Reflections of a showpiece

Note from the editor

A

t Domain, we love nothing more than finding and sharing properties on our travels that surprise. Our Edithvale cover home is one, and the House of the Week in Middle Park is another. The Edithvale property (flick to page 7) redefines the concept of an infinity pool – here, it is Port Phillip Bay, which crests and foams just metres from the back door. Closer to the city, our Middle Park pick (on page 11) is a parcel of highly-sought after real estate on Beaconsfield Parade. That waterside boulevard is one of those addresses with a cache that cannot be replicated; impeccable properties, bay views, and hemmed by the lake, and villages of Port Melbourne, Albert Park, Middle Park and St Kilda West, alive with cafe and restaurant culture. The swimming pool here is a piece of art; a turquoise frame that cuts a shimmering portal into the living room, at a property close enough to hear the bellow from ships docked at Station Pier. How special. Enjoy.

Some modern houses are mysteries seeking to be unravelled. It’s the fun of them added to a more rigorous architectural investigation; how to make a home that presents a private face while engaging the environment too. This place seeks the outsider’s gaze from its reflective garage door to its angled shards coming together to obscure the inner workings above. Agent Gino De Iesi says the aesthetic presents a distinct design difference. “It’s an architectural showpiece. It’s very different to other homes, where you’ve got a renovation with a bit of architecture added to the original design. This is brand new and carried through the whole way.” The architect, owner and agent all collaborated. The result – big spaces opening onto outdoor and pool areas, and full-height windows encouraging light flow – showcases how the house opens up. Fall in love with a design aesthetic repeated in the smallest things – the full stair treads cut away at the side, creating another angle, and another invitation to look beyond the first impression and reflect upon the whole. long Beaconsfield Parade our beautiful waterfront shines. If you jag yourself a patch opposite the steely blue of the bay, count your lucky stars. The great thing about No. 248, apart from all those fabulous views, is the generous space inside and out. It begins with a loggia-like sideway, serene water feature in the front courtyard and a recessed entry. The main bedroom faces that pretty forecourt and has a walk-through wardrobe to a generous, chic en suite. Pass through the foyer and head north to three excellent bedrooms. The first has its own en suite and shares a lightwell with the neighbouring bedroom. Beyond here is the central bathroom; a beauty decked out in crisp white tiling and cabinetry contrasting the grey stone floor. The third bedroom looks out over the fabulous north-facing garden. It’s a deep bit of space for this part of town and captures an excellent amount of sun. The double garage at

ike The Brady Bunch, mai tais and the Australian shepherd (ironically), we have the west coast of America to thank for certain things that have been embraced by Australia. The California bungalow? Who knew that this kind of house – think front porch and a triangular roof – would dot the Australian suburbs from the early 20th century? Apart from being nostalgic icons for many, they also prove ripe for renovation and transformation, being built on characteristically big blocks that allow for extensions and second storeys. When Maria and Troy McGlone bought their “Cali bung” in Melbourne's Sandringham more than 12 years ago, it was always their intention to renovate – it just took them a decade to do so. They chose their house for its character, but they had a long brief for their architect, Lyndal Williams at My Architect. This included a bigger office for their landscaping business and a separate living area for their soon-tobe-teenaged kids. Also on the mustinclude list were the bricks from the driveway, which would be re-purposed as a lounge room wall. “It was about not getting rid of stuff unless you really have to. Of course, then we didn’t have enough bricks to build a new driveway, so we bought some anyway!” says Maria McGlone. Williams felt a particular affinity to the project, having grown up in a California bungalow herself. She realised that the solution was to build up so that garden space wouldn't be affected.

“You don’t want to over-dominate the lower level, because that’s where all the detail is. And we wanted to try to blend the new part with the traditional look, but still have it look contemporary.” That was partly achieved with modern details: a polished concrete floor slab became the floor of the entire back space and became a wise economical choice too. “We had a perfect north-facing backyard, so it was a good opportunity to utilise the concrete floor to soak up the sun for heating in the winter, and we used a horizontal divider to protect it during hotter months.” Since the front of the bungalow was restored rather than re-envisioned, a feature was needed to delineate the old from the new. “We created a foyer and also used some of the original doors, and that became the obvious point where you pass from the old to the new. The engineered timber floor gave both spaces some continuity, stretching out until one reaches steps that lead to the lower level. The ceiling stayed at the same level, but the floor steps down to create the lofty space of the new living area.”

