Moving to the present with an eye on history

I

n the 15 years since Jen Lowe transitioned from the art world into design, she has developed a reputation for delivering projects with rigorous attention to detail and artfully integrated storytelling. Lowe is the founder of South Fremantle-based Ohlo Studio, whose creative output has continuously impressed me with original, spirited interiors and thoughtful curation of objects that deliver the unexpected. Beyond the ingenious attention to detail and materiality, Ohlo Studio’s work is rich in meaning and cognizant of history. Transforming this run-down modernist coastal home in Perth’s City Beach could not have landed in a better lap. Lowe worked in close collaboration with architect Simon Pendal and landscape designer-architect Steven Postmus from CAPA. Dune House is an honest and sophisticated retreat for a young couple passionate about food, art, coastal lifestyle and the preservation of design history. “Having purchased a dilapidated ’60s home with a garden in equal disrepair, [our clients’] intent to restore rather than demolish was questioned by neighbours and estate agents alike, bucking Perth’s general pursuit of perpetual newness,” explains the design team. In keeping with true modernist principles, the guiding ethos for Dune House was better space rather than more space. The cramped, fourbedroom, one-bathroom house was converted into an airy three-bedroom, two-bathroom home. New exterior openings offer a compelling connection to the landscape, where the softyellow concrete pathway delineates an undulating journey from the front letter-box to the rear garden as the design’s uniting device. Lowe injected the restrained interior shell with nuanced, richly textured and colourful furniture and objects. The collection of primarily Western Australian art was carefully curated to complement the clients’ existing

pieces. A series of plinths and ledges dotted throughout the home allow ample space for these collections to continue to grow over time. “The combination of a simple, coastal palette and a richly coloured interior scheme took inspiration from La Ricarda, designed by architect Antoni Bonet i Castellana in 1963,” Lowe says. “Like La Ricarda, Dune House was designed with its natural surroundings in mind and incorporates furniture pieces created specifically for the house.” The clients’ love of food and entertaining drove the practical aspects. “The kitchen has instantly become their favourite room of the house, both for its operational ease and the connection with the rest of the living areas,” Lowe says. Dune House possesses an air of ease and displays seamless integration across landscape, architecture and interiors. Underpinned by the clients’ commitment to preserving history, all parts of the collaboration focused on delivering a level of detail, quality and function that supports a life of ease without excess.

Don’t rely too heavily on the look and feel of the display suite when buying off the plan.

ff-the-plan apartments have had a bad rap lately with so much publicity over defect-plagued buildings. But when they are good, they can turn out to be very, very good investments. “A lot of the problems are now being cleaned up, which will give people more confidence about investing in them,” says Shaun Thomas, prestige residential director of valuers Herron Todd White Sydney. “But investors should always make sure that the developer and builder have good reputations and do good work. Also, they need to make sure that the area they’re looking at doesn’t have too many other units being built or in the pipeline, so there’d be too much supply.” It’s a good idea, too, to look closely at the dimensions of the floor plan of the apartment you’re considering buying and not rely too heavily on the look and feel of the display suite, advises Tony Cordato of Cordato Partners Lawyers. You can easily be misled about the size of bedrooms with single beds placed there or

receive the wrong impression of the kitchen. “In my experience, a lot of people have had problems with the size of the space between the stove in the kitchen and the island bench,” Cordato says. “In a display suite, it’s often large, so people can walk around easily.

“Make sure that the developer and builder have good reputations.” “But when the actual apartment is built, the buyer realises there’s not enough room for two people to pass easily. Someone I know bought a property off the plan and ended up selling it as he and his wife couldn’t both work in the kitchen together, and he couldn’t stand it.” If you do get it right, however, there are plenty

of advantages. The buyer has to put down only a 5 or 10 per cent deposit to secure the deal, then has plenty of time to organise finance. In a rising market, the value of the property may well have soared between that deposit and settlement. Investors chasing yield often have a huge range of investor-grade stock to choose from, and, with unit prices much softer than those of houses, there are real bargains to be picked up. For those looking for capital growth, off-theplan apartments can also deliver value. Brett Griffith, director of Colliers Melbourne residential, has noticed a trend of high-end buyers looking for more expensive properties. One building, Cbus Property’s 74 luxury residences at 17 Spring Street, has had a clutch of investors snapping up even the full-floor apartments, and one CEO of a major listed company buying no fewer than seven. “They’re happy to take a 3 to 4 per cent return because money in the bank is earning even less,” says Griffith. “They’re looking for capital growth as these high-end apartments are in very limited supply and offer quality in their investment portfolios.” Lendlease head of residential Ben Christie says off-the-plan apartments do offer lots of opportunities. “They can all be good investments, provided they’re in good locations, supported by high levels of amenity and designed and built well with a focus on quality,” he says.
