Your number plate is scanned as you drive through to the porte-cochere before descending to the underground private garage. The lift has already been summoned and programmed to take you to your floor. Facial recognition software scans you upon entering and exiting the lift, before automatically opening your front door. Once inside, the lights, heating and music are all operating at your preferred settings.

Home, sweet home – without the need to touch a button or swipe a card. Even James Bond would be envious of the high-tech devices to be installed in Melbourne’s most luxe apartment tower, The Muse. The 42 apartments in the 14-storey St Kilda Road complex will become home to Melbourne’s rich and famous. The super penthouse alone, the most expensive of the four penthouses, is now on the market for a staggering $45 million. Technology throughout the building had to be state-of-the-art, according to developers Devitt
Property Group, who hired Brian Mason, director of building services firm Waterman AHW, to fit out The Muse with everything from duress alarm systems to electric car-charging stations. Mason says his number one priority was to integrate futuristic, yet intuitive technology. “It had to be secure, to operate seamlessly and to have the latest emerging technologies incorporated, but the biggest factor was that it had to be user-friendly,” he explains. “We wanted it to be able to be used by

someone in their mid to late-30s who is techsavvy, or by someone in their 60s or 70s who is not all that comfortable with technology. It had to be able to be customised to suit that wide range of people.” Future-proofing was another challenge for Mason and his team. The security and homeautomation technology they selected had to be the best available today and have the ability to be easily upgraded for tomorrow. “From a residential perspective, I’m not aware of anywhere else that has this level of technology and security. I think it goes well above and beyond,” Mason says. Given the apartments are targeted at high net-worth individuals, luxury and security were obvious priorities, says Daniel Cashen, Knight Frank director.
“Everyone moving into this building is very successful in their own right, for whatever reason, and they’ve got nice things – whether it’s art, jewellery, clothing or vehicles,” he says. “The residents who will live there may also travel extensively and they want to know their homes are very secure while they’re away.” The Muse has been designed by Bruce Henderson Architects, who joined forces with Kerry Phelan and Greg Natale to design the interiors. Buyers can choose whether they would like the more masculine colour palettes of Henderson, the lighter hues of Phelan or glamorous designs by Natale. The uber-luxe building will include a grand entry foyer, 20-metre lap pool, relaxation pool and spa, gym with sauna and steam rooms, and
a residents’ club lounge with private meeting rooms. A 24-hour concierge service is the human interface of the building’s security system and will be also on hand for all manner of practical emergencies. Duress alarms in apartments and in the shared rooms of the building will be programmed to alert the concierge, who will be trained in first aid and will have access to defibrillators. There is more than 1000 square metres of space inside the super penthouse, and if the owners are hosting a party or have caterers or cleaners, they can lock certain rooms to effectively section off parts of the apartment they don’t want disturbed. Construction at The Muse begins in January and is expected to finish by late 2021.

Striking the sweet spot The architects of a Melbourne boutique block were conscious of creating apartments designed for the times.
A
n architectural newcomer to a wellestablished street, especially those with heritage character, needs to make a statement without making a splash. It’s important new developments strike the sweet spot between classic and contemporary. For many, this relies on the reimagining of traditional materials in a modern context. Exploring how bricks, timber or stone were used in structures of yesteryear can open doors to new ideas for designers striving for originality, albeit with a nod to history. Today, it’s a preferred method over creating replicas of vintage houses, says architect Will Leaf, the managing director of Ewert Leaf. “That’s generally frowned on and from our point of view, we would never design something that looks like it’s from a past period, say the 1800s, when today we’re in 2018,” he says.
At the St George apartment development in Melbourne’s inner suburb of Elsternwick, Leaf’s team has found inspiration in the brickwork of surrounding Edwardian homes. The result is a contemporary facade characterised by clean lines made from brick and concrete walls, timber shutters and metal balcony balustrades. “We’ve just used all the materials that can be found in the immediate precinct, but reassembled them in a contemporary format,” Leaf says. “You’ve got metal, brick, timber and concrete and they are the four predominant materials used in Edwardian buildings.” St George has a rooftop and balcony edges draped with luscious planter boxes. The touches by garden designer John Patrick entrench the project’s synchronisation between old and new. A similar method has been applied to the interiors, also designed by Ewert Leaf, where
a high-end, neutral palette is ripe for personalisation. Highlights include dark, lacquered timber joinery, brushed gunmetal and marble features. Like many projects in its milieu, downsizers are the target demographic for the developers. Many will come from heritage homes and will be accustomed to the opulence of space and style. “What we try to provide is more of a neutral palette, so people who are downsizing can bring their own furniture they’ve probably had for a long time without it clashing against all of the finishes,” Leaf says. For the team at Ewert Leaf, knowing how to address the interiors came from years of experience renovating Victorian and Edwardian homes. “We provide the contemporary part to what people with classic homes generally want when they’re doing renovations,” Leaf says. “We’re always conscious of not designing for something that’s fashionable now – we want it to look good in 30 years’ time.”