designed for the Australian climate.” got these old bathrooms with pedestal basins and amazing colour schemes of pinks or yellows, where the bath and basin match. They have nice picture rails and timber joinery that give the houses a lot of character. “But they’re also traditionally quite dark, and not designed for the Australian climate – they don't have windows that open up.” For the Allen Key project, a strict budget was adhered to where “they needed a larger living area at the back, a bigger kitchen and dining

area and a connection to the garden. The beauty of these kinds of projects is that you’re on large blocks, so we had plenty of space to work out what we wanted to do ... I think our approach is always to respect what’s old and what’s new, and it’s connecting the two. We looked after the existing ornate bungalow features, and the new section is of its time as well.” Maria McGlone and her family now enjoy their newly renovated bungalow in Sandringham, with one piece of art reminding her of the

Eva-Marie Prineas Keep the budget realistic “Because of the era, often plumbing and electrical need to be completely replaced, which can be costly. Always have a contingency of at least 10 per cent during construction for items like these.” Open up dark spaces where possible “The most important thing is to get the right relationships between spaces and make sure there’s lots of natural light ... Little light wells are something we try to bring in

va-Marie Prineas, principal at Sydney’s Studio Prineas Architects, had a limited budget when she was hired to renovate the California bungalow that belonged to her clients – a family of four – in a project known as the Allen Key House. She also has a nostalgic pull to that era of architecture. “They remind me of my grandmother’s house – they’ve

Lyndal Williams decisions made behind every aspect. “We had a beautiful Powton sapphire dragon tree in our backyard prior to our renovation. Being a landscape designer, I felt terrible about removing such a beautiful tree, but when the arborist came to have a look, he said his friend Michael [from Grain of Descent] could make a surfboard from it. “He delivered two enormous pieces of the trunk to him. It took a couple of years – but it’s this raw timber surfboard, propped up in our house as art, in memory of our tree.”

Open up the space “Although room sizes are generous with California bungalows, there are a lot of rooms you have to walk through to get to the next one, and it doesn’t work in modern day living.” Blend the different eras “You can contrast [the modern with the more traditional style] but it’s about complementing scale and rhythm and keeping that consistent.”

project also had to hit the heights of luxury local downsizers are accustomed to. To this effect, the interiors at One Bryson include separate laundries, butler’s pantries and spacious kitchens that easily accommodate entertaining. “The special addition to the larger footprints is a walk-in wine cellar that overlooks the rear yard space which encompasses 660 square metres of outdoor entertaining, gardens and a stunning large pool,” Mahlook explains. Apartments at One Bryson can be

The apartments are just 300 metres from both Church Street and Middle Brighton station and 1.3 kilometres from the famous Brighton bathing boxes and beach.

oday’s apartment dwellers don’t want for much. In fact, upmarket apartments often come equipped with more than what could be found in the houses buyers are swapping them for. At St James Park in Hawthorn – an eight-level complex housing 19 apartments – the luxuries include wine fridges, herringbone floors and a residents’ dining room. The dining room is perfect for private functions. The apartments themselves have stone island benches and Miele appliances in the kitchens. It’s the volume of space that will speak to most buyers. The apartments overlook St James Park, with views of calming, green spaces. This will appeal to downsizers coming from homes set on large land parcels – instead of maintaining the gardens, they can simply enjoy them. Also within close proximity is Hawthorn train station and a clutch of primary and secondary schools. Sixty per cent of the apartments at St James Park have already sold.

An adventure in Edwardian wonder

himsical details and the bold use of colour make this family home look like something from the pages of Alice’s Adventures in Wonderland. Chelsea Hing, the interior designer tasked with breathing new life into the two-storey Edwardian house in Glen Iris in Melbourne’s south-east, likens the project to a “patchwork quilt” due to its eclectic nature. In their original brief, the clients – a couple of first-time renovators with young children – commissioned Hing to square off a dogleg at the rear of the property, but the project soon crept down the hallway to encompass the entire ground floor. The house – untouched since the 1980s – suffered from poor spatial planning, so Hing’s first step was to adjust the floor plan. A reconfigured open-plan kitchen and living area at the back of the

house allowed for the addition of a new feature wall and a customdesigned kitchen island. The free-standing bench space, featuring barley twist legs hewn from American oak and a benchtop of gold-veined marble from Artedomus, helps to set an interior tone that’s full of character. The original corridor, which Hing describes as a poorly-lit “rabbit warren” of doors characteristic of houses built during the Edwardian era, was updated with textured panelling, sconces and by sealing off of an unused secondary doorway. Double doors were installed at the end of the hallway to signal the transition into the communal living zones of the residence. The forest green and rose palette – drawn from the original stainedglass windows at the entrance to the house – is used throughout, from the front rooms to the kitchen and the joinery surrounding the snug.

The snug – originally a thoroughfare to the laundry that doubled as an ironing room – exemplifies the project at its idiosyncratic best.

