Note from the editor

I

would love a gold coin for every would-be buyer who told me they were waiting on the federal election result before dipping a toe into the market. Vendors who kept their powder dry until after Scott Morrison was returned to office have come forward with listings, offering a beautiful selection of homes on the early winter market to reward the patience of those cautious but keen buyers. I emphasise early winter because now is the time to trade before the traditional, deep coldweather hibernation. Come spring, when listings burst out onto the market like darling buds, and competition is as abundant as a dose of hayfever, vendors may wish they took the chance to list now. You’ll find glorious variety in this week’s edition; What to see this Weekend highlights a contemporary Black Rock beauty, You Wish celebrates Northcote sophistication, and flick to House of the Week for a Robin Boyd and Roy Grounds-designed masterpiece in South Yarra, which is on our cover.

What do you imagine when you dream of a country estate? Sandstone majesty and views that go on forever? A bit of history perhaps – something like a stop on the old Cobb & Co trail. Would you like river frontage, vineyards and a shed that can garage a fine collection of more than 60 cars, become a boardroom, or turn its vast volume to another purpose? How about adding a horse arena and stables to the equation? Of course, there’d be an infinity pool with glass mosaic tiling and glorious outdoor terraces to take in the restorative country air. A double marble trim kitchen, five bedrooms, six bathrooms, elegant formal rooms and space for relaxed family get-togethers too. And you couldn’t go past vast park-like gardens or kicking up your heels on a raised dancefloor. Come to Warrakilla, built in 1842 but brimming with brilliant contemporary amenity, and dream no more. t’s hard to believe now that Hampton was once stripped of its greatest asset. A thriving hub full of holidaymakers and day-trippers at the end of the 1800s, only half a century later its beach had been reduced to an eroded eyesore, all thanks to the construction of a boat harbour. The harbour constructed in the early 1950s helped trap sand on its northern side, to the betterment of Brighton Beach, while Hampton’s was all but washed away. It took until the 1990s for it to

reclaim its mojo, in the form of 156,000 cubic metres of dredged sand brought in by the council. Re-establishing the curving 900metre stretch means Hampton is once back in the beach gods’ favour. Popular with kiteboarders and windsurfers as well as the area’s young families, its similarly restored lifesaving club runs a Nippers program that attracts around 400 children in the warmer months. But there’s more to Hampton than its water activities and bay views (which, incidentally, are at their best

from the B.J. Ferdinando Gardens at the top of the coastal cliffs opposite Small Street). This little suburb tucked between Brighton and Sandringham 16 kilometres southeast of the city, has gone from a notparticularly auspicious enclave to a sought-after address. The prominence of California bungalows speaks to the suburb’s rapid development in the 1920s and ’30s, while clinker-brick homes built post-World War II run shoulders with Edwardians and the odd new build plying the neo route.

Its bridesmaid-to-Brighton status is challenged by the vibrant shopping and cafes of Hampton Street. In fact, the triangle of land known as “Brighton Beach” to the east of Hampton Street – which includes Avondale Street, The Avenue, Holyrood Street and Margarita Street – is actually in Hampton. The suburb is full of multimilliondollar houses that receive plenty of interest when they reach the market (a rare occurrence in this tightly-held neighbourhood).

n very rare occasions, a house not only looks beautiful, it feels beautiful. This is one of those times. Mid-century modernist masters Robin Boyd and Roy Grounds designed this home and a 2007 renovation has brought the amenity up to contemporary speed while respecting the deeply impressive bones of the original design. Once you get on the other side of the inscrutable street entry, you feel completely held in the enchanting space. A path dips past a front-facing deck, tucked inside a wedge of greenery. On the other side the bluestone path opens to the north apron of the house creating a fabulous terrace. More on that later. Stepping inside the living room is a delight. It’s infused with soft light making its utilitarian materials of besser block, timber and concrete coalesce and glow. The burnished marbled concrete floors anchor the spaces and the design elan is in everything from the timber-panelled

n overriding sense of legacy has imbued the design at the newest tower set to grace Spring Street. Not only is the prestigious street demanding of high quality, but interior designer Jeffery Copolov says Melbourne deserves no less. Copolov, of top-tier architecture and interior design firm Bates Smart, says too many poorly designed towers have taken shape in the city and these burdensome buildings will stick around for decades to come. “I think about the legacy of the building we’re designing all the time, it’s an absolute responsibility,” he says. “I think there are many buildings built during the residential boom over the past 10, 15 years that are not of the calibre that one would like, but they are there forever because there are so many owners. “So, I think it’s incumbent on developers and architects to produce buildings of merit that will genuinely contribute to these cityscapes for decades to come.

