Defined as small groups of apartments, which could be anything from five to 40, boutique apartments generally offer more spacious layouts, increased privacy and a higher ratio of owner-occupiers. Architect Roger Wood, co-founder of awardwinning Melbourne firm Wood Marsh, says he advises developers of boutique apartments to ensure lifestyle comes first. “I think they’re extremely popular and we’ve always said to our clients, ‘Make the apartments

Far above the notion of what’s standard, plush apartments are more like upmarket houses with an elevated view minus the upkeep of front and back yards. Today’s version of luxury apartments is far removed from what many homeowners would assume. Forget notions of squishy 40-squaremetre studios and replace them with open floor plans that include two or three bedrooms and at least two bathrooms with more than 700 square metres of space. The development is made up of two buildings housing just 10 three-bedroom apartments and one four-bedroom penthouse. While influenced by their bay views, both low-rise buildings have their own identity. One is clad in dark zinc metal with a series of fins to provide privacy and protection from the low sun, and the other has an off-white rendered masonry shell with circles punctuating the facade. Typically, Wood says, he sees apartments being built as rectilinear buildings that maximise setbacks and yield, so you end up with apartments being shoehorned into boxes to maximise the sellable area. “With the Esplanade, we start, conceptually, with the idea that these are sculptures and that we create identity through the architecture.” The site is decidedly underdeveloped, with one building housing just four apartments and the other, seven. Chenghan Tan, from developer SC Land, says the team took a less-is-more approach. “We’ve taken this approach for simplicity’s sake, out of respect for future owners, who have their own well-developed tastes and lifestyle,” she says. “We wanted to create homes where they can insert their own personalities.”

outh Yarra’s Domain Precinct is among Melbourne’s most tightly held and prestigious real-estate pockets, lined with 19th-century terraces, modern mansions and art deco apartments, and flanked by the Royal Botanic Gardens and Fawkner Park. For a new development to stand out in this area is therefore an improbable task, but one that is achieved in Fawkner House, which features individual residences of between three and four bedrooms. Indeed, this not your typical apartment development. The Beulah International project includes only nine homes (despite having a permit to develop 36) with floor plans ranging from 242 to 400 square metres, allowing for an unrivalled sense of scale. Rather than attempt to mirror the area’s range of residential styles, Fawkner House has been
designed by Rob Mills Architecture & Interiors to make a mark of its own. “With Australia becoming more of a homogenised society, Beulah’s objective for this project was to give residents an experience that was different to other more traditional multiresidential developments; one that heightened their senses because of a design story,” says the developer Adelene Teh, co-founder and executive director of Beulah International. An incorporated water feature, Paul Bangay gardens, long vistas to Fawkner Park and a spectacular three-storey entry are what make this development exceptional, as does the parking – minimum two-car individually locked garages extending to seven for the penthouse. Kitchens showcase premium Gaggenau appliances and benches in excess of three metres long in the option of Calacatta Viola or
classic monochrome Arabescato Cochia marble, complemented by glamorous brass fixtures. A sense of openness prevails throughout the project, from the way it embraces the streetscape and park views through to the individual residences within. Fawkner House has a sculptural form, showcasing curved architectural features that rise up out of the building to draw light within. The continuation of curved walls and broad hallways inside operate as a blank canvas, presenting a gallery-like space for residents to display artworks and furniture of every taste. Each residence also includes integrated technology allowing residents to receive security and privacy notifications via their smartphones while away from the property. It is unlikely a project of this scale will ever be developed in this area again, as this is one of the few South Yarra sites large enough to accommodate a first-class apartment building with generously sized residences and outdoor areas. It is a project that not only pays tribute to, but stands out in, the envied precinct, attracting buyers who have long called the prominent area home. Only one residence remains and the project is scheduled for completion in 2020.

