nner-city living often comes with a tradeoff, with buyers prepared to sacrifice space for the convenience of a home close to the action. There is no such trade-off to be made with a sumptuous collection of whole-floor residences in Pyrmont, a vibrant former industrial suburb on the fringe of the Sydney CBD. Relevé, meaning “to rise”, is a seven-storey development of six three-bedroom homes and one two-bedroom apartment designed by acclaimed architecture and interiors studio SJB. There’s even an opportunity to combine the two top-floors to create a penthouse covering nearly

300 square metres internally. Requests for other configurations will be considered, along with extra car spaces. Developer Eminent Property Australia describes the homes, just 15 minutes’ walk from the heart of the city as “penthouse-style”. “The vision behind Relevé was to create and define a new form of luxury apartment living,” says Christopher Ashjian, the project’s head of development. “Working closely with SJB, we have certainly brought it to life to create beautiful, bespoke penthouse-style residences that Sydney has rarely seen.” Relevé is two blocks from the waterfront on a

quiet street not far from the revamped Darling Square neighbourhood and Pyrmont’s hip dining scene. The building pays tribute to the neighbourhood’s art deco heritage and trademark warehouse structures. Architect Charles Peters, an associate director at SJB, says the building is all about being part of the fabric of Pyrmont. “In Relevé, we wanted to create a sense of luxurious personal space in the middle of Sydney,” Peters says. Art deco style is carried though the apartment interiors, with curved lines and a bold choice of materials. The kitchen palette is dramatically dark, with sweeping patinated brass finishes, a five-metre marble island bench and butler’s pantry. A lighter colour scheme is used in the living room, which features a marble and brass fireplace. Winter garden terraces draped in sheer curtains offer views to the city. In each apartment, the master suite is beyond the main living area to enhance privacy. Raised sills also help cocoon residents from the streetscape. Walk-in wardrobes and en suites with double vanities are highlights. The homes include video intercom, home automation, Gaggenau kitchen appliances, European marble and Liebherr wine fridges. A rooftop garden by 360 Degrees Landscape Architects includes private alcoves, a barbecue area, fire pit and designated Zen space to encourage moments of reflection. Charles Caravousanos of Savills Australia, the agency marketing the project, says Relevé stands out for its high-end finishes and impressive size. “Pyrmont’s sophisticated village ambience is reminiscent of Europe with its deeply layered history, while the sparkling harbour and lush landscaped parks imbue this locale with a distinctly Antipodean beauty.”

f all Melbourne’s suburbs, Toorak is at the pinnacle of prestige. Synonymous with affluence, it is home to some of the city’s successful people. The streets are lined with grand mansions and palatial modern houses, all worth staggering amounts. This is where old money has lived since 1849 when early settler James Jackson built the suburb’s namesake, Toorak House. While it may not be enshrined in council law, newcomers to Toorak’s streetscapes are expected to leap the high bar that was set by Jackson all those years ago. Edition, a trio of residences on Lansell Road, is set to deliver in spades. Designed by Cera Stribley Architects, the building takes its inspiration from the nearby Yarra River. The curves integrated into the design and textures selected in the materials take their cue from the

bends of the river and its rocky banks. Dom Cerantonio, managing principal at Cera Stribley Architects, says the curves soften spaces and add a sense of identity to the development. “The brief was to create large apartments that have something a little bit different, which is why we’ve introduced curves into a lot of the floor plan and that’s unique to this type of development,” he says. Edition’s facade is constructed with slim, coalfired bricks in a light grey with a hint of cream. “We didn’t go for a stone, we wanted to go for something with a bit of texture and variance in the colour of the facade,” Cerantonio says. Edition is a collection of three house-like apartments in one building: the Sky Residences take up the third and fourth floors of the building; the Botanic apartment is found on the lower ground; and the Arc is a single-level

apartment found between both apartments. Unlike most other offerings on the market, Edition is home to three very distinctive apartments, Romy Jackson, development manager at developer Samuel Property, says. “We’ve got three residences that are unique with their own personality, characteristics and special features,” Jackson says. “We’ve designed them all to a size and scale, to a philosophy that makes a truly unique home.” The Sky Residences enjoy views to the city plus an enviable amount of well-appointed space. The main bedroom opens to a private balcony and features a classic fireplace. The luxe feel extends to the en suite which is fitted out with travertine, fluted glass and marble. There’s also a kitchen with butler’s pantry and an outdoor terrace with a plunge pool and spa. Botanic, a duplex home, has a double-height, 6.5-metre void around a spiral staircase. A fullheight glass wall looks onto a private courtyard designed by award-winning landscape architecture studio Jack Merlo.