EVE WILSON

Interior designer Chelsea

Tucked behind the bookshelves like a secret hideaway, the light-filled pocket is drenched in salmon pink from floor to ceiling – more womb than room. “The idea of it being a surprise was the genesis of the idea,” explains Hing. “Because the space was so small we were able to completely wrap the walls and ceilings in a single colour. The entire space is bathed in light, so it had to be a hot colour.” The furniture palette reflects the rose and forest green shades used on the walls, augmented with the addition of gold and lavender tones. Key pieces, such as the large custom-made dining table, were selected with the intention of replicating the look of family heirlooms that had been handed down through the generations.

Hing surprises with a light-filled room tucked behind bookshelves.

hen interior stylist Aimee Tarulli (archerinteriors.com. au) and her architect husband Frank (thomasarcher.com. au) first encountered the site of their current home, they were met with a derelict 1960s brick home that the real estate agent described as “unrentable”. Aimee Tarulli says, “the phrase ‘buy the worst home on the best street’ was definitely true for us”. With the existing home deemed “beyond repair”, the couple started from scratch, with a floor plan designed to cater to a family across different phases of life. The outcome is a 49-square-metre, double-storey home, with four bedrooms, a study, three living areas, a big kitchen for entertaining, and a sparkling outdoor pool. The objective was to “create a home that reflected our design aesthetic and our personalities, but was also a very practical and liveable home for our young family”, says Tarulli. The house was designed in collaboration with Archer’s in-house

architect, with the aim to create a space that transcended “white walls”, offering surprises and unexpected delights as you move through it. Tarulli enthuses: “At each turning point you are met with a different texture of wall finish, and the surprise of different ‘wow’ moments throughout the entire home.” Her collection of contemporary Australian art adorns many of the walls, and she cites a large original work by Craig Waddell as a particular favourite. “It is the first thing you see when you come into the house, and it takes people’s breath away. It’s ... a piece I will love forever.” As a designer, she often builds the room around a single piece of art,

loral designer and event stylist Fleur McHarg sometimes doesn’t know which time zone she is in. With events, weddings, and photo shoots dotted across the globe, it’s near impossible to follow a routine in an industry that is powered on the last minute. “So many things change, so many things come up at the last minute and we are working with fresh flowers, so we have to be flexible,” says Fleur. “As a creative, I’m at my best when I’m under pressure, when there is some level of chaos.” It’s an approach she extends to family life, too, saying: “Especially as a parent … you have to go with the flow.” The ability to keep stress to a minimum while upholding an everchanging and surprising schedule may be more of a personal attribute than a mimicable secret. “I have been doing this for almost 26 years and survived because it suits my personality and I love adrenaline – that is what I live for.”

ince commencing solo practice three years ago, Serbian emigre architect Aleksandra Savic Rakocevic – whose moniker is Star Architecture – has taken on three Melbourne houses. The 1886 Victorian mansion in Hawthorn East, to which she added exceptional amenity, is the grandest and most sumptuous in her portfolio – and arguably would be for any architect working in Melbourne’s blue-chip suburbs. The owners of a site that already featured a pool and tennis court gave Rakocevic a brief to remove a clunky ’90s rear extension and replace it with a three-level addition. Beside it, they wanted a stand-alone pavilion. “Modern, geometrical and very different to the main house” with facades of “glass, spotted gum and aluminium cladding”, the new buildings conceal a subterranean world.

The owners of a hilltop mansion needed more in a house, says the client, because her husband’s business life is “very social”. “We can have 300 people here, a pre-party for a school group of 100, or it can just be the four of us for pizza night, so what we also needed was scalability,” she says. There was a historic cellar beneath the mansion’s bluestone foundations but, at the behest of the carcollecting client who could afford to add an eight-car garage and carwashing facility, the basement has been greatly enlarged to run under both new additions. At 4.5 metres below ground, it includes a bar, theatre, board room, and one of the spread’s three kitchens. While the above-ground pavilion level has a 12-seater dining setting (and a kitchen), it’s the three-storey house extension that hosts the family’s daily lifestyle in an

unexpectedly cosy manner. “It’s all very warm and not at all overwhelming,” the client says. A tall, glass-fronted, tower-like stairwell with a lift winds up to an exclusive retreat that Rakocevic identifies as “the sky lounge – just for the parents”. “We can sit up there in front of the fire with a glass of red and see Melbourne,” the client says. The parents also score the mid-level main suite with an en suite displaying haute luxe, black and white book-matched marble walls. Throughout the house and outside is a sensational showing of many different types of stone – one of the strategies behind such an amenable married of a grand dame mansion and an addition 120 years its junior. A major project that took over two years, “it was intense”, she says. Yet for an architect used to doing museums and offices in Europe, “it wasn’t that bad”. The outcome “is that every time I go there, I see them using every corner of a house that’s relaxed and happy. And that’s what I was aiming for.”

