ould there be a more iconic Melbourne address than Punt Road? This week’s cover home provides an opportunity to buy not just a piece of South Yarra history, but a whole chapter from the story of young Melbourne. Built in 1857 on a huge parcel on Punt Road, Elibank House is one of Melbourne’s oldest and most prestigious residences – it served as the German embassy for a time – and is on the market. Journalist Lou Sweeney walks its elegant halls for this week’s feature. Flip to New Living for the ultimate guide to buying a new sofa, which might just be in order if yours feels less than cosy, now the mercury is dropping. Our Neighbourhoods feature tours Richmond – set aside your feelings about the old yellow and black, because it’s precisely those insalubrious origins, the squelch of shoes on the beer-soaked carpet of the Corner Hotel, and the passion of the Tiger faithful, on the door of the ’G, that make this suburb the beating heart of Melbourne.

The first view of the day is a potent force; influencer of both mood and mindset. This waterfront home on a cliff in a prized enclave is designed conscious of this fact. Four of its bedroom suites are found on the harbour side, a design masterstroke by Giles Tribe Architects – there’s a reason to smile whenever occupants open their eyes. Built early this century, this sleek multi-level residence has a savvy floor plan that is open, with clean lines. A downstairs entertaining or retreating zone leads to a heated pool. There is also a wine tasting room and cellar. A guest suite or office has the highest perch. Each level is oriented via sliding glass walls towards a greentree and blue-water panorama, bolstering the impact of the 1176-square-metre block’s location. Belle Property agent David Forrester describes the home as “very sheltered, very private”. “When you look out at the water from almost every room and barely see anything but native bush, you feel that you are in a national park, yet are only 15 minutes from the city centre.”

n 1857, the year Elibank House was built, the famous lines of Paul Kelly’s iconic Melbourne tune Leaps and Bounds would have been particularly prescient – the line of sight from the top of the Punt Road hill to the MCG, built a mere four years earlier, would have been largely unencumbered. Elibank House, named for a Scottish lord’s estate, is one of Melbourne’s oldest houses with an attendant history that stretches from stately home to former German embassy to the magnificent new millennium mansion of today. The restoration here has been meticulous, resulting in the neat alchemy that achieves both warm family home and impressive manor.

Off Punt Road to the newly minted Domaine Lane, the home’s landscaped garden frames a facade that features a beautiful loggia, underneath which four sets of arched doors open out. To the far right the front door leads straight into the grandeur of a spectacular ante-room. You’ll start to get an idea about the level of careful restoration here as you gaze at the strapped ceiling with its gumnut corner motifs. The contemporary comes into sharp focus, too, as textured wallpaper and dark oak floors both respect the space and period while effortlessly bringing everything up to modish speed. The construction company BMF haven’t altered a structural muscle, save for the widening of a doorway or
two, and the way the old footprint hums to life is truly impressive. Head across to the right to find possibly the most dramatic powder room you will ever see. The magnificent wallpaper deserves special mention – deep blues are offset by wisps of white and undercut by a tawny bronze. As is the floating marble vanity with a pattern so deep it looks like driftwood. Take the hall to the north to find the equally as impressive formal lounge. With original leadlight bay window, marble fireplace and dark, forest green textured wallpaper, it’s a room so profuse in atmosphere you could be forgiven for thinking you were back in the original manor house days.

