T
here’s something familiar about the organic, curvilinear form of 272 Hedges Avenue, a new waterfront apartment tower coming to Mermaid Beach on the Gold Coast. While there’s a cookie-cutter predictability to the sharp lines and straight edges of southern Broadbeach, 272 Hedges Avenue’s fluid appearance recalls the work of one of architecture’s greats. Zaha Hadid was known as “the Queen of curve” for her revolutionary approach to architectural geometry. The trailblazing Iraqi-

British architect, who died in 2016 at age 65, once said of her style: “The idea is not to have any 90-degree angles”. It is a lesson Rafael Contreras has not forgotten. The Peruvian architect was part of a small team working with the Pritzker Prize winner and Zaha Hadid Architects principal Patrik Schumacher in the firm’s London office. “She had an extraordinary eye for design and always encouraged us to innovate and to create something new in every single project,” Contreras says.
Two years ago, Contreras started his own architecture and design practice, Contreras Earl, with Australian architect Monica Earl. The fledgling firm was appointed to design the two-storey pedestal base and communal areas for 272 Hedges Avenue. Earl says the brief was to create an amazing spatial experience, giving a pedestrian scale to the tower and integrating the design into its surroundings. The building marks a transition between the glamorous low-rise Mermaid Beach neighbourhood and high-rise Broadbeach.

he Brisbane riverside suburb of Bulimba has a long history of shipbuilding, producing everything from ferries to police vessels, pilot boats and racing yachts. With such strong demand for waterfront land close to the city, it was only a matter of time before the land was rezoned for residential use. Now a former shipyard offices site is about to be transformed into luxury homes with stunning views, a northerly aspect and riverfront access. ONE Bulimba Riverfront from developer Velocity Property Group offers 18 threebedroom apartments, six three-bedroom penthouses and six four-bedroom town homes. There’s a ferry wharf at the end of the street, with services to the city taking about 40 minutes. Oxford Street’s shops and cafes are 15 minutes away by foot and there are also plans to redevelop nearby Bulimba Barracks.
Architect Elizabeth Anderson, director of Hayes Anderson Lynch, the firm behind the design, says the interiors embrace Mediterranean minimalism, using a coastal colour palette to create living spaces of understated elegance. “Inside the apartments and town homes, the textures and sculptural forms take their cues from coastal formations, including the weathercarved cliffs and the soft curves flowing down to the coastal edge,” Anderson says. “Natural, textural finishes, such as Elba marble and Italian porcelain, are selected for their authenticity and easy upkeep.” As well as three bedrooms, apartments and penthouses offer a media or multipurpose room, three bathrooms, generous storage and wide, flowing layouts. Ground-floor apartments have terraces and gardens on the same level as the
residences, dropping down to the river level outside private entry gates. A riverfront promenade will be built, providing public access to a previously off-limits stretch of land. The town homes are split over three levels and have an internal lift and two private car spaces. One of the four bedrooms is on the ground floor, with private access from the street, enabling it to be used as an office or guest area. Solar panels and inverters are included in the penthouses and town homes. The penthouses also have Tesla power walls. Apartment buyers can upgrade to solar power and power walls. The communal areas feature a heated lap pool with river views. Council is considering an application for an eight-berth marina. The managing director of Velocity Property Group, Brendon Ansell, has lived in Bulimba for nearly two decades and set a high bar for this project. “We have spent a lot of time on the design and finishes,” he says.

The exterior and interiors have both been designed by top architects Bates Smart, renowned as pioneers of Melbourne’s luxury apartment scene. Bates Smart director Kristen Whittle and his team oriented all apartments to be forwardfacing to ensure residents can enjoy surrounding parkland views. Referencing Melbourne’s famed laneways, the building is constructed using textured concrete and custom-designed Australian bricks. The building has shared spaces, including a pool,
gym, two dining areas and a generous lobby. Bates Smart interior designer Jeff Copolov says the interiors share a bold, monumental theme expressed in the exteriors. “We’ve taken a very modern approach to the interiors with the formmaking being an extension of the very sculptural nature of the exterior of the building. “So it’s about strong, bold and dramatic spaces, which are then softened very much by soft furnishings, the decor and the artwork,” he says. This confidence can be seen in the large fireplaces, and the high ceilings and columns found in the swimming pool area. These elements create a consistency with the sculptural forms that make up the exterior, but are balanced with peaceful fittings and fixtures inside. These include Nordic marble kitchen benches with chamfered edges, shaped to mimic the building’s cantilever entrance. “The overall sense is one of tranquillity and harmony,” Copolov says.

