ere’s the type of inner city place we love – a home with a story and a big personality. You’ll find these cool pads hiding in the back streets on the apron of the city, all atmosphere and allure. This one in Harmsworth Street is in a cracking spot, too. When one misses on buying a home at auction in the inner city, despair is often replaced by the next house which comes along. Not this time; there just isn’t anything which can replace this.

Is investing outside your area wise?

A

Why diversify? Having all your eggs in one basket might seem smart when values are increasing, because higher exposure to a rising market maximises potential gains. But overexposure increases risk, because declines in value are amplified during a downturn. Diversification doesn’t guarantee against losses, but it does minimise risk, according to founder of wealth advisors Suburbanite Anna Porter. “Diversification not only offsets potentially changing market environments and economic drivers like employment and vacancy changes, it’s also about diversifying against the things we never imagined could go wrong,” she says. Broad factors such as tightening of credit put downward pressure on prices on a national level, but many factors are more localised. Improving employment opportunities, demographic changes and infrastructure upgrades can all contribute towards rising values on a city or suburb level. If few catalysts for growth can be seen in your own market in the near future, it may be wise to look elsewhere. “To be a successful property investor you need to embrace borderless investing,” says Empower Wealth partner and The Property Couch host Bryce Holdaway.

ustralia is made up of many real estate markets, which don’t always move in sync. Values may be falling in one market, and rising in another. Investing in a city or region other than your own can be a wise way to spread risk across multiple markets. Another city might be at a more favourable point in its property cycle, potentially allowing investors to benefit from higher capital growth rates in the future. But this strategy does have its own set of challenges and risks that need to be managed.

That doesn’t mean avoiding Australia’s biggest markets altogether. “If you plan on building a successful property portfolio you should try to get an asset in Melbourne and Sydney into your portfolio,” he says. Signs to look for Changes to median prices give an indication of how prices have moved, but not necessarily where values are heading in the future. Basing decisions on past price growth alone is problematic,

He says investors should partner with local property managers early in their search, as they can advise on

Visiting the target town or city in person can reveal signs of gentrification to back up economic indicators, and help inform neighbourhood and property selection. “You can’t knock on everyone’s door and say ‘what’s your income?’ ” Holdaway says. “You’ve got to look for clues.” He says two examples are an influx of entry-level European cars and a flurry of renovation activity, potentially signalling an increasing population of young professionals with rising incomes. No one indicator should be relied on in isolation, according to Porter. “On its own a piece of data can be an incomplete story,” she says. “Generally if you see the anecdotal evidence and you can back that up with the statistical evidence then you’ve got a pretty solid growth story.” Daniel Butkovich is Domain’s National Advice Editor. When selecting materials and fixtures, they are increasingly looking for products to inspire the mind and evoke calm in their otherwise busy lives. “Advances in material technology and the dramatic rise in bathroom materials, finishes and colours have shifted and changed our views and expectations of the bathroom,” Caroma senior industrial designer Luke Di Michiel says. “The plethora of choices and styles is helping empower consumers to better define and express their unique styles and tastes.” Here are the key factors that go into designing a luxurious, modern bathroom, from the selection of fixtures down to the fine accessories.

Fixtures Fixtures such as baths, showers and vanities are the hero products of bathrooms. They’re not easily modified, so it’s important they’re made the highest priority from the outset. A free-standing bath forms a natural centrepiece and provides an opportunity for home owners to express their personal style. “I love the timeless appeal and immersive experience of a classic oval free-standing bath,” Di Michiel says. “For a nice twist, combining metallic brass tapware with a deep black or charcoal bath creates a more elegant and sensual space.” Generous shower areas are another big ticket item allowing the user to relax. Tapware and accessories The extensive range of tapware now available means homeowners can opt for products that make a bold statement or subtly complement the overall interior scheme. “We look to the fittings and accessories to have a minimal detail and a robustness in their expression that helps give the interior a sense of durability and timelessness,” director of Davidov Architects Robert Davidov says. Other accessories include hooks, mirrors, canisters and towel rails. Be mindful not to select products with sharp edges or impracticalities. “As tapsets and fittings are often touched or held, they must feel right,” Anthony Windust, director of Windust Architecture x Interiors says. Styling the room with eclectic furniture such as an armchair or a piece of art will bring some added personality to the space. “I believe the number one thing that transforms a bathroom from a purely utilitarian space into a restful retreat

Adopting a relatively neutral palette allows the focus to be on form and lighting, imperative to a welldesigned bathroom, Davidov says. “I believe that having a least one strong natural element allows for a more calm and cohesive atmosphere without the risk of too many competing stimuli within what is generally a smaller room,” he says.

