Should you change jobs? Getting paid more in your current job is most effective way to increase your income with minimal upheaval. Many people don’t ask for raises in their current role, according to Blue Sky Career Consulting managing

The benefits of a side hustle may be limited to growing savings, according to Foster-Ramsay, because banks generally won’t count informal or sporadic income when assessing applications. “It’s hard to get a side hustle across the line,” he says.

Income is critical because lenders want to ensure borrowers can meet minimum repayments. “Income drives everything,” says mortgage broker and Wealthful founder Chris Bates. “The banks lend based on income. Generally six times your salary is where you start maxing out [your borrowing capacity], and that’s if you’re on minimum living expenses.” Increasing income has a greater effect than reducing living expenses, according to Property Planning Australia managing director David Johnston. “The amount you can grow your income by is unlimited, whereas the amount you can reduce your living expenses by is not,” he says.

age growth is stagnant, so if you plan on buying your first home, upsizing or purchasing an investment property, it’s time to take things into your own hands and increase your income. A higher income accelerates saving for a deposit, which is the biggest barrier for most first-home buyers. It also increases borrowing capacity, allowing buyers to purchase more valuable properties. For home owners, more income allows equity to build up faster, making it easier to take the next steps in the property journey, such as renovating or upgrading. The simplest way to grow your income is to get paid more at work by getting a raise or promotion, although that’s easier said than done. Depending on your industry and skillset, changing jobs, working additional hours, taking on additional contract work or supplementing your wages with business income may be options. However, altering your career path to buy a home can have unexpected consequences when applying for a loan, as banks don’t view all income equally.

s far as buzz words go, sustainability takes the cake. Green innovations play a large role for industries everywhere, particularly the property sector where developers are raising the bar on energy-efficient buildings. Melbourne housing projects have come a long way since the days of simply sticking solar panels on roofs. At Burwood Brickworks, a 18.5-hectare site set to become home to 700 new houses and apartments, sustainability is a driving force throughout the residential and commercial elements of the development. Following the release of 70 apartments last year, developers Frasers Property are now offering up 78 Reserve Homes. Every home has water-saving taps and shower heads, green master switches and, of course, solar panels. Modelling by Frasers shows The Reserve Homes are 25-28 per cent more energy efficient than standard compliant homes, saving home owners up to $496 per year.

operate the urban farm concept, which will include a cafe and takeaway outlet plus a full-service restaurant. Called the Acre Farm and Eatery Brickworks, the restaurant will be an expansion of Acre Eatery in Camperdown, which opened in 2016. The eco-friendly restaurant will encourage diners to get in touch with the food they consume by allowing them to step inside the urban farm. The farm will include beehives, hen houses, composting facilities and butterfly and flower gardens, and diners can participate in cooking classes, farm tours, produce swaps and market stalls.
“It’s another drawcard for residents living there, because also it’s a really unique point,” says Bloom. “At the restaurant you’ll know that the produce produced on the rooftop will be able to be prepared and eaten in the restaurant. In terms of a mixed-use development that’s providing a very high level of amenity, I think the retail component just adds to the very nature of what we’re seeking to do – to make it feel like the world’s most sustainable shopping centre. “It’s a pretty big tagline and we’re setting a really strong benchmark.” The first 22 homes in The Reserve Homes release, which came on to the
market this month, range in price from $1.1 million to $1.365 million. Many feature park views and all are within a two-minute walk of the development’s central parkland, Green Place, which makes up part of 2.5 hectares of open space across the Burwood Brickworks. The site’s rarity as a middle-ring infill project has seen buyers pounce on off-the-plan sales. Frasers received more than 5000 expressions of interest for the apartments and homes. Aimed at everyone from local downsizers to young families, DKO architect Maurice Leone says Burwood Brickworks’ credentials as a green master-planned community are proving popular with buyers. “There’s a lot of people waiting for the release of homes like these in this particular area because of the opportunity of actually starting to buy in it has been quite limited until now,” he says. “The apartments have been selling really well and the wait lists on the homes is the same. People know full well the investment in this area is going to pay dividends.” Some of the homes will feature reverse living zones with bedrooms on the bottom floor and living areas on the top level to benefit from better views. Most have dual living areas so children and adults can enjoy two separate entertaining spaces. While the future is very much a theme at this eco-conscious development, the past has not been forgotten. Given the brick-making history of the site, which dates back to 1937, brick is the dominant material used throughout the development. “The developer has made a very conscious effort to make sure that bricks are central pieces of the development and the material palette that’s used in the housing, purely because it should be the centrepiece,” Leone says. “It’s obviously the centrepiece of the character of the buildings.” Burwood Brickworks is under construction and expected to finish in mid to late 2021.