ellness is a lifestyle aspiration that never goes out of fashion. At The Evermore, shared spaces have been created to enhance wellness, where residents can find mind and body revitalisation. A deliberate focus on a wide range of amenities was taken by the interiors team at Hayball, director Bianca Hung says. “Having that retreat, spa-like feel with a proper gym and pool is certainly something buyers are looking for in
terms of finding an escape, which is in line with the hotel-feel at The Evermore,” she says. “It’s interesting because it’s in a location where there is a lot of amenity outside but, once you’re in your building, you still want to have the ability to relax and stay at home.” As well as the wellness zone, there are private indoor and outdoor dining spaces for both formal and informal occasions. Landscaping by Tract maintains the retreat feel with lush plantings creating an outdoor oasis. A feeling of having it all while still at home was clearly the goal for Hayball’s architectural and interiors teams. Designing a range of communal spaces, all with the same sophisticated style, gives residents much to choose from. Hayball has integrated the sophisticated aesthetic of The Evermore’s shared spaces with its interiors and facade by threading
common materials throughout. Its shimmering metallic exteriors are referenced internally with finishes such as brass trims. The same rich textures of marble and dark timbers found in the lobby can be traced to the dining areas and marble appears again in the kitchen benchtops, which are complemented by timber floors. “The marble in the kitchen links from the facade through to the common spaces and then into the apartments,” she says. “So through the whole journey you’re seeing a similar touch of marble through the space. ’’ The best possible aspects have been configured for living areas, where large windows take in views of the Royal Botanic Gardens and the iconic Yarra River across to Port Phillip Bay. sky pool – that’s right – a pool in the sky, is the first thing that will turn heads at Hawthorn Park. Suspended 25 metres above ground level, the glass-bottomed pool allows swimmers to see the gardens below. The pool acts like an aqua bridge and is set to be the first of its kind for Melbourne, but it’s not the only feature that will pull buyers to the midrise development in Hawthorn East. The sheer talent behind what is sure to be a well-known address looks set to be a major drawcard for developers Dahua. Hawthorn Park is a collaboration between some of Australia’s most sought-after designers with architects Rothelowman teaming up with landscaper to the rich and famous, Jack Merlo. Merlo has designed the 2000-square-metre central garden at Hawthorn Park plus the “sky retreat” that will complement the sky pool.
He says the pool may be the showstopper, but the green spaces bring the project to life. “That will be a huge feature, but also just the landscaping generally has been something very integral, both in terms of usable garden areas and the visual softness, to the architecture.” Since winning gold in the Chelsea Flower Show in London in 2005, Merlo’s name is now attached to a swathe of developments. At Hawthorn Park, Merlo and his team have created a central garden that includes a path linking Burwood and Camberwell roads. The space is accessible only by day, as per Boroondara Council instructions. Green spaces in the sky retreat have been crafted for multiple uses – a market garden where residents can grow vegetables, open lawns to accommodate daybeds and decks, plus outdoor entertaining spaces.
“I think the most successful projects are where the different design disciplines work together between architecture, interiors, and landscape,” Merlo says. Social connection and activity were the themes behind the interiors and exteriors, says lead architect Kim Lowman. This is seen in the skypool, wellbeing room and cycling workshop. The crowning glory is a skywalk, with views over Melbourne’s inner-east and CBD. “Hawthorn Park brings a new architectural form and a new level of amenity to one of Melbourne’s most established blue chip neighbourhoods,” Lowman says. “It’s designed to balance bold, modern forms with a respect for local character.” Inside the premium apartments at Hawthorn Park, it’s the little details that speak volumes. Natural stone benchtops are the kitchen’s hero, second only to the oven, steam oven, warming drawer and integrated dishwasher.

The five-storey Porter House with sandstone facade and arched windows was built in 1876 for the Dixson & Sons tobacco company and is a rare surviving example of a commercial building in the city centre. Inside, pressed metal ceilings and an art-deco marble staircase are among the heritage highlights. Architect Angelo Candalepas says the new building will weave an unforgettable corner into the street. “I can imagine, in years to come, that Porter House and the new tower building will merge into one in people’s consciousness as if the entire assembly always coexisted.” While the architecture takes inspiration from the site’s mercantile past, renderings reveal the upper levels will appear from the outside as a dramatic oasis with lush hanging gardens of

Candalepas says new buildings should offer more green landscaping to the city. “There would be nothing more attractive than a city full of towers with greenery,” he says. For a fee, residents can access hotel services such as in-residence catering and room service, housekeeping and maintenance via a personalised iPad app. Taxi, restaurant, drycleaning, courier and laundry bookings, as well as parcel collection and valet parking, will be available. Hotel facilities include a pool, gym, business centre, restaurants and bars. Sales of apartments in Castle Residences started last year, with the penthouse selling for $18 million before the official launch. However, there is a three-bedroom sub-penthouse with terrace available, with a guide of $8.5 million on the north-east corner, sharing a floor with just one other residence. About a quarter of the apartments in the project are still for sale.