Lighting Lighting plays a huge role in enriching the mood of bathroom. “The bathroom is a place where we start and end our days. As such, the ability to engage with natural light is a great benefit when possible,” Davidov says. “Being able to control how light is used is so important. Too much can be just as bad as too little.” Creating a direct connection to the outdoors, such as a skylight or a door in the shower opening to a courtyard, will invite in natural light and the outdoors.

Layout and storage is having those one or two items that have special meaning to you,” Di Michiel says. “It could be that special tile that you picked up on an overseas adventure, a reused mirror from the old family home, or even that evergreen fern that seems to thrive on the window ledge.”

Materials White is the go-to colour for modern bathrooms, but there’s a growing preference for colour and natural, textured elements to be integrated.

“I particularly like earthy colours and tones combined with natural and tactile material finishes, the combination of which creates a warmer and cosy environment perfect for creating a calm and relaxing sanctuary,” Di Michiel says. “The popularity of ‘greige’ – the amalgamation of grey and beige – is a great neutral shade that, when combined with deep timbers, textural wall and floor finishes as well as natural brass tapware, can create a modern and harmonious environment.”

The architecture of a bathroom is perhaps the most significant factor when designing a desirable space. As long as the overall interior scheme is consistent and in keeping with the rest of the house, home owners can be assured they will always be drawn to this room. “Keeping true to a simple but clear design concept is key to creating a sense of sanctuary within the bathroom,” Windust says. “A cohesive design has all elements within the bathroom working together ... linking externally or back to the overall home design.” What’s more important is considering how this space will best function by incorporating storage areas such as a recesses to keep surfaces clutter-free. A hallway leading into the bathroom, particularly in an en suite, allows the user to mindfully transition between spaces.

A combination of the roomy apartment sizes and green ambience at YarraBend won the couple over. “I wanted to downsize to an apartment, but I didn't want to live in a box, so living in an apartment facing a park is what got me over the line,” James Layton says.

Making light work

T

his historical electrical substation may have been transformed into a sleek urban bolt-hole but it still plays a role in illuminating the surrounding streets, just as it did when it was first constructed. The brown brick building, located in a character-filled lane crammed with old factories and terrace houses in Darlinghurst in Sydney’s inner east, glows like a giant lantern at night thanks to its carapace of transparent glass bricks. In addition to casting a gentle halo of light on the pedestrians below, the bricks – imported from Venice, Italy – also flood the interior of the former substation with natural light, without compromising the privacy of the residents.

Architect Hannah Tribe, who was commissioned by the owners of the building to reimagine the space as a comfortable 21st century home, says access to natural light was a key consideration in the overall design. “The refraction of light through the glass brick is amazing – it creates different patterns depending on the time of day. Sometimes, you even get rainbows,” says Tribe, who founded architecture firm Tribe Studio in 2003. “The lights’ all very pink, because it bounces off the surrounding buildings.” Enhancing this effect, a dramatic staircase that extends from the ground floor entrance is constructed from steel mesh at its uppermost level, enabling the structure to

channel natural light down into the belly of the interior. The substation, which had planning approval to become a residence when Tribe took on the project, packs a lot into a small footprint of less than 50 square metres, including three bedrooms, and a rooftop terrace and pool.

“It’s such a constrained site, so in one sense it’s very much a puzzlesolving exercise, which we really enjoy,” says Tribe. The project also presented several practical challenges as the substation is built to the boundary on all sides and is located in a crowded lane. “There’s no room to swing a cat – let alone a crane,” Tribe jokes. Perhaps one of the most unexpected features of the project, given its inner-city location, is the enormous eucalypt that extends its boughs over the rooftop terrace and swimming pool. “It’s like a traditional Aussie backyard, but you’re sitting on top of this old building in Darlinghurst,” says Tribe.