itting on the harbour foreshore, full of great cafes, restaurants, bars and parks, and brimming with a wonderful village atmosphere, they are the suburbs that are home to some of the best real estate in the world. And our pick of the best has to be Lavender Bay on the lower north shore, the winner of the Domain title of the most liveable place in Sydney; Balmain in the inner west with marvellous harbour views and some of the country’s most bijoux boutiques; and Elizabeth Bay in the east boasting delectable dining. “They’re all stunning blue-chip suburbs with the kind of top real estate that would pass muster anywhere in the world,” says leading Sydney agent Vicki Laing of Laing Real Estate. “But it’s that buzzy village feel of a real community that helps make them so popular with everyone.”

Lavender Bay Punching far above its weight, tiny Lavender Bay is consistently considered one of the very best places to live in Sydney. Close to the CBD and North Sydney employment hubs, it has great harbour views, schools, shops, cafes and public transport, with ferries, trains and buses. It’s soon to have a top-notch building of new luxury apartments, too. Blue Lavender Bay is the redevelopment of the former Samsung commercial building on Lavender Street by

Aqualand Australia, with design by leading architects PTW. “It has an unparalleled location right on the harbour, with a northerly aspect,” says Aqualand head of sales and marketing Alex Adams. “Lavender Bay also has a real village feel, not commercialised like the North Sydney CBD, while having stunning views,” he says. “And the design and quality of Blue Lavender Bay’s finishes are well above anything else on the lower north shore.”

The 21-level Blue Lavender Bay building will have 125 pet-friendly apartments, including SOHOs, as well as one, two and three-bedroom apartments with balconies or wintergardens. It’s likely to attract people searching for the very best Sydney has to offer, like neighbours Nicole Kidman and Keith Urban, who have two penthouse apartments in the nearby block Latitude as well as a third apartment as a home office. “It’s a very desirable area,” says Gerry McPhee of buyers’ agents Hand McPhee. “It’s very popular as it’s so close to the harbour, as well as being such a beautiful place with ferries and buses and the North Sydney rail station, and having the North Sydney commercial area and major hub of Crows Nest so near.” Lavender Bay resident and artist Peter Kingston moved to the suburb in 1972 to work with the late Brett Whiteley and share half his house, and hasn’t been able to bring himself to move away since. “You never forget how privileged you are to live here,” he says, sitting on his veranda in the evening, looking out at the lights of Luna Park. “It’s such an incredible place for artists. Wendy [Whiteley] has made her beautiful garden here and I’ve also built a garden around the public toilets and got a trompe l’oeil artist to paint the door. A lot of people visit here as it’s so amazing, and everyone is so friendly.”


One of the loveliest features of the suburb is its own bay walk along the harbour foreshore, lined with Kingston’s bronze sculptures of classic Australian cartoon characters created by artists May Gibbs, Dorothy Wall and Norman Lindsay. There are also plenty of restaurants and cafes in the locale, including at nearby Kirribilli and McMahons Point. Right in Lavender Bay, however, is one of the most unusual cafes in Sydney, Bay Ten Espresso, in an old heritage warehouse in the base of the harbour bridge. “I don’t think there’s anywhere like it in the world in such a unique location,” says operations director Christie Bannister. “There’s so much character here and it’s such a pleasant spot. So many tourists come to visit, as well as locals dropping in, and everyone is so friendly, it feels like family.” The Blue Lavender Bay building is likely only to add to its prestige vibe. The off-the-plan sales of its penthouses, one for $9.5 million and another for $10.5 million, smashed the price record – twice – for apartment-living north of the Harbour Bridge with a rate of $61,000 per square metre. The prices of the available off-theplan apartment stock of SOHOs, one, two and three-bedrooms range from $1.05 million to $8 million. There will also be four retail spaces below, and a 24-7 concierge service. “We’ve already had quite a mix of buyers,” says Alex Adams. “Locals from the lower north

shore, people from the upper north shore, and others from the east and from Pyrmont.”

