From apartment to Point Piper Locals had better take more notice when young Mike Cannon-Brookes looks for a house in their suburb.
W
hen Mike Cannon-Brookes was house-hunting in Sydney’s inner west for his first home, he didn’t feel real estate agents were taking him seriously. Maybe it was his youthful looks, or the fact that at 24 he was only a few years out of university, but either way he enlisted the help of a buyer’s agent to take the pressure off the whole process. “I really didn’t know anything about buying a property, and I didn’t want to be ripped off,” Cannon-Brookes said at the time. Thanks to the buyer’s agent, he paid $840,000 for a three-bedroom apartment in a converted warehouse in Lilyfield in 2004. He sold it two years ago for $1.46 million. Fourteen years later, Sydney’s real estate agents are taking him seriously. And, so they should. At 38, the tech billionaire
and co-founder of software giant Atlassian has bought Australia’s most expensive residence, securing Australia’s first nine-digit house sale for the Point Piper estate Fairwater of the late Lady (Mary) Fairfax. The $100 million purchase ended 117 years of Fairfax family ownership and finally put to rest speculative reports the estate was to be gifted to the people of NSW after Lady Fairfax died. Perhaps more importantly for Cannon-Brookes and fashion designer wife Annie, it put him next door to the $71 million house of his best mate and Atlassian co-founder Scott Farquhar and his investment banker wife Kim Jackson, and created a beachfront of 1.8 hectares where the couples plan to raise their young families. But, even before Cannon-Brookes snapped up the trophy estate he was already being taken seriously by eastern suburbs agents.
A few days after his 31st birthday in 2010, he bought a former furniture emporium warehouse conversion in Paddington, known as House of Desks, for $7.3 million, and five years later sold it for $10.4 million to buy Centennial Park’s most expensive house Braelin for $12 million. That Centennial Park record was smashed by Braelin again earlier this year when CannonBrookes sold it for $16.5 million. It was his more recent trophy home pursuits that caught the attention of every real estate agent in Double Bay. Having looked at some of the finest homes on the market in recent years – think the Rona and Barford estates in Bellevue Hill – CannonBrookes was credited with also single-handedly pushing up house values near the beach in Double Bay, given a few recent acquisitions and rumours he was circling homes on the beachfront. The acquisitions included a 1936-built house known as SeaDragon for $7.05 million in 2016, followed by a semi for $9.1 million this year and last month a $17 million mansion, Verona. As for those rumours he was circling homes on the beachfront, Double Bay’s home owners might regret not taking the young rich lister’s passing interest in their real estate more seriously.

here’s one city on the lips of anyone who has anything to do with prestige property right now, and that’s Brisbane. “Everyone is talking about Brisbane at the moment,” says Deborah Cullen, head of prestige residential at Knight Frank Australia, a company that moved to the city just six months ago as a result of the demand for top homes from clients in Sydney and Melbourne. “You get such great value for your money there and can buy quality property that would cost you twice, or three times, as much if you bought them elsewhere. So many people, and

businesses, are moving to Brisbane, and it’s a really, really strong prestige market now.” While figures from the Domain Group show Brisbane as the best performing capital city in Australia, with 1.2 per cent house price growth over the last year compared to falls of 6.5 per cent in Sydney and 3.2 per cent in Melbourne, its top 10 per cent tier of stock is also performing robustly. “It doesn’t have the double-digit growth from 2016 any more, but prices are still growing significantly,” says Domain data scientist Dr Nicola Powell. “House prices at the top end are
performing much better than those at the lower end of the market. “We’re seeing houses in some of the most expensive suburbs seeing good growth. Hamilton, for instance, with a median of $1.4 million is up 21.2 per cent over the year, Ascot with a $1.59 million median has grown by 9.7 per cent and New Farm prices have risen by 81.1 per cent over the past five years.” New Farm neighbour Teneriffe, for which there have been too few house transactions over the past 12 months for a reliable figure, is also surging ahead, says McGrath New Farm agent Henry Hodge. “People are always wanting to buy quality in Brisbane’s prestige areas. There’s so much confidence around, and we’ve just had one of our biggest months in the last 15.” Ray White New Farm has also been enjoying stellar results in prestige property. “We’ve had a number of record sales in the $7 million to $10 million range in areas with big allotments of land like Clayfield, and waterfront New Farm,” says agent Christine Rudolph. “We’re seeing a lot of local entrepreneurial

wealth and aspirational buyer, as well as expat buyers, all attracted by the lifestyle, liveability, affordably good-quality schools and the stability of the real estate market.” In Ascot, where our featured property – a large four-bedroom colonial home with wraparound verandas on 1200 square metres of grounds and recently renovated – is being sold by Ray White’s Dwight Ferguson, the prestige market is also strong. “I think it represents excellent value compared with Sydney and Melbourne with bigger properties of comparable quality in very desirable locations,” says Ferguson. That confidence is motivating people to upgrading, knowing they’ll be able to sell their existing property for a good price, believes Jason Adcock of Adcock Prestige. “And we have a lot of Sydney and Melbourne people interested in living in Brisbane now, often coming back from a period away, as well as a lot of expats. “A lot of people are also moving to rejuvenated locations like New Farm and Teneriffe where there are luxury high-end apartments, and renovated properties.”
A continuing shortage of supply is also keeping prices up, advises Michael Vettoretto of Platinum Residences. “The spring market hasn’t yet brought the same amount of stock as it traditionally does,” he says. “We’re getting a lot of inquiries, and prices are really holding up.”