Generational opportunity to secure a slice of South Yarra history. A beautifully renovated manor, built in 1857, set in a magnificent 1200-square-metre garden oasis on the doorstep of the Botanic Gardens.
Need to know: The Yarra River, Toorak Road shopping and the Royal Botanic Gardens are all within a gentle strolling distance. Our city’s vast sporting precinct sits just across the Hoddle Bridge and is easily accessible, as is the CBD, Richmond and East Melbourne.
Step out and take the stairs down to the atmospheric bluestone cellar and wine room. There’s a TV set into the stone and a sublime space to sit and sip shiraz in serenity. Back off the hall and heading east, there is a luminous kitchen where the Paonazzo marble benchtop drops down to form a stunning dining table. If this doesn’t stop you in your tracks then the chandelier, one of five vintage beauties throughout the house, should seal the deal. There is a full butler’s pantry and, beyond the marble glory of the kitchen, there is a fine family area elegantly wrapped around the northwest corner. Kate Challis’ brilliant interiors are textured with subtle depth and a fine balance between lavish and lightness – they are a triumph. Heading outside, there’s a vast, paved entertaining terrace with the north sky keeping things bright and shining. A horizon-edge swimming pool sits to the south and around a corner and you’ll find an atmospheric, private sitting spot with a cosy fire pit. The original stables rise up here, their time-tested stone and timber on show, ready to be used as a capacious studio, garage or workshop. Upstairs is a selfcontained apartment, decked out in fine floor tiling and a radiant kitchen colour scheme. The mezzanine
bedroom gives you some of those rooftop Melbourne highlights – the Nylex clock, and Dimmeys tower. Head back inside the house proper and up the stately original stairs to the accommodation. Three bedrooms all have excellent dimensions, storage and en suites with hand-made Moroccan zellige tiles in soft hues and textured penny round grey tiles. The main bedroom wing, runs the north-south length of the house. Here you get sublime light, air and views as the space rolls from bedroom proper to a large dressing room with Breccia Violetta marble
accents. The en suite has dramatic violet walls offset by Calacatta Dorato marble. This wing opens out onto a balcony where the South Yarra tree tops sway in the breeze and, above them to the west, the Eureka Tower stands sentry. It’s a fitting juxtaposition as modern Melbourne gazes back to this beauty, built high on the hill in 1857, itself now presenting a new face to the future. This feature is part of a Domain Deluxe package.

uying a sofa is a huge investment for any home owner. On the road to making a decision, you need to take into account durability, comfort and aesthetics to ensure the choice will suit your lifestyle – now and well into the future. The following advice from stylists and interior designers details how to choose the perfect sofa for your home including tips on size, shape, placement and styling.
Space & aesthetics Before stepping foot into a furniture store, start by examining your home’s existing style and the amount of space you have to work with. Principal of Hare + Klein Meryl Hare approaches this step by drawing up a living room floor plan, taking into account the circulation space and focal points such as the television, view or fireplace. This floor plan will determine where the sofa will most comfortably sit and how users can move throughout the room. Then look to your home’s architecture for inspiration on what style will be most appropriate. An ideal sofa will fit in with your home’s existing interior scheme while also adding to the overall ambience. “The existing style of your home needs to be considered. Is your style modern, contemporary, classic, industrial or art deco? For cohesion, choose a sofa that will complement your architecture and interior aesthetic,” Anthony Spon-Smith, creative director of Coco Republic and Max Sparrow says.
Fabric & colour The best fabric for your sofa is dependent on its intended purpose and your lifestyle. “Think about how you plan to use the sofa on a daily basis as well as when you are entertaining,” Alisia Harrison, director of Harrison Interiors says. “How many people do you intend to seat, will you want to stretch out, and do you need flexibility for when guests are over?” Once you have established how your sofa will be used, you can then focus on the colour and fabric.

Get into your comfort zone Coco Republic’s Atelier sofa is a showstopper in textured lambswool upholstery. Its curved design adds interest to the living room, above. The Soren modular sofa, also from Coco Republic, is sold in sections and can be tailored to fit almost any space, opposite top.
“With curved form, this threeseater will add interest in a space balancing straight lines from architectural features such as windows and fireplaces or even other furniture pieces like a rectangle coffee table and rug,” he says. At the crux of deciding on a sofa style is comfort, which will differ for everyone. “Some like to slouch, others to sit upright,” Hare says. “It’s important to do the ‘sit test’.”
BUYING TIPS Harrison Interiors director Alisia Harrison shares how to buy the perfect sofa in five simple steps.

Comfort, space and lifestyle are all factors that come into play when deciding on the ideal shape of your sofa. For those seeking a style to suit a large and heavily used room, a modular sofa is ideal as this can comfortably sit the whole family and be rearranged over time. Spon-Smith recommends the Soren modular sofa by Estancia Leather Co, which is sold in sections allowing its size to be tailored to any space. This style also has an optional ottoman to facilitate bed-like reclining. For smaller spaces, Harrison suggests a sofa raised up on legs that helps create a lightweight “floating” feeling. Designers encourage being more experimental with a sofa when styling occasional rooms or adultonly homes. Spon-Smith suggests the Atelier sofa, a showstopper in textured lambswool upholstery, as suitable for couples or styleconscious people who love Europeaninspired design.