he maxim that “good things take time” is certainly true of this beachside cottage in Clareville, New South Wales, owned by former magazine editor Deb Bibby. She first encountered this family home as a neighbour, as she used to live next door. “It was an ugly duckling covered in plastic mock bricks,” she says. The property was built in 1926 by Sir Arthur Alfred Clements Cocks,

and has only had four owners – clearly once people move in, they don’t want to leave. This is certainly true for Bibby, who says, “we walked in and fell in love. Kaboom!” While Bibby immediately removed those “ugly duckling” bricks to reveal jarrah boards wrapped around the entire home, further renovations to the house took a little longer. “An architect friend told me to live in it a year before renovating … we ended up living in it for 20 years before we renovated!” After getting to know the feel of the home and appreciate its rich history,
the house underwent a major overhaul four years ago. “The house was lifted completely intact [with all of its furniture] 1.2 metres into the air,” Bibby says. A new bedroom and bathroom were built underneath, and a garage rebuilt in the original 1926 location. Inside, the home has a timeless sensibility, styled with a mishmash of eclectic artwork, antiques and classic design pieces collected over a lifetime. The palette here is muted and primarily neutral, with tiny pops of green, dirty pink and orange adding moments of intrigue. For Bibby, favourite pieces include

I
’m a firm believer in creating homes that are appropriate. This applies to use, budget, the building and its heritage but also, and importantly, geographical location. That means creating homes that suit their environment. There’s nothing quite as misguided in interiors as forcing a style onto a home that it clearly doesn’t suit. Imagine a country-style inner-city penthouse or a beach-inspired house in the desert. Unless it’s created with ironic intent and with a very studied and considered eye, you should avoid this mismatch of locale and style. Getting it right, by honouring the location of the property, doesn’t mean you have only one lane within which to operate. However, it does mean understanding the language of the area outside, from geographic elements to colours, materials, outlooks, lighting and topography.
Starting with colours, you’ll notice that light will reflect differently onto surfaces inside a home depending on what it’s first filtered through or reflected off.
Understanding the colour wheel and how light adds or subtracts to other colours in the opposite way to pigments will help you to make informed decisions regarding your interior colour palette.
A brick, concrete and steel palette outside would be an appropriate starting point for the interior scheme, while that hard-edged style will benefit from some softening. Add elements such as generously stuffed upholstery, aged leathers and timbers and relaxed, crumpled linens, cottons or velvets.

For example, a red desert will create a red-toned light and you can choose to either work with it, creating a warm-hued palette – which is totally in vogue – or downplay the redness, by introducing colours which sit opposite one another on the colour wheel . A rainforest will cast green light, a beach or waterfront property will be bathed in blue light and an urban location will likely impart a darker or slightly greyed light. Each of these light intensities and temperatures will need to be considered. Either work with and complement the light outside, or contrast against it. An urban environment will be influenced by the man-made light outside, so here you will have an array of options. Think neon light installations and coloured strip lighting to bold feature lights and industrial or warehouseinfluenced light fittings.

Understanding the design language of the past, of wherever it is you call home, will inform your decision making for future home improvement projects. Research is key to this. A rural property has a timehonoured design language from its heritage of craftsmanship and an authentic rustic appearance. Playing to this rustic appeal is wise, though interpreting this in contemporary ways often yields refreshing results. Colours like forest green in cabinetry can look spectacular, as too can deep charcoals and blacks against a crisp white base. Handmade and worn or tumbled materials like stone, brick and timber will work well, as will adding more modern or trend-driven finishes, such as metallics. Think also about the ideal lifestyle that the particular area would support.
Fast-paced city life is quintessentially shiny and refined. These cues will form the basis of decisions on the aesthetic choices for your city pad, just as a slower, beachside lifestyle might lend itself to a more relaxed interior. There are so many hints to creating well considered and appropriate interiors just waiting for you to discover outside. By keeping your eyes open for colours, materials and naturally occurring elements you can find a trove of inspiration from which to build your own, unique approach to your perfect home. ith a host of impressive clients such as Facebook, Apple, adidas, and The New York Times, knowing how much to take on can be a puzzling balancing act for freelance illustrator and animator Ellen Porteus. “The past five years of freelance have been a learning curve. I now try to cap my workload to four jobs at one time,” she says. Working from her beautiful home in Abbotsford has meant daily habits have become easier to stick to compared to when she was working in a studio environment. “I wasn’t eating properly, I wasn’t exercising, I wasn’t sleeping, I would just work constantly. I realised I needed to reset the way I was prioritising things, so I moved into a home studio to focus on myself and develop some self-care habits.”

I’m not really a morning person – I’ll wake up around eight o’clock and head to a nine o’clock exercise class nearby.

By the time I get back home it’s mid-morning and I’m ready to go. I’ll usually start with answering any important emails and then look at my to-do list. I usually have at least one deadline a day. Some days will be labourheavy days where I’ll be drawing or animating. Other days are more idea-focused. If I’m thinking about a project – be it in the shower, while taking a walk, or talking it out with other people – I don’t see that as procrastination. Procrastination for me is online shopping!