uburban fortunes inevitably rise and fall, but South Yarra is on the cusp of a bull market. We’re not talking about the price of real estate – sitting pretty just four kilometres south-east of the CBD, it is cushioned from painful shocks in that department – but its cultural cachet had been on the wane since the heady days of the 1980s when Kylie Minogue was a regular at Caffe e Cucina, Chapel Street’s Italian bower of power, and the newly built Jam Factory and Como Centre lured diners, shoppers and movie-goers to the most happening strip in town. All things must pass, and over the past 20 years Chapel Street’s fashionable fortunes slowly nosedived at its South Yarra end while its Windsor reaches boomed with hipster cred. But a comeback is on the cards. South Yarra is reasserting itself as the exciting socialite sibling to

Toorak’s old money grand dame thanks to the likes of the new United Places boutique hotel on Domain Road, with chef Scott Pickett’s fireburning restaurant Matilda 159. South Yarra is one with the lot. It’s a postcode blessed with parks and the Yarra River. It has well-preserved period architecture, including a treasure trove of art deco apartment blocks lining Alexandra Avenue in our “Hollywood by the Yarra”, and stunning Victorian terraces. Among its landmarks, it can claim more food cred in the mis-named Prahran Market, Melbourne's longest running market – circa 1891. And for one of the quintessential Melbourne experiences, postcode 3141 is the proud owner of “The Tan” that loops around the Royal Botanic Gardens and Kings Domain, a magnet for joggers, power walkers and those who prefer to exercise while strolling with pooches.

A

n award-winning London building designed by lauded architect Amin Taha is stirring up a storm of controversy. The rugged, six-storey building faces the wrecking ball after the local council ordered its demolition last year. This is despite the Royal Institute of British Architects National Award this office and residential project, 15 Clerkenwell Close, won in 2018. Illustrating its divisive impact, the building was a contender for the 2018 Carbuncle Cup – a humorous award

given by Building Design magazine to the ugliest building in the United Kingdom – for what its editors described as “ruin porn”. The crux of the controversy is the building’s limestone exoskeleton, which was made using fossilised ammonite shells, coral and quartz extracted from a quarry in France and crafted by stonemasons. Critics say it is at odds with the nearby Georgian buildings and adjacent heritage church.

The building houses eight apartments as well as Taha’s architectural firm, Groupwork. It is also home to Taha and his family. In a video produced by his architecture studio, the architect says the building is unique and respects the area’s history. “Historically the first structure on this site [was] an Augustinian nunnery built not long after the Norman invasion. It was in limestone, which was quite unique at

the time,” he says. “So the eventual decision to go for stone rises from that historical context. “Once you split [limestone] open ... you’ll find all the fossilised coral, as well as fossilised ammonite shells. “That is the innate beauty in the stone itself, and you wonder why you’d want to get rid of that and then carve something else into it. The natural beauty of materials is allowed to speak for itself.” Ann Pembroke, founder of the Clerkenwell Green Preservation

Triple treat views from triangular towers Society, told the Islington Tribune she was appalled by the design. “I am totally supportive of it being demolished,” she said. “It is not in any way following conservation area ethics and it stands out like a sore thumb” in a medieval close. Andrew Baughen, the former vicar of the nearby St James’s Church, says Taha’s building stands out for all the right reasons. “We want the church to be at the centre of Clerkenwell. This building helps make [our] area more of a go-to place,” he says in Taha’s video. “My personal opinion is that it’s the first building of real merit probably since the church was built and I hope it’s the first of many buildings in Clerkenwell Close that we can be proud of for generations.” Last year, the Islington Council issued an order to demolish the building, claiming original planning

documents did not include details of the stone facade. Taha was fighting the order with an appeal that was scheduled to be heard in March. The battle is reminiscent of the recent debate surrounding contentious Sydney public housing building, Sirius, which the NSW government is selling for more than $120 million. The 79-unit building is in the prime area of The Rocks and overlooks Sydney Harbour. Residents and supporters of the public housing building, including architect Shaun Carter of Carter Williamson, have campaigned for almost four years for it to remain in the state government’s hands. He says the aesthetics of buildings like Sirius and 15 Clerkenwell Close often cloud people’s judgment and don’t allow for arguments based on design and purpose. “Buildings like these won’t be everyone’s cup of tea,” Carter says. “With the rise of gentrification this idea that ‘it has to fit in’ is becoming a really divisive one. That’s the most subjective way to understand it. “I guess this is what happens when we get so hung up on the aesthetic that all other judgments fall by the wayside.” Carter says Taha’s building wouldn’t be as controversial if it were a renovation of an existing building. “If this was an old industrial building [that was] fitted out with nice apartments, and it won a national award, it probably wouldn’t have had ... a great deal of concern from neighbours and the council,” he says. “I think it’s bloody fine.”
