Setting a new level of elegance

The renovation of a six-bedroom Victorian in South Melbourne has set a new benchmark for grandeur. B y PAU L B E S T

hree is not always a crowd. In fact, the art of collaboration is a powerful tool in the right hands. And this was certainly the case for the key players – owner, architect and builder – in the multimillion dollar renovation of a heritagelisted Victorian property in a sought-after pocket of bayside South Melbourne. The owners bought the 908-square-metre house in early 2006 and wanted to open up the two-storey brick residence – built as a pair of apartments in 1865 – to create a luxury home for their family, which includes three boys.

Crucially, they wanted to honour and retain the significant historic aesthetic of the building, described in a local government heritage review as “one of the most elegant in design in South Melbourne”. But they also opted for a very hands-on approach – which meant design and construction were both fluid and highly scrutinised every step of the way. Initially, they canvassed several architects – most of whom wanted to build “a modern spaceship off the back” – but settled on David Goss, who had left celebrated architectural
practice Wood Marsh to launch Studio Goss. Just as important – but not always given due consideration – was selecting a builder. Again, the owners created a shortlist before giving the nod to Visioneer, which focuses on complex high-end residential work. Visioneer excels, director Michael Schuurmans says, “when the client has a lot of input”. Over a two-year period, the original front of the house was painstakingly restored with a three-level rear extension built over the house’s existing footprint. Goss used a neutral palette of greys and brass, with a European oak floor to tie front and back together. Original features, such as cornicing and skirting, were remade. Goss employed various design details to create a period aesthetic in the contemporary living spaces. Shaker-style panelling was installed in the kitchen, brick-patterned tiling in the bathroom and brass tap and doorware used throughout. Joinery was also hand-painted and, in the master en suite, a fireplace and mantle retained.

‘‘We balanced the level of detail, dialling it up or down, without creating a pastiche,” says Goss. At Visioneer’s suggestion, and after much debate, one of two staircases was removed from the home for a more seamless flow from front to back, and a habitable attic with city views incorporated. “As a team, we worked really well,’’ says Schuurmans. “It’s an efficient way to build because you’re making informed decisions as you go. It’s a leap of faith.” Landscape designer Kate Seddon and landscape construction company Real Earth Developments also played a role in the collaborative process to create a private northwest facing garden in keeping with the house, . with barbecue terrace, open fire, pool, and inground trampoline. And if there’s any doubt whether the cooperative approach paid dividends, just ask the agent. “It’s a landmark opportunity,” says Marshall White director Marcus Chiminello, who
predicts it could set a new landmark price for the area. “The property is going to set a new price not just for South Melbourne, but the City of Port Phillip.”