Elizabeth Bay Despite not having had any new headline luxury developments in the past five years, Elizabeth Bay has seen far more than its fair share of record-breaking sales of large heritage houses and penthouse apartments. The mansion Boomerang was bought for $20.7 million in 2002 and kickstarted the whole trend for Sydney trophy homes. Other properties such as Berthong, whose previous owners include Russell Crowe and Rupert Murdoch and was offered for sale at $37 million, kept it going. Tresco, which was put up for sale in 2017 for $50 million, continued to give the suburb its blue-chip gloss. Luxury apartments with spectacular views of the harbour have also been snapped up for top prices. Each of the nine apartments in the One Onslow Avenue development were sold on completion in 2007, with the penthouse hitting $13 million; the Pomeroy penthouse last year went for $10.05 million; another at Villa Caprera for $8.25 million and the next at Del Rio for $8 million-plus. “Elizabeth Bay has the harbourfront but then it also has the village lifestyle, especially when you wander up to neighbouring Potts Point,” says Vicki Laing of Laing Real Estate.

“We haven’t really had many new developments lately, but we’re getting more and more people downsizing from areas like Palm Beach and Mosman because it’s such an interesting area.”

Balmain is a top harbourside neighbourhood, with a great community buzz, yet it too doesn’t have any new luxury product coming onto the market. The most recent was The Chelmsford on Montague, a collection of large apartments at an old heritage building, and Bijou, 29 units behind the facade of the old Bijou Theatre. “We get a couple of small boutique developments every couple of years, but they’re few and far between,” says Karl Howard of Ray White Balmain. “But prices here always command a premium as people love its village feel, its cafes, restaurant and boutiques and its mix of people.” Danny Cobden, director of agents Cobden & Hayson, agrees. He says it’s a suburb that’s home to a really interesting, eclectic mix of people, on a peninsula surrounded by water, just one traffic light away from the CBD.

A walk in the park Elements of nature have been the starting point for two buildings in a luxury parkside Melbourne development.

hirty Anderson is one of four boutique buildings making up The Botanic Collection and claims an unbeatable location directly opposite Melbourne’s Royal Botanic Gardens. Developer Sadikay Group and Rob Mills Architecture & Interiors have thrown their hats in the ring for the project, which will offer just three, three-bedroom residences. The penthouse is being marketed with a $20 million price tag and boasts the kind of high-end design that is already attracting attention from expat buyers and affluent locals. “The higher the quality of the land the more resources you have to work with it, so there were no barriers to producing a good building,” says architect Rob Mills. “You couldn’t attain a higher quality of life than in this building, it’s got everything.” Mills likes to harness the elements of light,

air and space in his work and this is certainly on show in this top-floor beauty. Soaring 5.5metre ceilings are punctured with grand-scale circular skylights throwing generous serves of natural light into the living spaces and kitchen, where floor-to-ceiling windows capture some of the greenest views in the centre of Melbourne. In the kitchen, stone and timber are embellished with bronze metal detail and a scullery and Wolf and Sub-Zero appliances deliver the means for upscale entertaining. Bathrooms are equally lavish, with a stonewrapped free-standing bath in a curved alcove providing a centrepiece in the main en suite. Rob Mills Architecture & Interiors is also behind the design for The Botanic Collection’s Kurneh Place, a sculptural reimagining of traditional English mews homes featuring seven apartments. Tucked into a quiet cul-de-

sac behind Thirty Anderson, Kurneh Place also plays with curves inside and out, featuring a smoothly curved facade, generous slabs of curved marble in the kitchen and bathroom, and enormous curved skylights for the top floor. There will be Wolf and Gaggenau appliances, while in the bathrooms there is timber-veneer joinery and gold fixtures and a choice between dark and light palettes. Mills says he has taken his cues for both buildings from the Botanic Gardens, which provide the ultimate green space for residents. “We’re all discovering how important it is to live in a healthy, well environment, and in a calm environment,” he says. Adding to The Botanic Collection’s green outlook is the project’s own Jack Merlo-designed gardens and terraces. Thirty Anderson’s penthouse will include a rooftop terrace and pool wrapped in greenery, and each of the 17 apartments across the four buildings will have landscaped courtyards or balconies that serve to both soften and enhance the architecture.