“It’s really important for a developer and an architect to take the care to craft a genuine high-quality building that the city will be proud of, way beyond when the people who designed it have gone to their graves.” Copolov and fellow interior designer Grant Filipoff led the charge for creativity and quality at 17 Spring Street, a property soon to replace the 12-storey Mecure Hotel which neighbours Shell House on the corner of Spring and Flinders streets. The 33-level tower will be built by super fund developer Cbus Property and house 73 luxury apartments starting from $2 million. The multimillion-dollar price tags come courtesy of Spring Street’s heritage and green views rare to the vast majority of city streets. Seen as Melbourne’s “top-end”, the illustrious street is home to buildings constructed in the mid to late-19th century that are still celebrated today. Old Treasury Building were all built between 1856 and 1888, when Melbourne was gearing up to become the temporary capital of the nation. Between 1901 and 1927, Parliament House on Spring Street served as the meeting place of the Parliament of Australia. Strategically placed at the top of the Hoddle Street grid, Spring Street also opens up to the Treasury Gardens. All of the apartments at 17 Spring Street will enjoy a view of these gardens, says Adrian Pozzo, chief executive of Cbus Property. “It’s one of the last, if not the last, opportunities in Spring Street for a residential apartment tower,” he says. “Treasury Gardens is like the Central Park of New York, it’s in an incredible location.” While location is likely to be the main drawcard for buyers, Bates Smart architect Kristen Whittle says the stately elements of 17 Spring Street will also impress. “There’s a grand entrance that splays out at the corner as you drive up Spring Street and the laneway has been utilised as a porte-cochere,” he explains. “We studied some of the classical palazzo, stone-faced buildings in the city, because we felt it needed in to symbolise the strength and

endurance of the Victorian city when Melbourne was born in the gold rush - the glory days of Melbourne. “There are some very beautiful ornate buildings using natural stone and this is our inspiration for the project.” The development will greet guests with a grand entrance at the corner of Throssell Lane and Spring Street. Whittle says the project has a definite sense of majesty that will continue for decades to come.

“I think there is a new feeling about the importance of the city and the high-quality purpose of the city as a destination and as a place to live, so linking and harmonising it to gardens and heritage are becoming important as the city changes,” he says. “The elements that are seen as beautiful are being protected. So at 17 Spring, it’s about the stature of Melbourne as an international city, it’s about the stature of Treasury Gardens and having a strong

sculptural building to denote the urban form of the city.” Location aside, the development will compete against an array of luxury projects taking shape in Melbourne. Aware of this, the interiors team at Bates Smart have gone beyond the traditional two colour schemes offered to off-theplan purchasers. “The amount of bespoke detailing that has not only gone into the apartments, but the development is the point of difference here,” says Filipoff. “Whereas most apartments might have two or three schemes to work through, what we developed with Cbus is for buyers to tailor their interiors by shuffling or mixing a number of schemes to their personal tastes.” Highlights include parquetry oak floors, custom-designed door hardware and tapware, and granite kitchen benchtops. All residents will have access to a 25-metre pool, a gym, residents’ lounge, dining room and wine cellar with tasting room linked to a landscaped outdoor terrace. here is a slightly filmic quality about Nicholas McDonald’s house. The fall of the light through the loft-style windows, the precision of the object placement, and the consistency of the style feels almost curated. Not in an artificial way but, rather, it reflects the exactness of McDonald’s (aka Made By Morgen) aesthetic. McDonald moved into this apartment in 2011, and immediately set about incorporating a second bedroom into the space. “My budget was pretty limited at the time so I was lucky to be able to do it all myself,” he says.

McDonald put his construction skills to task, and relocated the kitchen using FormPly, and “wrangled some plaster to complete the bedroom”. He also painted over the exposed timber beams in a fresh white, and re-did all of the floors.

The West Melbourne apartment is in the former T.B. Guest & Co building, built in 1856. The factory was the home of the original Teddy Bear Biscuits and Butternut Snaps, and the site was converted into apartments in the late 1980s.

McDonald stumbled across the property after 18 months of trawling through real estate websites and papers, and enthuses, “When I found this place I knew straight away that I had to have it”. The home is filled with his own handcrafted furniture pieces, including the island bench, which is one of the first pieces he ever created. The genesis of Made By Morgen can be traced back to this moment: “It kind of dawned on me that I couldbe practical and creative at the same time.” As a result, McDonald quit his job in construction and launched his own furniture business. McDonald cites the uninterrupted westerly views, and sweeping sights of sunsets and storms as the key feature of this home. The New York loft-vibes are palpable with views across the Melbourne skyline. thedesignfiles.net

The perfect setting

T

he plush interior of a jewellery box inspired the opulent aesthetic of this apartment in a well-known, inner-city high-rise development. The flat – located in Mirvac’s Melburnian building on St Kilda Road, designed by architecture firm Bates Smart and completed in 2001 – is home to a pair of empty nesters who engaged Alex Hopkins of Studio Tate to update the interior from its original early noughties-era condition. The mature-aged couple originally occupied a penthouse at the development overlooking the Shrine of Remembrance and Botanic Gardens, but sold the property after

12

Hopkins’ LA-inspired makeover of the space attracted an unsolicited offer from a buyer who saw the project featured in a magazine spread. The clients’ new apartment was smaller than their previous residence so Hopkins drew on the concept of a jewellery box, based on the old adage that good things come in small packages. “An important part of the creative process on each of our projects is the development of a narrative that takes us, the client and our collaborators on a journey,” Hopkins explains. “In terms of the selection of the quality of the finishes and colours, the narrative that we created was based on the classic jewellery box.