I try to finish working by six o’clock. What has helped give me that stop time is setting aside time for dinner. It’s no longer just a half-an-hour break before getting back to work – it’s going to the shops to get ingredients, cooking, and sitting down at the dinner table and talking. There’s nothing too structured happening after dinner – I leave it free to just do whatever I feel like. If that’s getting some work done so I can sleep a bit better at night, then I’ll do that. Afternoon
I’ll often have a home-cooked lunch or I’ll go to Victoria Street [in Richmond] and get a banh mi. My partner is also self-employed, so sometimes he’s at home and we’ll both work downstairs together and then have lunch together. One of the benefits of working from home is being able to fit in the selfcare stuff – it’s easier to exercise because you don’t need to commute with a backpack of gym clothes.
The work tends to flow on from the morning. I don’t divide my day into X amount of time for sketching or X amount of time for admin, I just allow myself do whatever needs to be done. I try to keep the days just for work, but if I’m really in a rut, I’ll go and see a friend, or head to the NGV or something that still feels inspiring and creative, but gets me away from my desk.
Before bed I’ll write my to-do list so I know what I need to do as soon as I sit down the next day. I need lots of sleep – I just bought one of those memory foam pillows, which I can’t believe I didn’t do years ago because it’s so good. Next, I think I need an alarm clock so I can put my phone in another room at night. DEVELOPMENT SPOTLIGHT Bower’s design sees all seven north-facing residences receive plenty of natural light.
Secluded yet central
B
eing in the heart of the action doesn’t have to equal a lack of peace and quiet; that was the thinking behind the design of Bower, a boutique South Yarra apartment building located only 50 metres from both Toorak Road and Chapel Street. Envisaged as a “calm juxtaposition to the buzzing, cosmopolitan South Yarra precinct” by its developers, the project is situated in Chambers Street, a quiet laneway free from cars, foot traffic and noise pollution.

As well as being around the corner from two of the neighbourhood’s main drags, Chambers Street is a short walk to Fawkner Park, the Royal Botanic Gardens, and South Yarra station. Patrick Baldock, associate director at Fortis Development Group, believes Bower is part of a revitalisation that’s taking place in South Yarra. “The suburb lost some of its lustre in the past, but is now bouncing back,” he says, pointing to the opening of restaurants such as celebrity chef Scott Pickett’s Matilda
and Sarti proprietor Joe Mammone’s Bar Carolina. Bower was conceived of as a “calm retreat” for the same people who would frequent those stylish eateries and shop at local boutiques. “The people we’re targeting are ‘future makers’ – ambitious, mobile and in flux – as well as those who are young at heart and not ready to slow down,” Baldock says. For this target market, Baldock says Bower will offer the convenience of
having everything at their doorstep, “freeing up time for them to do things they love … and none of the things they don’t”. Unlike many other apartment complexes in the area, Bower will be low-rise with just four storeys. Though tucked away, it’s unobstructed on three sides, providing triple the street frontage, and shares just one boundary with a neighbour. All seven north-facing residences receive plenty of natural light courtesy of these dual aspects. Local architects from Bruce Henderson Architects were responsible for the building’s design. They created a contemporary facade using natural stone cladding and black metal detailing. Green pockets have been added via ground level gardens and balcony landscaping. Interiors were handled by South Melbourne firm Ewert Leaf. In total, there are six three-bedroom residences that occupy half a floor each, plus a three-bedroom penthouse up top. Each apartment has a private lobby with direct lift access. Materials used throughout include timber flooring and joinery, wool carpets and natural stone. Kitchens have butler’s pantries and all main bedrooms have en suites. The open plan living areas have feature fireplaces and floor-to-ceiling, north-facing double-glazed windows and doors that open onto terraces. “Our brief was to create luxurious, light-filled interiors for seven boutique apartments,” explains Simone MacGinley, associate director at Ewert Leaf. The two ground-floor apartments have private gardens and direct courtyard access from Oxford Street. Apartments on levels one, two and three have balconies fitted out with planters. Other features include a secure basement garage, with two side-byside spaces provided for each residence, and charging facilities for electric cars. Prices range from early $2 millions to high $4 millions.

