oorak is a world apart. That’s the ineffable feeling you get when crossing the river from Burnley’s badlands and being greeted by grand houses and veritable mansions lording it in their cloaks of greenery over the proletariat. It was an ancient oracle – actually, one of the Real Housewives of Melbourne – who opined that Toorak is the Beverly Hills of Melbourne. Melburnians still move to Toorak as a sign of having made it, the upwardly mobile seizing their chance

for letterbox chats with members of the city’s political, social and economic elite such as the Baillieus and Smorgons, the Besens and Stamoulises, the Littles and Gandels. It’s fair to say nothing much newsworthy happens in Toorak, save for the regular exchange of vast sums of money for stately piles. A subset of that is the outrage when one of the older houses is demolished to make way for something best described as “neo”, pitting the old guard (aghast at the destruction of

the suburb’s built heritage) against a new guard (in thrall to the bigger and shinier). In between is a surprisingly broad range of housing stock that means an affordable apartment or even a small house isn’t out of the question. Toorak Village, on Toorak Road between Wallace Avenue and Grange Road, is the shopping strip where Lillian Frank once styled the hair of the ladies who lunch. But if you must leave this leafy enclave and the Porsche Cayenne is

being serviced, Heyington station is a good option to get into the city – the journey is a snip at 12 minutes – although public transport tragedy struck several years ago when the beloved No.8 tram, from Moreland to Toorak, was merged with the number 55 to become the 58 “Frankentram”, requiring a change at Domain. * Too few houses have been sold in Toorak to accurately determine the median house price for the suburb, according to the latest Domain data.

very year there are a handful of houses that articulate the depth of emerging Melbourne design. Welcome to one of them. There’s often talk of “melding with the environment”. Here it’s less a melding than a bond between the two, for they seem parts of a whole. The home is, essentially, a series of pavilions connected by timber decks and external stairs where the zones are sharply delineated then tied back together by their verdant common denominator – the external world. It begins with an inscrutable face to the street; that rammed earth facade a robust nod to the low sandstone cliffs abutting the creek nearby. he flavour of a feted New York neighbourhood is coming to inner-city Melbourne. Manhattan’s Meatpacking District, an area famed for its conversion of 20th-century slaughterhouses and packing plants, will serve as inspiration for a new residential and retail precinct in Collingwood. The alignment of the Meatpacking District with Collingwood works on more levels than may be first apparent. Both have a working-class history with many heritage buildings still intact from the 1800s. By the turn of the 21st century, both neighbourhoods had turned a corner, as gentrification swept through the streets. First it was renovated warehouses, then chic eateries and bars, and finally, fashionable boutiques. However, given the project’s location on the cusp of East Melbourne and the sheer dedication to the interiors, materiality and amenities, we believe the market is not only there, but ready for a luxury offering of this calibre and in this price bracket in Collingwood.” Gurner says his development will cater for cashed-up buyers from Melbourne’s artistic scene who prefer a colourful inner-city address over an establishment suburb. “What we are seeing across the board from this demographic is a lifestyle shift away from the stately mansions in the suburbs into a more lively location where Melbourne’s best restaurants, bars and cultural institutions are at your doorstep,” he says. “We think the mix of residents will be worldly individuals, maybe they don’t live in Melbourne fulltime, and they’re keen to embrace the fast-paced lifestyle on offer. “We’ve had a lot of early interest from those in creative professions like architects, chefs and comedians.” Despite its contemporary vibe, Collingwood’s newest architectural additions still refer to the Victorianera Foy and Gibson buildings. These stately factories, mills, warehouses and stores are concentrated in a precinct bound by Smith, Wellington, Peel and Stanley streets. The Foy and Gibson style is

synonymous with Collingwood architecture and this is a vital springboard for developments such as Victoria & Vine, says Cox Architecture director Philip Rowe. “It was a starting point for us to create authenticity of the language of the architecture, texture and the scale to create different personalities,” he says. “A lot of new apartment developments don’t necessarily refer to the history or its integration into the precinct. “We wanted to create a development that had personality of its place and also creates references to the history of its place.” Victoria & Vine will house 240 residences and, with a street frontage of 200 metres, it will also be home to street-level cafes and boutiques. Currently the site is made up of properties including hat manufacturing warehouses and two former pubs, the Vine Hotel and the Sir John Franklin Hotel, which bookend the project. Both hotels will be brought back to life. The entire development ranges from 11 storeys at either end of the site to six storeys along the middle. The nine buildings that form the development each have a distinct look and architectural identity. This individuality not only fits into the Collingwood fabric, but it gives buyers diversity of style, Rowe says. “When people consider purchasing they can actually have the freedom of

selection of what they would prefer to be aligning with, not just one big building,” he says. High-profile interior designer David Hicks, who designed one of the interior collections, says a highlight of the apartments will be the industrial features that reflect the Meatpacking District. “We have created a distinctive design language for this development that celebrates the raw, yet stylish character of the iconic district,” he says. “Large floor-to-ceiling glazing, exposed concrete ceilings and generous proportions are all features that are often associated with older buildings. “This to me is the standout, especially as this is not common with new developments.” Victoria & Vine residents will have access to the V&V Private Club, which includes a rooftop lounge, infinity pool and sundeck, spa retreats, private dining facilities, an outdoor cinema, co-working space and business lounge, bar and library, and teppanyaki bar. Demolition of existing buildings will begin this year with completion of the development scheduled for July to September, 2021.

