addington has a history with Queenslander houses as deep as the hills they sit on – from the traditional weatherboard homes with wide, wraparound verandahs to cute timber cottages, the suburb has long been beloved for its character houses. But it’s becoming equally renowned for its cutting-edge contemporary designs. Over the past few years, Paddington has attracted some of Brisbane’s finest architects, with incredible new builds and modern extensions adding a layer of luxury to this million-dollar suburb.

Tim Stewart, director of acclaimed Tim Stewart Architects, is behind many of these new designs and says Paddington is evolving architecturally as a suburb. “We’re always going to love those character homes. That’s what Paddington is known for,” he says. “But there’s a lot of money here now and those affluent buyers want something modern and something luxurious that has been built especially for them, and especially to suit Brisbane.” Paddington is one of Brisbane’s most expensive
suburbs, with a median house price of $1.11 million, according to Domain data. Stewart says the evolution of the area’s luxury architectural housing was directly linked to its increasing values. “There’s a tendency for the quality of the [housing] design to get better when the suburb becomes more valuable, as the people who live there are quite discerning,” he says. “This is part of the natural growth of a suburb and I think this is just the start of it.” Stewart is the architect behind Paddington’s Woodrock, our feature property, which hit the market recently. Perched on a sprawling, elevated corner block, it’s the latest offering from Rob and Andrew Gray, of Graya Constructions. The Gray brothers have been praised as pioneers in the suburb, for

The demographic of Paddington buyers plays a large part in how the architecture has evolved, according to Stewart. “There’s this nostalgia buyers have with Paddington because of the type of suburb it was 20 years ago. “It was big with students – 20 years later, those same students are now the ones who are buying into Paddington. They’re now professionals with the money to buy there and this plays a big part in the architecture that’s in demand.” Agent Matt Lancashire has seen interest ranging from “high $2 million to early $3 million” for the luxury property which has it all, including a swimming pool with glass feature window and outdoor dining area with doubleheight ceiling.
