Whether it’s coast or country, wealthy Australians are looking for lifestyle with their second or third homes. B y SU E WILLIAMS

A

country estate, a place by the beach, a home in the city – ultra high-net-worth Australians own an average of 2.3 homes for their use but predictions forecast that they’re likely to buy more in the near future. “Over the coming years we see this moving closer to the current global average of 2.9 homes,” Knight Frank’s head of residential research Australia Michelle Ciesielski says, after the release of the company’s “Prime Global Cities Index Q1 2018”. The areas for these additional purchases most favoured are

6

PR E ST IGE

those that offer lifestyle, both country and coastal, Ciesielski believes. Prime locations are the Southern Highlands of NSW, Byron Bay, Victoria’s Macedon Ranges, Queensland’s Sunshine Coast and the major east-coast CBDs. “These places have an easy drive to the airport for not only international travel, but for some, are making it possible to commute to work after an extended weekend,” she says. At the same time, Christie’s International Real Estate’s new report on the global prestige market, “Luxury Defined 2018”, has found that

a large slice of buyers, particularly millennials, are looking less for top fittings than “lifestyle experiences”. That might mean homes in more remote parts of the country – like our featured property in Exeter in the Southern Highlands – or hip, cosmopolitan, city neighbourhoods. “When they’re looking, most are searching for big-sized homes with a lot of space in interesting locations,” says Christie’s Australian managing director Ken Jacobs, who also nominates enclaves in far north Queensland like Port Douglas and Palm Cove, or Sydney’s Palm

Beach or Portsea for Melburnians. “And it’s either in the country or ... close to the beach.” Knight Frank’s report found that nearly 13 per cent of wealthy Australians are considering buying a further property by the end of this year. They, as well as buyers overseas, still see good value in the market, its head of prestige residential Australia Deborah Cullen believes. Domain Group data scientist Dr Nicola Power agrees. “They’re finding good buys for second and third homes in those rural and coastal areas that tick all the boxes for rich listers ... Often they’re looking for luxury enclaves that are private and offer a complete retreat. “Locations like the Southern Highlands and Macedon Ranges, they’ll like for winter – a time of real fires and red wine; and the beaches for the summer months.”

73-75 Alpine Terrace, TAMBORINE MOUNTAIN QLD According to ancient Feng Shui practitioners, the ideal location for a harmonious home is to be located near the top of a mountain, yet sheltered from harsh winds. It should offer a view, preferably over water and never be positioned below road level. The problem for modern day Feng Shui enthusiasts is finding a great home on a mountain that is also within commuting distance of the city and all its benefits. This prestige mountain home certainly fits the suggested criteria with much more to offer a fortunate buyer. “Built by a master builder at the pinnacle of his career, this spacious and beautifully maintained home offers stunning views of the coast as well as being within easy reach of highly regarded state schools and excellent private schools.” Contact now, to arrange a private inspection.