Architects Bates Smart felt a responsibility to the grand, old precinct when designing 17 Spring Street. B y K ATE J O N E S

I

t takes but a few glances up and down Spring Street to know you’ve arrived at Melbourne’s top end of town. The majesty of Windsor Hotel, the grandeur of Parliament House and the sparkle of the Princess Theatre make an impressive line-up. Just like the “Paris end” of Collins Street, Spring Street has earned a reputation for being a league or two above other city streets. Its position is coveted for the tranquil greenery of Treasury Gardens and its proximity to all the sports action Melburnians rejoice in at the MCG and Rod Laver Arena. Some of the city’s best boutique shops are just around the corner and top-tier restaurants such as Coda and Cumulus Inc can be found at this end of town. Architecturally, its buildings are rich in history and prestige. Parliament House, one of Melbourne’s most recognisable landmarks, was opened in 1856, followed a year later by the

Princess Theatre and the Windsor in 1888. While these powerful drawcards have long made Spring Street the undisputed top end of town, it’s clear that change is afoot. For decades its name has commonly been referred to when discussing political machinations. It is, after all, where you can find ministers enjoying a coffee at The European or an after-work wine at The Supper Club. But these days Spring Street is becoming more synonymous with high-end apartment developments. Residential projects are injecting new life into this “old Melbourne” area. But rest assured, it doesn’t come at the expense of the well-established stately style. Kristen Whittle, director of Bates Smart architecturestudio, is leading the charge with the recently completed 43-storey building at 35 Spring, and 17 Spring, which is soon to begin construction.

He says these contemporary towers are the missing links needed to enhance the street. “At the moment there’s a patchwork of old and new buildings along Spring Street,” he says. “So the intention is to consolidate the look and feel of Spring Street, specifically the Collins Street and Spring Street part of that precinct because it’s got such a wonderful tonality, such a wonderful kind of consistency and such a beautiful green edge. “It just needs to have a couple of pieces and you would have a complete and pure beautiful civic precinct of the city.” Although it brings a modern presence to the historic street, the 36-level tower set to replace the Mercure Hotel at 17 Spring Street will reflect the character of surrounding 19thcentury buildings. embodies the same principles. “It has, through its proportions, a strong vertical dimension, which gives it a level of majesty and monumentality that would be rare within the grid of the city,” he says. “It has an enduring and timeless quality. It’s something that I think people will revere in 100 years time.” Upholding the tone of strength and quality that was set by Melbourne’s earliest architects was critical for the Bates Smart interior design team, led by Jeff Copolov. “The whole idea is that we wanted to create a holistic building where the outside and inside was one fully integrated proposition, which was to highly respect the great street that is Spring Street,” he says. “I think this is one of Melbourne’s great CBD streets and arguably the finest. So we wanted to create a building that was seamlessly integrated from the outside to the inside, in the great way of the classical buildings of the past where the inside and the outside were one entire bespoke proposition.” Bates Smart has a prominent profile when it

comes to landmark Melbourne designs, with its work including Federation Square, the Melburnian and the Royal Children’s Hospital. The firm teamed with super fund developer Cbus Property to deliver 35 Spring Street, which won an Australian Institute of Architects award last year in the Residential Architecture – Multiple Housing category. Cbus and Bates Smart will collaborate again to develop the tower at 17 Spring Street. But whereas 35 Spring Street housed 241 apartments, 17 Spring will comprise just 73. Most will be three-bedroom apartments or larger half and whole-floor homes, unlike the bulk of Melbourne’s residential skyscrapers that contain one and two-bedroom residences. “We wanted to create the idea that this was not just another block of flats, not just another one of 500 apartments in a tall building in Melbourne, faceless, nameless and soulless,” Copolov says. “It’s very much about creating a boutique experience that’s very personalised and crafted, a bit like one goes to a high-end tailor to have something especially made for you.”

In keeping with the old-world charm of the top end, 17 Spring Street will feature a portecochere where residents can drive into a covered circular driveway. Further upmarket features include a ground-floor residents’ lounge with a fireplace near the lobby and on level two a pool and spa. A second residents’ lounge can be found on the third level, along with a dining room and wine cellar adjoining a landscaped terrace and garden. With prices starting at $2 million for twobedroom apartments, the building will conform to the street’s reputation for attracting high-flyers. Cbus chief executive Adrian Pozzo says the project will appeal to downsizers and apartment upgraders. “We’re expecting owner-occupiers mainly because there are so few apartments,” he says.