More landscaped areas for both the private and public zones was an important goal for the design team. So, in addition to a pedestrian link to Sydney Road, there will also be a public park, landscaped yards and setbacks to residential entries, as well as a rooftop terrace and micro– gardens on the upper floors.

Hayball architect Oliver Monk said the integration of public and private areas opens the development, making it about more than just apartments and townhouses. Although the sales campaign has yet to officially launch, six of the 12 townhouses have already sold. Sales have predominantly been to downsizers and small families. Amenities are in good supply: there is the doorstop convenience of Sydney Road, the short walk to Merri Creek and the even shorter walk to Coburg train station.

I

n my home I have a random little space that sits outside both ours and our son’s bedrooms. It connects to a hallway that links the upstairs bedrooms and is an odd, leftover space that was once intended to be a void above the front door, but instead became a 2.5-metre by 1.5metre “half room” with a giant window and no purpose. It was one of those weird unused/ dead spaces we can all find ourselves left with in our homes, and the trick to making the most of every square inch of your floor plan is to provide each area with a purpose. In my case, I had been thinking about putting in a study nook for a while but didn’t want to spend the money to find the perfect joinery or furniture solution, or design them. As luck would have it, while walking our dogs one day, someone had thrown a desk onto the kerb that was a very similar colour to our

kitchen, with legs that worked with other pieces in our mildly beachinspired home. After walking past and deciding to return and collect it, I took the piece home, fixed and cleaned it up, found a few disparate bits and pieces from around the house, and made myself a decent little study space. Here, I could also plug in my massive printer that had been languishing in storage for years. A study is a good way to fill an alcove or strange area that otherwise might have no use, but a redundant space doesn’t need to be given a task to perform to be given a purpose. Confused? Let me explain. Studies are great for working in. Reading nooks and windows seats are great spaces for contemplation. An odd or vacant space can look like it has a purpose simply by placing a console table central to a wall and flanking it with chairs.

Practically speaking, a solution like this has little-to-no purpose, short of an occasional dumping place for clothes or bags, or a place to sit and tie your shoes, but what it does give you is the illusion of purpose; the otherwise bare walls and floor have been filled with items that look useful, though they provide very little practical use in reality. Let’s call this an oversized styling vignette, but one that paints a picture of how you might use a space and avoid gaps and voids in an otherwise well thought-out home. A console table with an artwork or mirror above it will solve that problem in hallways and living spaces, even working in larger-sized bedrooms. Solutions like this can sometimes even be just the layer that a room needs to give it height and interest, and to fill up some of the empty walls and gaps behind furniture that otherwise might impact on the appeal of a room.

Spaces aren’t always leftover when they’ve been unused – they sometimes just become that over time, such as when kids leave home or when you realise that you’ve never had a fancy enough soiree for the “good” living room or formal dining room. Although a yoga area or internal gym is probably a grey nomad cliche, there are worse ways to fill these unutilised spaces. An ab roller and a massive treadmill might be an eyesore, but if you kit it out with mirrors, appropriate flooring or a stretching bar then it might look like it has a place and a purpose. Sure, perhaps it’ll still be a bit tacky but at least it might entice some use. Kids’ playrooms are another approach for revamping spaces that might have been allocated as formal areas in previous eras. Providing your children with a separate room, with a bench or table

to play on and loads of storage on the walls, is a great way to organise their toys and provide a clearly defined area within which to contain their mess … I mean creativity. Moving outside, while a shed or man cave might be the suburban dad’s dream, if you want to provide those unused or unloved outdoor spaces with something a bit more aesthetically pleasing, perhaps consider installing a pizza oven, outdoor fireplace or firepit. Hanging chairs for one or two adults can be a chic elevation from a backyard swing, or you can define an area of your yard with furniture. Whatever and wherever the zone, the solution to making the most of every part of your floor space is to provide purpose and consideration to the inclusions within it. C

ourtney Adamo, husband Michael and their gang of children have lived in this Bangalow house for less than a year, and in that short space of time they have well and truly made it home. Initially the family – including Easton, 13, Quin, 11, Ivy, 9, Marlow, 5, and Wilkie, 1 – had the hinterlands in mind, but Michael spotted this historic property on the market and persuaded Courtney to have a look. She explains: “I walked into the house and felt at home immediately.” The 120-year-old home provided a rich sense of character for the family to sink into, and also set the aesthetic tone for the interiors. Courtney describes how the traditional style of the property informed the renovations, where she wanted everything to simply feel like it had always been this way. “I felt like I had to honour this old home, and do everything in keeping with the type of home it is.” This meant retaining the original warm wooden panelled walls, and introducing pieces that are “simple, understated and timeless” to reflect the family’s values, while maintaining fidelity to the original design. In their first two months here, the family have reconfigured the relatively small spaces to accommodate their tribe of seven. When they moved in, the house had only three bedrooms, so creative solutions were required to make everyone comfortable. Courtney describes how “every square inch of space is used and enjoyed in our Courtney Adamo fell in love with the wooden archway detail when she first saw the house.

Courtney says that she is “quite minimal when it comes to interiors … and increasingly more so the older I get.” This minimalism is partly born of practicality (the family shed the majority of their belongings when migrating from the UK), but is also informed by a desire to live simply and meaningfully. Her approach is to buy “only what we need, will last, and look good forever”. This Bangalow house is a dream come true for Courtney and her family. “This magical little corner of the world is so dreamy, I pinch myself every day that we live here.”