t’s a suburb with the lot. Thirtytwo kilometres south-west of Melbourne, Werribee boasts an open-range zoo, historic park and five-star hotel, a notable winery and an almost-secret beach, along one of the fastest-growing populations in the metropolitan area. Old meets new in postcode 3030, the unofficial capital of the west. The long, flat plain between Melbourne and Geelong was once catnip to market gardeners, a number of whom continue that noble
tradition. But the western fringe of Melbourne has become a lure for young families attracted to the mushrooming housing estates and reasonably priced homes. Its commuter suburb status – around 70 per cent of residents leave the area for work each day, with most of them heading to the city – make Werribee station one of the network’s busiest. Parking around the station – or the lack thereof – comes in for a regular sledge, but for many the 55-minute train ride generally beats
battling the West Gate Bridge in a car (up to two hours on a bad day). You want glamour? Werribee Park Mansion, built in the late 1870s by the wealthy Chirnside family, is a grand Italianate colonial homestead complete with a tower. Victoria’s largest private residence, it’s now run as the five-star Mansion Hotel and Spa, while the rest of historic Werribee Park also includes Shadowfax Winery and the Werribee Park National Equestrian Centre. You want beach? About 11
kilometres south of the Werribee town centre, right near the mouth of the Werribee River, Werribee South Beach is a quiet stretch of sand girdled by a walking-cycling track. Also notable: the Western Treatment Plant – better known as the Werribee sewage farm. A favourite haunt of filmmakers drawn to its quiet back roads that simulate remote country, these 110 square kilometres are also considered the second-best bird-watching site in Australia, beaten only by Kakadu.

Bedroom design trends for winter Mixed materials One way to create visual interest within a bedroom this season is to mix materials. This can be facilitated through various pieces of furniture, or directly (and more permanently) into the joinery or walls of your space. Stephanie Scali, general manager of merchandise at Nick Scali, is particularly fond of combining marble with solid oak, or concrete alongside various timbers. “I love the use of the contrasting white marble sitting on top of black oak, such as in the Nick Scali Provence bedroom range, and feel this is a very sophisticated look,” Scali says. “Additionally, our Cooper bedroom range is a great ‘Hamptons style’ relaxed option for introducing white concrete into the bedroom.

Rich, green textures Winter is generally a great opportunity to invite thicker, more textured materials into the bedroom. “You really want to create that sense of warmth and comfort, says says Hayward & Co. founder Liz Hayward. “The summer months are all about cool colours and soft linens, however in winter, I’m much more drawn to luscious velvets, chunky knit throws and warmer darker tones.” The colour green lends itself well to introducing texture in bedroom styling. When used sparingly, and in pastel shades, green offers a calming effect, whereas darker and more retro-inspired greens serve as a standalone design statement. Looking to the latter category, green tones inspired by seaweed and forest foliage are particularly striking
in contemporary homes with white walls. This look has recently been adopted in projects by Kennedy Nolan and Zen Architects. If you’re not ready to commit to something permanent, try experimenting with a cosy green throw, a velvet armchair, or emerald bed linen.
Statement beds The bigger the better is the current rule of thumb when it comes to beds. Four-poster beds are back, but they’re slightly more refined than in decade’s past. “The bed doesn’t need to feel heavy and baronial any more. Four-poster beds can be made as simple as white painted metal,”

says interior designer Thomas Hamel, founder of Thomas Hamel & Associates. “A bed with posts adds a wonderful architecture to a room. It is not necessary to have curtains on the bed posts, although gauze curtains do add a romantic feeling.” Interior designers appreciate the added comfort and warmth an upholstered bedhead brings to a room. “It makes a nice backrest for reading in bed. Ultrasuede is the perfect material for a bedhead as it is tactile but has a sense of luxe,” Hamel says. Two things to remember when choosing a statement bed are not to overcrowd the space, and to select a bedside table wisely. “Make sure your bed is not lower than your bedside table. It not only looks odd, but the practicality of it is the important factor,” Stephanie Scali says.
Pastel minimalism For a dreamy, feminine and tranquil space, try a minimal and pastel interior scheme. This look has recently been executed in Brisbane’s new The Calile Hotel and is now filtering down into residential design. Creating the pastel minimalism look at home involves introducing various soft shades through the bed linen, bedhead, artwork and on the walls. The colours should be modest in order to work together harmoniously and not overpower the space.
Mood lighting There’s never been an easier time to optimise your home’s lighting scheme thanks to smart technology and other gadgetry.
The bedroom is often forgotten when it comes to lighting, but this can hugely impact the overall look and feel of the space. “A few harsh downlights do not make for a tranquil environment. The room should be sleep-inducing and [sleep-] enhancing,” Hamel says. Bedside lighting is equally significant, and there should always be an appropriate lamp within easy reach of the bed.
“The height and size of the table lamp should be proportionate to your bedside table and bedhead size. The larger these two items are, the larger the table lamp has to be,” Hayward says. Mood lighting isn’t simply a passing trend, but an interior design consideration that will stand the test of time.
Final note
with the largest items first and opt for classic styles. Don’t be too heavily influenced by tastes other than your own, and most importantly, have fun! As Hayward says, “Even if the bedroom styling isn’t perfect, an attempted styled bedroom is much better than a blank bedroom.” IN PARTNERSHIP WITH
