From the outside, this vine-covered home in

Streets ahead and always in style
I
f you don’t know about Sackville Street in Kew, mid-autumn might be one of the best times to take a stroll. It’s leafy and impossibly lovely anytime, but the grand boulevards of Melbourne are at their burnished best right about now. This is one of Melbourne’s most well regarded streets – a wide, long avenue brimful of honest-togoodness mansions with the requisite high walls and sprawling grounds. Newcomers to the street – like this one built in 2006 – don’t skimp on the grandeur either and offer new millennium amenity and effortless luxury living. A lush hedge fronts the street, providing privacy and an appealing green introduction. Behind, the

stacked stone-and-render facade is bordered by a lovely grassy terrace. To the right, you can dive down under the home to the capacious subterranean garage. alling property prices have presented patient house hunters who missed out in the boom with an opportunity. But while many buyers are hunting for a bargain, nobody wants to buy a lemon. Those ready to buy want to minimise the chances of their new property falling in value, and are understandably cautious. As a result, agents report that quality homes are performing better at auction than those that need work. “Presentation is the key to securing a buyer in this market,” says Belle Property Annandale principal Robert Clarke. “The more work we do to put the best product to market, the better it’s going to sell. “The ones that present well and that give a good first impression are the ones that are generating bigger numbers at the open house. “Some clients will spend $10,000 on a makeover and it might add $25,000 to the sale.” On the other hand, rundown renovation projects are less likely to sell under the hammer because there are fewer buyers willing to take on a fixer-upper.
Presentation pays off Pre-sale preparation should always form a key part of a vendor’s selling strategy, but it’s especially important in a buyers’ market. Local real estate agents are often best-placed to advise on which updates buyers in the area expect, and many agencies even offer project management as part of their services.

The key cause of price falls in the past 18 months – the tightened availability of credit – means the typical buyer has less money to spend. Buyers’ advocate Cate Bakos says lending constraints mean buyers aren’t able to borrow as much, and have less of a cash buffer remaining to put towards renovations. “In a seller’s market, buyers are more forgiving because the FOMO sets in. In this market, buyers are really scrutinising less-than-perfect listings,” Bakos says.

Ultimately, changes should be designed to appeal to the widest pool of buyers, according to Nelson Alexander Kew agent Chris Ewart. “The two best items are painting and flooring,” he says. “They’re very good bang for your buck.” Refinishing floorboards and replacing carpets will also broaden the appeal of a property, and changes that improve natural light can be worthwhile. “People like light homes,” Ewart says. “Sometimes I’ve even advised putting a skylight in a dark hallway. It can be excellent value for money.” Scrimping on a pre-sale renovation can be a false economy. Poor quality
“When you’re selling a property, it’s very hard to capture exactly what the buyer market will pay a premium for,” Bakos says. “Unless you’re really confident you can deliver what the market wants, you’re better off not spending the money on a [major] renovation.” The power of staging While some vendors baulk at the cost and hassle of hiring furniture, agents tend to agree that styling a property pays off. “The difference between staged and unstaged homes never ceases to amaze me,” Ewart says. “When you do stage a home, not only does it set the scene, but it