“The project is intended to evoke the tinkling of the music as the ballerina moves around and the velvet-lined interior. It’s luscious and delicious.” To achieve this aesthetic, Hopkins combines simple, clean lines with rich materials such as marble, velvet

and brass and a dramatic palette that ranges from pastel pink and soft grey to deep navy blue. The en suite, for example, features purple-veined marble on the vanity with walls lined in the same tundragrey stone used in the kitchen.

The kitchen allows for an integrated refrigerator and appliance cupboard, above left; luxe details in the en suite, above.

Working within the constraints that are part and parcel of a multiresidential development, Hopkins worked to squeeze the most out of the property’s floor plan. The kitchen – the centrepiece of the house – was extended, allowing for an integrated refrigerator, an appliance cupboard and additional storage, while retaining the service areas such as sinks in the same position. The three bedrooms at the back of the apartment were also reconfigured, with the main bedroom tweaked to accommodate a more generous walk-in wardrobe and one of the additional bedrooms converted to a study. The living and dining areas were retained in their original state, apart from a complete refresh of finishes. studiotate.com.au

he combination of marble and timber is a perfect marriage, balancing cool and warm tones for a classic yet visually interesting home. Like chocolate and raspberry, it’s these materials’ opposing qualities that come together to create a harmonious relationship. Each variety of marble and timber features its own distinctive colours, markings and patterns, with marble typically associated with luxury and timber more often considered the more warm and inviting material. Yet a shared versatility makes both conducive to almost every interior space. “To me, marble symbolises opulence and luxury and is a timeless piece that can complement just about any decor within a home,” says Stephanie Scali, general manager of merchandise at Nick Scali. “Marble is completely adaptable in that it works within a classic, Victorian-styled home or acts as a minimalist conversation piece in a modern home.” Many designers utilise the look and feel of timber to draw the outdoors into a home and insulate the space. Lighter types such as beech and ash offer a refined and understated beauty, while darker alternatives including walnut can serve as the focal point of a room. “Even though we may feel ‘warmer’ in a house with timber furniture, it may actually be due to the fact that it insulates better, creating a natural barrier between hot and cold than other materials,” Scali says. Because marble and timber are both natural materials, their presence in the home often facilitates positive, sensory feelings of warmth and comfort. Architect Michael Cumming encapsulates this simply, describing marble as a “mood enhancer”. “There is a depth, a realness, to these materials that just treats the senses and make a space feel good to be in,” Cumming says. Among Scali’s favourite ways to feature marble and timber in residential interiors is on timber flooring below a free-standing marble benchtop, or white marble dining tables sitting on dark timber floors.

The most classic marble variants are arguably Carrara and Elba, both commonly used in Australian kitchens and bathrooms. “As the Carrara and Elba have this softness, they can be used en masse over greater expanses without being ‘too much’,” Cumming says. “With some of the more elaborate marbles, it’s best to keep to

individual pieces like furniture, an island bench, or special feature.” Grey marbles are popular for complementing a range of timber shades and brass or gold finishes, while coloured and black marbles such as Nero with black or gold veining lend themselves to more opulent spaces. “I believe marble will be more adventurous this year, with black

or rich earthy colours being popular,” says Lisa Buxton of Lisa Buxton Interiors. “Particularly in terms of kitchens, I think we may see a small step away from the more traditional white marble to moodier and more layered tones.” After years of oak-dominated interiors, Cumming predicts Australian timbers including spotted gum, Victorian ash and burnt ash will make a comeback on floors, ceilings, walls and joinery. “If you can’t bring yourself to immerse yourself in timber, a natural stone floor or a clean, crispwhite ceiling can lift a space into a new, light-filled dimension,” Cumming says. “Pair it with furniture in marble, timber or steel – just avoid living in a plasterboard box.” Not only are marble and timber visually compatible, these materials are also more sustainable and enduring than most manmade resources. While they do require a larger investment upfront and often call for a higher degree of maintenance, Buxton says these surfaces can last for a lifetime, given the right care. Scali notes that often stone tables are “free from chemical processing, and don’t produce any toxic waste or … pollutants”, giving customers concerned with environmental impact peace of mind when purchasing. Recycled or repurposed timber, in particular, offers many benefits in terms of adding character to a space while also being more environmentally friendly than brandnew products. “The manufacturing and processing of timber products, particularly repurposed and recycled timber, has a drastically lower carbon footprint and net environmental impact than that of other materials. “What’s more, the amazing thing about timber furniture is the fact it can have three, four or even five ‘life cycles’ by sanding and re-staining,” Scali says.