MAREE HOMER
Families or households with pets are advised to opt for leather or stain-resistant syntheticcovered sofas that are robust and easily cleaned. “Max Sparrow has a wide selection of sofas and modulars upholstered in performance fabrics that are virtually unstainable. Any stains can be cleaned with simple household cleaners. Gone are the days where white fabric sofas were out of the question when young children or pets are around,” Spon-Smith says. Harrison says: “If it’s a sofa that’s used occasionally, you may want to select a more luxurious fabric like a pure linen or velvet.” For those wary of experimenting with colour, save this for any accessories and instead opt for a neutral shade of grey, charcoal or beige. These classic colours are less likely to date, which is important for a purchase that will likely be in your home for at least 10 years.

A living area isn’t complete until a sofa has been styled with accessories and other furniture items. While it’s common for stores to sell complete lounge suites designed to furnish an entire room at once, interior designers recommend choosing contrasting armchairs from different collections to complement a sofa. “I have never specified a lounge suite in my work,” Hare says. “It’s too boring and I think it’s important to have different seating choices in a room. Some people have difficulty extracting themselves from low slung sofas and prefer a more upright chair.” If your sofa is relatively conservative, armchairs provide the perfect opportunity to inject some colour and character into the room. “You have the opportunity to add another dimension to the space by selecting an armchair with a different proportion, leg detail or colour. With armchairs you can really go wild and add some personality and impact to a space,” Harrison says. Spon-Smith suggests pairing two sofas with feature armchairs in contrasting upholstery. “If you opt for a dark leather sofa, complement the scheme with light fabric armchairs. Similarly, a fabric sofa can be paired beautifully with timber or leather occasional chairs.” Finish the room with accessories such as cushions and throws, remembering that less is often more. “Take a lesson from the top interior stylists and never over-style,” Spon-Smith says.

The super-luxury complex is the work of developer Tim Gurner, who has appointed Koichi Takada Architects to design one of the three buildings and lead architects Fender Katsalidis to design the other two. The list of privileges for residents is long – think on-call masseuses and dog walkers – but Takada says the true luxury can be found in the buildings’ designs. “To me, luxury is letting space breathe,” he explains. “So we were very conscious of making the design
quite minimal, to make the visual experience as light as possible and let the air flow through, to breathe through the space. Interior designer David Hicks, with whom Gurner has worked on other developments, will deck out the buildings in his signature six-star style. Inspiration has been taken from world-renowned hotels to give residents a real “lifestyles of the rich and famous” experience.

So much so, that 30 per cent of the homes at the new six-level Lt Hardiman Lofts on Macaulay Road were sold when the project launched. Pitch Architecture + Development seized on the beloved red-brick facade, merged it with a New York style and buyers were impressed. The apartments come in two colour schemes – Brooklyn with light tones and Manhattan with darker hues. The warehouse feel is completed with engineered timber floorboards, paired with soaring ceiling heights ranging between 3.2 and 6.4 metres. The layouts are airily open plan and the kitchens come with integrated fridge-freezers. At the heart of the development is a central atrium, which will be landscaped by award-winning landscape architect Jack Merlo. Macaulay station is across the road and the city is minutes away.

iger Town – also known as Richmond – has changed so much in recent years, that if it were to take human form, even its own mother would have trouble recognising it. The hard-struggle suburb that spawned the likes of criminals Squizzy Taylor and Dennis Allen has turned into a coveted inner-city enclave with the renovated workers’ cottages to prove it. Despite its insalubrious origins, Richmond is one of the suburbs that gives Melbourne its heart. The Nylex clock is one of its most recognisable landmarks, and the heritageprotected 1910 clock tower above the erstwhile Dimmeys discount store on Swan Street – now a supermarket and apartment tower – is nipping at its heels. And as for a certain AFL team – which has had success in recent times – well, you can consider it an extra helping of positive PR.

Richmond’s main shopping thoroughfares have their own personality. Swan Street is the home of artisanal gelato, hatted restaurants and trendy fast-casual outlets. Following its 1980s heyday, Bridge Road has fallen into the doldrums, while grittier Victoria Street is a thriving Little Saigon of Vietnamese groceries, pho shops and cheap-and-cheerful restaurants. The backstreet factories and warehouses are being turned into apartment developments and offices for the creative class, bringing thirdwave cafes, while real estate agents know thy customer: cashed-up professionals in their late 20s and 30s, getting their foot on the property ladder. With its closest point just three kilometres from the CBD, it’s an easy commute – probably best done on foot or bike rather than squeezing onto packed trams and trains in peak hour.