reserving history is philanthropist Krystyna Campbell-Pretty’s full-time job. She spent close to 40 years working as a highly regarded management consultant, alongside her late husband Harold Campbell-Pretty, before retiring and becoming an National Gallery of Victoria Foundation board member. “My husband and I began supporting the NGV Foundation around 2004,” she says. “It was something we began together and that I developed after he passed away. “I became aware there were lots of things I could do to support the gallery and the passion unfolded,” she says of her philanthropic role. Since 2015, Campbell-Pretty’s contribution to the NGV’s Fashion and Textiles collection has amassed 250 garments and over 3000 pieces that form the library research archive. Think very early designer sketches, fashion magazines, photography, and embroidery samples that help tell the story of fashion. “It’s a relatively short period but a very powerful period in terms of what’s been achieved in really transforming the fashion collection,” says Katie Somerville, the NGV’s senior curator in fashion and textiles. The Krystyna Campbell-Pretty Fashion Gift currently has 150 of her acquisitions on display among the gallery’s permanent collection. The major fashion exhibition focuses on haute couture from the 1890s through to contemporary fashion, including 15 pieces from Yves Saint Laurent, a rare suite of Gabrielle “Coco” Chanel’s little black dresses, and even a highly coveted Elsa Schiaparelli two-piece. “It’s been on our wish list at NGV for as long as I have been here – and I have been here for 24 years,” Somerville laughs. “It gives you a sense of how dedicated and driven Krystyna is.” While admitting the haute couture she has collected is “just as beautiful as the art” displayed in the gallery, for Campbell-Pretty “women’s fashion is about history”.
“If you walk through the exhibition, you will see a complete change of women’s attitudes to themselves and people towards women,” she says. Campbell-Pretty’s collector spirit and desire to preserve history also extends to her private inner-city Melbourne residence. The Victorian home was built in 1855 and is listed on the Victorian Heritage Register. “It’s a very important building and one of the earliest still standing from the period,” Campbell-Pretty says of the property she and her husband purchased almost 30 years ago. Before the couple acquired the home, the property had operated as a church-owned private hospital since the 1930s. The premises had undergone quickmend cosmetic changes – the floors were covered with Masonite and shag-pile carpet and rooms were divided with thin plaster partitions – but the build’s original blueprint remained intact. It would be another 15 years before the couple moved into the property. “We initially bought it as our main corporate headquarters,” CampbellPretty says. “After we sold the business, we decided to take on the mammoth task of taking it back to a private home.” As the building’s new custodians, the couple knew the site had to undergo extensive restoration to bring the heritage property back to its former domestic glory. They were careful to retain the original structure of the home but everything else was “completely gutted”.
The Campbell-Prettys engaged heritage architect Bruce Trethowan for the job. “He had a very great sympathy for this sort of building,” says Campbell-Pretty. “We had to bring the home back to something like its original shape and remove the partitions and strip out all wiring and plumbing – everything, you name it.” Campbell-Pretty says while the home had been adapted over the years, they were fortunate that those changes were easily reversed and the original build was never destroyed. Thin plastered partitioned walls were removed and once the carpet and Masonite floors were stripped, original details and parquetry floors were revealed. Once the property had been structurally restored, the interiors came next. Campbell-Pretty wanted to retain the feeling of the Victorian home with casual, modern living. Original features were kept in the front formal areas, while the modern living area out back is open plan and looks out onto the gardens. The rooms were painted in light colours to replicate a Victorian-era palette. Combining her love of fashion and collecting, the home is decorated with key pieces of sentimental value to Campbell-Pretty. Similarly to the current NGV exhibition, she has some of her favourite garments on display. “I’ve actually put some of my old dresses on mannequins around the house,” she says. Campbell-Pretty also proudly displays her collection of early 20thcentury Italian alabaster lamps and paintings by Australian impressionists, including Charles Conder. “He was actually born in England but spent much of his life here.” Through a sympathetic restoration, Campbell-Pretty achieved her goal to create a home with a “classical and modern but also comfortable environment”. It takes the work of a true collector to see the beauty of yesterday and bring it back to life for tomorrow, which is exactly what’s she done. here are few inner-suburban streets where apartments aren’t a feature of the local landscape. And now apartment complexes are becoming part of suburban neighbourhoods further afield. Often they are unobtrusive affairs – low-rise buildings sympathetic to nearby residences. They typically replace ageing houses and lift the design and style bar for the area. In the case of McIntyre, a new 36-apartment complex in Burwood, the architects have focused their efforts on producing a timeless

aesthetic in a building that will give residents the luxury of space. The McIntyre Street site, once the site of a warehouse and a house, was granted a permit for 42 apartments. Cubic shapes and timber screening on the facade give McIntyre a contemporary geometric and natural look. Sun says the aim was to blend in, but create a distinct identity.