A green jewel in the city’s crown Penthouses in a new Southbank development will benefit from plans that make city living a verdant one too.
Landscapers at Melbourne Square apartments in Southbank have matched the ingenuity of the architects and interior designers to ensure the project is as attractive both inside and out. Located on the corner of Power and Kavanagh streets, the development is in one of Melbourne’s high-rise havens. But this has given landscape architects at TCL a perfect place to shine, says director Lisa Howard. “We like to take on projects that are a bit more challenging,” she says. “For us, this was very much about the context of Melbourne Square and how it fits into the city of Melbourne, and how to make it special for its environment.” Melbourne Square residents will have an exclusive rooftop garden with an infinity pool, along with a 3700-square-metre public park to complement the four apartment complexes, commercial building and hotel.
The park, which will be the suburb’s first, will be in the European style, with piazzas and outdoor terraces. It will have a network of footpaths connecting the six buildings and a diversity of native plants. Yet the critical element of this space is its connection to the nearby Royal Botanical Gardens. Howard and her team took inspiration from William Guilfoyle, who oversaw landscape design at the Royal Botanic Gardens for 35 years from 1873. Developer OSK Property hopes to woo downsizers who may want to leave their backyards but still have easy access to a welcoming green space. A range of apartments, including 20 penthouses priced from $1.85 million, will appeal to these seasoned buyers, says CBRE agent Andrew Leoncelli.
“This specific collection was designed by Chris McCue from the Carr Design Group, with a focus on the mature-age buyer,” he says. Empty-nesters will find penthouses with all the trappings of wealth. Natural marble is the showpiece in the kitchen benches and bathroom vanities. There’s plenty of room, with some penthouses reaching up to 320 square metres. But it’s the views that will trump all. Residents will be spoilt for choice, with spectacular views towards the city, Port Phillip Bay, Albert Park Lake and the Royal Botanic Gardens. Those in the highest apartments will enjoy exclusive facilities including a pool, gym, and entertainment lounge and dining rooms. Penthouse buyers will also have access to the shared facilities open to all residents, which include a theatre, sun terrace, music room, table tennis room and golf simulator. Arguably the best of these features are the open spaces. Having a park as your front yard is a win. So too is the rooftop garden, a private escape to be enjoyed alone or with friends.

ou can’t blame the high-end homes of bayside Melbourne for embracing the summer, but how does their design reflect the rest of the year? It’s a conundrum answered in built form by architects Bayley Ward at Caspian, a Hampton development of 18 residences that they call “a home for all seasons”. Bayley Ward director Nick Readett-Bayley pinpoints the meticulous planning and detail that sets Caspian apart from the “typical beach houses” in the area. “We workshopped the angles from the beginning and wanted to have a point of difference,” he says. “We’re not a design practice that makes anything wishy-washy, and that tends to be the approach in Hampton – the palette in that part of Melbourne is a little bleached-out and whitewashed – while we tried to inject texture and layering.”
He and fellow director Richard Newling-Ward took inspiration from work their firm’s own high-end house designs – Portsea is a favourite stomping ground of their clients – and the waterside wonders of Sydney Harbour. “They have a little more bling; they have more punch in the layering of the details and the choice of materials that create much more depth in the home,” Readett-Bayley says. “One of my personal favourites in Caspian is the fully perforated bronze sliding panel onto the butler’s pantry. It makes sure the pantry isn’t some stuffy area but a space that has been well thought through with a life of its own.” Another point of difference: reintroducing the corridor. “Using the hallway as a separate zone really takes it from being a standard apartment to a refined way of living,” Readett-Bayley says. “It’s not about being greeted by a big, open space
with a kitchen at one end that looks directly into a bedroom; rather, we create a sense of space and privacy that normally you only find in a house rather than an apartment.” This speaks directly to the typical buyer at the Caspian: the downsizer moving from a larger trophy home to a more manageable trophy apartment. It was important to Bayley Ward to ensure each apartment had the same level of luxury, such as the strip of aged bronze encircling the chamfered-edged stone kitchen bench top – a subtle echo of the fine detailing on the exterior – and the island bench’s strong accent colours. “Every apartment has exactly the same level of specification in the detail, such as the Wolf appliances in the kitchens and the fluted glass in the bathrooms, to give a great level of detail to the homes,” says Newling-Ward. Landscaping is by long-time Bayley & Ward collaborator Jack Merlo, while Caspian’s sole nod to communal living is in the form of the serene basement wine cellar.

ot so long ago, Kings Cross was famous for the Golden Mile, a stretch of nightclubs, strip joints and fast-food outlets that came alive after dark. Times have changed, and now the Kings Cross end of Potts Point near the train station is establishing itself as an upmarket residential destination to rival the “Paris end” of the suburb near Macleay Street. New luxury developments such as Omnia from Greenland Australia are at the vanguard of the shift, as CBRE Residential Projects director Ben Stewart explains. “There still is the Paris end, there’s no doubt about that, but the Paris end is growing ever so quickly towards the Coca-Cola sign,” Stewart says. “There is a huge transformation underway.” Lockout laws introduced four years ago in a bid to curb anti-social behaviour in central
