Buyers are increasingly on the hunt for homes that offer the flexibility and versatility of multiple, self-contained living areas. B y SU E WILLIAMS

t’s the best of all worlds – a stunning, architecturally iconic home that also has four separate apartment residences on the same site. As well as a four-bedroom house designed in a style well before its time, the renowned Gruzman House in Darling Point – named after its legendary architect-creator and one-time owner Neville Gruzman – also supplies an income stream or plenty of self-contained accommodation for guests and extended family. “That’s an amazing prospect, and property,”

says agent Deborah Travers, of Sydney Sotheby’s International Realty. “It’s absolutely unique. The apartments, when let out, bring in around $130,000 a year which is a pretty nice earner.” The 1958 home – once referred to by Opera House architect Jorn Utzon as having “the best living room in Australia” – is right on trend in offering flexible, versatile extra living areas that can be used as the need arises. Michael Clarke, of agents Clarke & Humel Property – who is selling a five-bedroom home in Manly that can convert into a three-bedroom

house with a self-contained, two-bedroom flat – says such homes are in huge demand. “Often, Baby Boomers know they need to downsize, but they’re not emotionally ready, so they can buy a bigger house with separate areas they can use for family or to rent out for an income until they are ready,” says Clarke. “That way, it feels like a sound financial decision, as well as a reasonable lifestyle.” Many also prefer to have their elderly parents close, believes financial adviser Marisa Broome, principal of Wealth Advice.

YOUR AGENT Deborah Travers, Sydney Sotheby’s International Realty

“Having such a beautiful home with four apartments to be sold in line is very, very unusual. But it was such an excellent idea. I think we have had every architect in Sydney through looking at it.”

“Separate living spaces for such uses are now extremely popular and, in the meantime, they can be used as an office at home,” she says. Grand estates such as Elizabeth Bay’s 1858 Tresco, now on the market for about $50 million, had extra accommodation as a matter of course. With its self-contained two-bedroom apartment and former stables converted into offices and a wine cellar, the extra rooms were usually for staff, says co-agent Ken Jacobs, of Christie’s International Real Estate. “Now they can be used for extended family or older children or for elderly parents,” he says. Ross Savas, of Kay & Burton in Melbourne, believes such areas are still often used for live-in help and, if not, for family extensions. “There are myriad uses and they’re a fabulous idea that can work extremely well.”

t’s impossible to know how the dinosaurs reacted to news of their impending demise, or if they even knew the end was near, but it’s hard to imagine them kicking up quite such a wonderful fuss on their way out as the Lamborghini Aventador Superveloce Jota. Because, make no mistake, this fastest-ever Lamborghini is a snarling dinosaur of the automotive world. The brand’s engineers announce this with pride, saying that future Raging Bulls will be at least partly electrified, making them both faster and more efficient, but a little less analogue and a lot less loud. So, it’s on the endangered species’ list, sure, but the Aventador SVJ – all 12 furious cylinders and that sonic-boom exhaust – isn’t going quietly into the night. It’s not just the fastest Lamborghini of all time, but the fastest car in the world, full stop. The SVJ has just demolished the production car lap record of Germany’s famed Nurburgring. The secret to its incredible speed lurks in its gigantic V12 engine, and this is the last time we

will see the big unit appear in a Lamborghini without some sort of electrification. The midmounted monster sends of power to all four wheels, launching the SVJ into the future with face-peeling ferocity at every gentle prod of the accelerator. From the moment you fold yourself into the driver’s seat, it’s clear the SVJ has been designed for performance and with zero consideration for creature comforts. Cup-holders didn’t make the final product. Neither did a glovebox. But, all of that matters little when you feel the acceleration for the first time. A flat-footed sprint to 100km/h takes just 2.8 seconds, while 200km/h arrives in 8.6 seconds. Keep the accelerator pinned and the SVJ will scream like the crowd at a One Direction concert to a terrifying realm that lives beyond 350km/h. The SVJ arrives in Australia wearing a $949,640 asking price, which is rather a lot. But complaining will get you nowhere; Lamborghini is only making 900, and they say almost all of them are spoken for.

Prices: Three bed $3.2-$3.95 million; four $4.5-$4.9 million, half floor $5.7-$8.5 million; penthouse $15.5-$45 million. Agent: Knight Frank, Daniel Cashen 0438 346313, Michael Robinson 0401 071071 If you are investing in car worth near a million dollars, chances are you will want to park it in a pretty impressive and secure garage.