“Because of the zoning and uniqueness of the location, we are the only apartments on the street right now and likely to be one of only a few in the future,” he says. “We didn’t want to do anything aggressive, so we chose a little bit more of a neutral palette – whites, greys and also timber – to be respectful of the neighbourhood as much as we could.” The sizes of the apartments, with the bonus of a private courtyard, won over first-home buyer Alicia Harris.
She purchased a 90-square-metre, two-bedroom apartment, with a 63-square-metre courtyard that will accommodate her puppy. “I really wanted something large and not pokey,” she says. “The finishes and the look and feel of the apartment was also really important. I wanted value for money, but found when I was searching for properties in my price range they would either be really small or the design and quality would be compromised within my target budget.

If you’d rather play it safe, paint your doors for some drama. In very few instances would I recommend creating a painted feature wall – retro is back, but this application is so early-2000s and that era is thankfully not having its resurgence, just yet. For an even more measured approach, look at furniture pieces and decor to embrace these colours, although bold decisions often yield the best results.
Haymes Greyology 3 is a lovely white with a neutral (not cold or warm) grey base, great for lightening and brightening interiors without casting a hue. Dulux Lexicon can be used for similar reasons, though it skews slightly toward the bluer tones of grey. Dulux Whitsunday Island is a slightly darker, warmer light white, skewing ever so slightly green, which can be brilliant for oak, grey, black and white schemes or, for a slightly darker take on the same idea, Haymes Soft Feathers can warm up a white and bright space.

iving your interiors a fresh lick of paint is one of the best ways to inject some personality into a space. Here are some of my favourite colour choices right now and how to apply them in your own home. Before you jump right in and slather your walls in a daring shade, it’s important to test how the colour will look in your home. Paint A3 boards in your chosen colour and move them around your home throughout the day, testing in different light, and make sure you’re satisfied before applying. You need to ensure the colour works with the rest of your interior inclusions, such as furniture choices and decor, too. For big statements, paint all of your walls and, if you’re feeling bold, you can get great results from painting ceilings, too.
It is notoriously hard to get right, but this hue is definitely having a moment in interiors, particularly in upholstery. The colours on trend in 2019 are Haymes Pale Rust for a more coral based terracotta or Cherokee, for a browner take on a mid-orange. Dulux has corals like
Pea, and Dulux Nantucket Mist and Antique Lace are all appropriate for a lighter pastel look.

Purple More fig and plum than purple, these colours are also being seen through interiors. Haymes Deep Plum is near black so will be better applied in
measured ways, such as on furniture or doors, though it’s the right type of desaturated purple for the look of the moment. Haymes Berry Crush, Berry Juice and Burnt Sienna are all worth considering. For pastels look at Haymes Windstream, Miranda and Hazy Shade, but to really make an impact you’ll want brightly saturated colours, like Haymes Royal Flair or Reef Oasis, or Dulux Blue Sail, Sinatra or Summer Waters. Chasing that Memphis look? Go for the more teal blues like Dulux Aqualogic or Haymes Somerset – but with this look, conviction and colour co-ordination are key. For a great (and safer) nautical blue, go for something greyish, like Haymes Twin Flower, Slumber or Silence. For a deeper statement Copen Blue, also by Haymes, is a deep navy, perfect for highlighting doors.
white-and-oak palette, as the green always helps to defuse any yellowness in oak or pine flooring. For pastels, look at Haymes Capulet or Dulux Lamb’s Ear Half. For the more sultry palettes, go for forest greens and emeralds, like Dulux Wimbledon and High Tea Green. These colours really pop against white, and tie in nicely with the plum and fig colours as part of a scheme, or as accent colour references for decor and furniture.
Yellow Chartreuse is having a moment as well, although stick with upholstery, art and decor if this colour appeals to you as it can be a little overwhelming. It’s not exactly yellow, but a greybased, greenish colour. Mustards are a gold-like, dirty-based yellow that are also featuring in interiors again. Look at Dulux Goldie or Hay Wain for a more golden mustard, or Haymes Gold Dust for the more green-skewing version.