It’s not such a strange idea when you consider the rise of boutique developments designed to outshine existing stock and become iconic in their own right. Located a five-minute drive from the beach and only 13 kilometres from the CBD, Avenue is the latest project from developer Skelton and is poised to deliver a dose of designer living to a quiet pocket of exclusive Brighton East. Skelton managing director Michael Skelton describes Avenue as a “passion-led project”. While he expects it to be popular with locals and those looking for an “outdoors lifestyle and access to schools”, he is also hoping to attract buyers with an appetite for high-end design. “With Avenue, I’m not looking for speculators or people who don’t intend to hold this property for a substantial time,” he says.

“The detail and thought placed into Avenue positions it toward the traits of a collector. Timing-wise, a purchaser missing out on Avenue can’t simply wait one to two years when the broader market has shifted and purchase something similar, because opportunities like these are exceptionally rare.” A collection of nine, three-storey townhomes to be launched in July, Avenue is the vision of architects ADDARC, a Melbourne firm challenging traditional design. Architect Rohan Appel has used familiar forms and materials in a contemporary way with refined detailing in a bid to ensure Avenue sits comfortably within its surrounds. “The material choices of brickwork, charred timber and zinc cladding are enhanced by the changing daylight across their surfaces,” says Appel. The main bedroom is the hero in the design,

with its cathedral ceilings pitching up to 4.4 metres and the full-height glazing flooding the space with an abundance of dappled light. In the kitchen ADDARC have used full-height timber grain cupboards to provide storage space and a sense of warmth, as well as a stone wall splashback, and induction cooking. Another standout feature is the option to personalise the basement configuration. Buyers can choose a large, multi-purpose room for a cinema or gym plus a two-car garage, or a three-car garage with a workshop or wine cellar, says Skelton. Outside, award-winning landscape architect Jack Merlo has created a strong connection between the built form and the landscaped environment. Starting with the main pedestrian pathway, where a green arbour enriches the arrival, and continuing through each townhome, the landscaping will include evergreen screening plants, flowering shrubs and climbers that bring seasonal change, and blooms year round.

n Melbourne, on any given night, you can enjoy the many ways humans express their creativity. A “dream team” of design experts have collaborated on the creation of Melbourne Square, a $2.8 billion project being built in five stages, which combines residential, hotel and commercial towers. Centre stage is the penthouse and premium sub-penthouses, known as the Couture Series. Developed by OSK Property, who have a 50-year track record of delivering award-winning, largescale developments across Malaysia, these luxury apartments will be “unrivalled”, says

OSK Property spokesperson Scott Jessop. “We really wanted to push the envelope for quality penthouse apartments,” Jessop says. Inspired by the internationally renowned arts enclave, the 316-square-metre penthouse has been imagined as a “live-in gallery”, complete with artistic furniture pieces from Abbotsford store Hub Furniture. Cox Architecture is responsible for the architecture while Carr Design Group has designed the interiors. Jessop says part of the design brief was to make sure residents within the space experienced something “quite different” to just the “large area” of traditional penthouses. To that end, Carr have created generous zones for entertaining, dining, relaxing and wellness. The penthouse features three bedrooms and four bathrooms, along with a wine cellar, library

and infra-red sauna, plus soaring glass walls for cinematic views of the city and the bay. With both the penthouse and the Couture Series, buyers will have the opportunity to have a design consultation with Carr. “It very much involves sitting down and tailoring a product that suits this particular buyer,” says CBRE’s managing director of residential projects Victoria, Andrew Leoncelli. According to Leoncelli, the Couture Series will range from 160 to 240 square metres in size and cost from around $1.8 million to $5 million. He adds there is also potential for those particular apartments to be even bigger if a buyer wishes. In addition to the tailor-made luxury homes at the top of the towers, the development will also include a range of one, two and three-bedroom apartments plus retail, childcare and a doublelevel Woolworths supermarket all set in a series of vast, public green spaces designed by multiaward-winning landscape architecture and urban design firm Taylor Cullity Lethlean.