leur Glenn has lived on this Clifton Hill block for the past 30 years, in multiple dwellings. Two years ago, she subdivided the block to build her impressive tree house-inspired home. “I moved into the new house in August 2018, and it feels so luxurious and wonderful,” she says. The design of this idiosyncratic home developed in an appropriately unconventional way, as Glenn sought out her daughter’s friend Murray Barker as the architect for the project. Glenn says she had met Barker socially, and “knew he was a brave architect and I looked at a few things he had done. I liked his aesthetic and his calm, attentive manner”. Importantly, she knew he would be responsive to her ideas, and she wouldn’t “feel pushed into a house design that really wasn’t me”. The project brief was for a tree house. Barker says: “Fleur had her own interesting ideas for the type of home she wanted to build.” As his first solo architectural project, Barker says he was “initially daunted by the task of taking on a

full new build, but Fleur’s trust gave me confidence”. He advocated a varied spatial plan, that respected Glenn’s desire for a modest size, but introduced variety to the compact footprint. The clean and considered lines of the building offer sites of retreat, as well as zones for sharing with family and friends. Glenn enthuses, “I could go on and on about the things I love about this house.” Particularly special elements include the bookcase-lined staircase, sitting among the branches in the tree house study, the little seat by the front door to take off shoes, and the upstairs bathroom where Glenn can lie back and watch the clouds roll by. rban life is arguably busier than ever, but there are three new mediative spaces ready to offer precious green respite. Tucked in quiet nooks of the popular Fern Gully, the Royal Botanic Garden’s Wellbeing Garden is all about offering intimate and interesting spaces for rejuvenation. The botanic garden – celebrating its 173rd year this year – has been working closely with three local donors to create three magical new zones to public visitors: the Bird’s Nest, the Grotto and the Moss Garden. They are accessed off the boardwalk on secondary paths that loop back to the main walk.
The garden’s Victorian director and chief executive, Professor Tim Entwisle, says that Fern Gully was “already a very popular place within the Botanic Gardens” and he expected its latest additions to create “yet another reason to return, reconnect and recharge”. “It is very cool in the summer, [and] in recent years we have put in a boardwalk so that the gardens become more accessible for everyone,” he says. “Now, thanks to the generosity of our donors, we have put in three small gardens so people can sit in small groups and enjoy time together.” Here is a preview of what you can expect to find in each garden:

THE ROYAL BOTANIC GARDENS
A serene scene
The Moss Garden, left, The Grotto, below, and The Bird’s Nest, opposite, offer space for relaxation and reflection.
The Bird’s Nest
The Grotto
Designer David Wong and landscape architect Andrew Laidlaw created this whimsical space, reminiscent of “a butterfly’s chrysalis”. “It’s a play on things, a playful hideaway. It is a woven ‘fence’ and inside a hanging seat that people can come and swing on,” Professor Entwisle says. Inspired by a love of birds, the area is fashioned around a large ficus tree nestled in a sculptured bird’s nest and surrounded by an arc of bird’s nest ferns and native orchids.
Common in Europe, grotto gardens are typically ornate and use much stone. This one is true to its origins, with a local twist, and up to five people can sit in this secluded space together. “What you will find in ours are the remains of an old property plus some rocks from the garden of its donor. It has been designed in memory of the donor’s late husband and uses stones from their property in Dunkeld,” Professor Entwisle says.
“It also features volcanic stone and, on the wall, bits of china and crockery fragments embedded because, over the years of the gardens, it has been common for visitors to bring along their own crockery sets for picnics and so the design incorporates those fragments left behind in the gardens.” The Grotto houses its own small trickling water feature and is shielded by an intricate wrought-iron artwork by artist Justin Purser.
The Moss Garden This charming greenspace takes its design cues from the serene and intimate gardens of Japan. Three sculpted stone seats by Ashika Ostapkowicz circle a central “mother stone”, which symbolises the “well spring of life” and creates a circular space for unions, Professor Entwisle says. “The large rock centrepiece has water bubbling up the middle of it, so it is not a fountain as such but more Arabic in style, more subtle,” he says. “There are these other smaller rocks that act as seats around the central rock, and we will also have soft mosses in this garden that we will encourage to grow over time. “Nearby we have the botanic garden’s Rest House, which is lovely with all these mosses on the roof, a very suitable place for our new Moss Garden to be located.”