he inner-city suburbs of Melbourne are interlaced with laneways, mostly cobbled with bluestone setts. They’re born of the pre-car era, when daily life was conducted within walking or carriage-ride distance, and there were services that didn’t need to be seen – such as the coal carts. But for so long they’ve been grungy, weedy, de facto garbage tips and so removed from the high street action that unless they were used to access garages, we’d more or less forgotten we had them. Not any longer. In precincts where Victorian and Edwardian house fronts are protected, these service lanes are coming back to life in a very charming way. There are numerous variations turning the Victorian inner-city template on its head, by making the back of house where the garage, stable or garden once was into 21stcentury lifestyle frontage. In some cases, the reclamation has remade these thoroughfares into verdant, gregarious and much safer places, where kids can go outside to play and where parents can sit on stoops or the sills of open windows to watch them. The architects are obviously having just as much fun with these spaces as the children are.

This double-fronted red brick house, which was built in the Edwardian era, had derived zero benefit from the bluestone lane that ran along its side. The jerry-built kitchen-bathroom and 1950s brick garage taking up the tiny yard contrasted oddly with the grand front rooms with 3.5-metre ceilings and tall windows - the formal rooms were as good as it got. The rest was mean and darkly depressing. As ever in heritage neighbourhoods, explains Daniel Yusko of Musk Architecture Studio, the formal rooms “were sacred”. But to effect a double-level addition, usable outdoor space and “contemporary living” in the form of a bright kitchen-dining room on the ground level and able to open to the crucial courtyard, the architects borrowed everything the lane had to offer: the unfettered north-east light, the implicit extra breakout space for the courtyard when the back gate is

room lost its hallway wall and swapped a rear brick wall for a large window. Even though it is a home built in different centuries, it all sings harmoniously. The Musk designers toned down the period pieces by removing hallway arches and cornices, black japanning the pine flooring, and flipping the dark/light themes in the new parts of the home. It feels so crisp and airy because the two open-air spaces astriding the stairwell corridor have been drawn into the heart of the floor plan, to giving the building an atmosphere of a contemporary apartment grounded by an historic cobbled lane. “That’s the benefit of the corner site,” says Yusko. “It allowed us to activate all the spaces.”
The new social frontage In architect Jon Jacka’s first home on a 75-square-metre wedge at the nexus of a Newtown lane and street, his office desks were against the downstairs front window. When the blinds were up, he found it to be an uncannily sociable setting: “People
were constantly speaking to us.” Jacka accessed the same convivial quality when extending a 1910 Newtown semi. The structure includes a kitchen-living zone, upstairs parents’ suite and a luxuriantly planted green roof. This was created by pushing against the back lane and carving out a six by five metre internal courtyard. “The [pedestrian] laneway is where everyone plays,” he says. “Everyone goes by and has a chat. It’s really nice.” By what he says was a simple scheme “of making a whole diversity of different spaces with minimal changes and minimal means,” Jacka won last year’s NSW AIA citation for Houses Alterations and Additions. And his entry was one of three in the 2018 NSW lists that similarly exploited a lane to advantage. As Jacka says, seizing the opportunities of “under-utilised laneways” is where “architects in the inner city can carry out their work these days”. “People are looking to use the laneways a lot more for mews-type housing and we suggest they could go further and make all sorts of sociable little streets,” he says. In this house “by putting the living room right on the laneway” and making its courtyard frontage and laneway face almost totally openable, “when you open it all up, you’re basically outside”.

