or most gardeners, the month of March cannot come fast enough – it means the end of summer and the start of a much kinder season for gardens. The days start to get shorter and cooler and this causes the movement of sugars in deciduous trees to start the colouring process of the leaves. I plant trees mostly for their form, size and their ability to provide shade but it's always an added bonus if they flower or colour in autumn. When it comes to choosing a tree for autumn colour, it's important to select one that is appropriate for the size of your garden, and luckily they come in all sizes. When creating the small courtyard at my design studio, I was conscious of the need for the garden to look spectacular in all seasons. The full-height steel and glass doors

allow the courtyard to feel part of the internal space of the room. The garden was created using lightweight polystyrene planters. Given it is on the first floor, no natural soil existed and weight loading was an issue. The planting scheme for these planters was carefully chosen for summer green and autumn colour. Given the limited size, I chose Acer palmatum “Atropurpureum”, commonly referred to as purple Japanese maple, as the main corner feature trees and weeping Japanese maple – Acer palmatum var. “dissectum Atropurpureum” – as specimens in pots and planters. The maples are perfect for both large and small gardens and come in a range of sizes and colours. They grow well in nearly all states of Australia, preferring some afternoon shade in the hotter summer areas.

During a recent trip to Japan I was inspired to see how the Japanese prune them by thinning out the centre of the trees, thus creating a more open and sculptural tree. The maples helped enormously to bring down the scale of the high walls of my courtyard to eye level. To break up the imposing mass of the walls, I covered them in Parthenocissus tricuspidata, better known as Boston ivy. This is an extremely fast growing creeper that clings to the walls without the need of supports. People often worry about the deciduous nature of this creeper but its tracery of sculptural branches in the winter are, for me, just as interesting. The layering of rustic tones from the maples and Boston ivy is magical.

In the woodland at Stonefields I wanted as much autumn colour as possible and, given the large scale of this garden, I was able to use the larger growing Acer saccharum, known as sugar maples. These are spreading trees that grow to about 24 metres in height. They have been bred primarily for their spectacular autumn colour. However, they do require water in the summer months, so plant them only if you have water available. Mixed with these, I planted the taller and more conical shaped Quercus palustris, or pin oak – they colour at a slightly different time to the maples which extends the season. The pin oaks are tougher and require less water and they are a different shade of autumnal red. The Pyrus genus, or pear tree, is another colourful and versatile group of autumn colouring trees.

Bland to grand for small change

W

hile I’ve worked on many multi-million-dollar projects, one of the things closest to my heart in the design realm is making a silk purse out of a sow’s ear, figuratively speaking. My latest penny pinching project was carried out at a beach shack we rent out in beautiful Hyams Beach in Jervis Bay, New South Wales. It’s a diamond in the rough but in one of the most beautiful locations in the country; although to say the home didn’t live up to its surroundings would be an understatement. Here are my top transformations that delivered the biggest bang for our buck.

Floor planning First and foremost, the best thing you can do is make sure the floor plan is the best use of space possible. This house is a five-bedroom property with three bathrooms and was sleeping up to 16 people at a time. The downstairs space was carved up to create a large living and cinema space capturing views to the beautiful bushland behind, and a hallway was added along the front of the building, creating a light and airy entrance to the house. This simple reconfiguration allowed for a new master bedroom with an en suite to be created downstairs. Improving the floor plan allowed for better amenity for guests as well as a lighter, brighter and more open feeling to the house.

Complete harmony The next consideration should be the overall aesthetics of your home.

Choosing a style that suits you – or the occupants if not you and your family – and the geographic location and type of your home is paramount. This house was a pretty easy problem to solve in terms of style. It’s a beach shack and I wanted a relaxed beach feel. Every great interior that works well and is pleasing to the eye has complementary and contrasting elements. My chosen palette was white, oak and VJ panelling. The oak, white and VJ panels were set against the minor contrasting pops of black in door hardware and lighting, with key furniture pieces adding to the contrasting punch of black.

Colour choice This is also an important consideration, even in a neutral palette. Here, I introduced colour onto the doors of each room with a eucalyptus-like colour from Haymes Paint called Chameleon.

These are crucial inclusions in any home, and one particularly featureless bedroom needed a simple and cost-effective upgrade to bring it in line with the rest of the property. Catherine Martin wallpaper was used here as a feature wall, with another Haymes paint, a beautiful blue called Sorcerer, giving just the right amount of magic to lift the room and bring the space together.

ore than many other Melbourne suburbs, Black Rock has its immediately recognisable calling cards. There’s the orange-brick clocktower, which sticks jauntily up from the roundabout at the intersection of Beach and Balcombe roads, keeping the inhabitants of postcode 3193 running on time as well as providing a focal point for the bayside cyclists who time-trial their way from Port Melbourne to Black Rock and back. added attraction of the breakwater provided by the sunken wreck of Australia’s first ironclad warship, HMVS Cerberus. Scuttled in 1926 to reduce the intensity of the waves on the beach in front of the Black Rock Yacht Club, the wreck is only about 180 metres from the shore. Black Rock has become one of Melbourne’s prestige bayside suburbs, with prices jumping to just shy of $2 million for the average home. While it lacks the period houses of neighbour Sandringham, its primarily post-war construction saw it over-endowed with family homes on good-sized blocks. Its golden triangle lies between Beach and Bluff roads, but part of its beauty lies in that unlike its bayside neighbours to the north, all of Black Rock has direct access to the bay, with no railway line getting in the way.