Given the strength of that appearance, it’s amazing how bright the interiors of the three-bedroom home built to the back boundary are. It’s the six by 3.5-metre courtyard that makes it all work. “Everything now opens up to the centre,” says architect Hannes McNamara. “All the spaces now flow,” says Yusko, pointing out how the living

ere’s a piece of trivia you can casually throw into conversation at your next dinner party: we were using tiles to decorate as early as the 13th century BC in Ancient Mesopotamia. Originally offering insulation via the facade of buildings, tiles moved inside, covering floors, walls and eventually making their way as the water resistant hero of the bathroom. Society has come a long way since but our love for bathroom tiles remains today. “We’re seeing tiles that show warmth and character through a handmade quality,” says Lauren Li of Sisalla Interior Design. “We’ve moved away from perfect square-edged porcelain tiles and we’re embracing the imperfections that show evidence of the handmade.” For a recent beach property, Li used cement tiles with a grey line edge and staggered the layout for a graphic effect.
Similarly, Mardi Doherty of Doherty Design Studio is seeing an interest in the tactile and handmade. For the studio’s Thornton residence, they used Moroccan tiles because of “their ability to capture and reflect light and provide a soft texture and movement to a bathroom space”. While Li admits “grey and white still reign supreme” in bathroom tiling, she encourages owners to incorporate colour. “As the bathroom is closed off from the rest of the house, it’s a perfect opportunity to use a splash of colour to create a different feel and a restful sanctuary in the home,” she says. Rosa Coy of Coy Yiontis Architects recently gave a project the Midas touch in an all-gold palette. “A touch of luxury is always in fashion,” she says. “We’ve just completed a powder room in a tiny gold hexagonal textural tile.” Doherty has also observed a rise in “sage and soft pastels, graphic terrazzo in warm tones and lots of soft matt coloured tiles”.
Her studio implemented an all-green tiled shower design for their Ivanhoe residence, combining narrow form rectangular ceramic tiles with natural stone and a skylight. “The skylight also allows for the reflection of the tiles to be highlighted.” If you’re considering a bathroom overhaul, Coy suggests “extending wall tiles to the ceiling and up into the skylights”. Floor-to-ceiling tiling offers a functional protective veneer but Coy says it can also “set the mood, be it luxurious, decorative or minimally calm”. Coy opted for natural stone to “create drama and a sense of calm at the same time” for a recent St Kilda East bathroom. A design detail that is often overlooked but which can enhance the appearance of bathroom tiles is the grouting. “Be mindful of your grout colour selection, as this can have a big impact in the way tiles are seen,” says Doherty.

Think outside the square “We sometimes use a coloured grout, as it is a fun way to introduce subtle colour and create interest.” All three designers recommend engaging with a professional when it comes to tiling bathrooms because of its complex intricacies. “Both designers and tradespeople will maximise the potential of your space and budget,” Coy says. Li agrees and recommends to “always invest in a talented tiler who you can trust with your beautiful tiles, especially when it comes to mosaics”. She also wants owners to consider finishes that work for their lifestyle. “Consider the maintenance of the finishes you’re selecting as they may require care when cleaning.” Taking the time to research and invest in bathroom tiling that’s built for longevity and suits your preferences is worthwhile. sisalla.com.au dohertydesignstudio.com.au coyyiontis.com.au

hings haven’t been the same in Essendon since the Bombers abandoned Windy Hill. For 69 years from 1922, streets on game days were clogged with pedestrians and cars, the siren cut through the winter air and legends were created (the 1974 all-in brawl with Richmond, one of the biggest in the game’s history; Leigh Matthews breaking the behind post when he ran headlong into it in a 1982 game). Inevitably, however, the Essendon Football Club moved its home matches to the MCG in 1992, then later moved its administrative and training arms to a specially constructed facility at Melbourne Airport. The Windy Hill name was coined by the late Lou Richards in a column he wrote for The Sun News-Pictorial – because yes, it was windy, and on a hill, and the boxes from which the unhappy press corps reported took the brunt of the gale.

The real name remains the Essendon Recreation Reserve, now home to the VFL reserves and the Essendon Cricket Club. Essendon is the north-west’s answer to Melbourne’s privileged eastern suburbs such as Hawthorn and Kew. It’s a leafy enclave where private schools attract families and grand period houses change hands for a premium.
