enovations usually start inside and work themselves outdoors, if at all – and when they do can be an afterthought to the interiors. Not here. The owners of this three-level delight in Gordon, on Sydney’s leafy upper north shore, purposefully chose to overhaul the entire property, a decade-long project completed in three phases, the other way round. They began with the gardens – best described as a “jungle” and “mishmash” back then – before tackling the entry and lower-ground floors of the muscular 1980 Mediterranean-styled brick house they bought in 2005. The upper-storey bedrooms were done last. Originally from the cooler climes of New Zealand, the couple viewed Sydney as a city where it made complete sense for their family of six to soak up the outdoors as much as possible. “We couldn’t believe how mild the winters were and how nice the summers,” they say. “It was logical to renovate [outside] first.” They enlisted leading landscape designer Dean Herald, whose Rolling Stone Landscapes earned a gold medal at the Chelsea Garden Show for its entry embracing Australia’s outdoor lifestyle.
At the top of Herald’s to-do list was the creation of discrete habitable areas, such as outdoor rooms, that played to the owner’s brief to transform the garden into somewhere they could spend time day and night, while remaining sympathetic to the existing architecture and environment. On one side, he designed a covered, fully equipped kitchen, with a teppanyaki grill and pizza oven, alongside a sunken lounge and fire pit. On the other, he created an outdoor dining room. Perfect for family and entertaining. Herald also touched up the existing sinuous, kidney-shaped swimming pool with new bluestone paving and built bold retaining walls, behind which he added a “lush and loose” array of plants to the established garden. He introduced Japanese box and murraya hedging, tree ferns, palms, clumping grasses and flaxes as well as various flowering plants and jasmines. “The idea was to provide a relaxed atmosphere around the harsher lines of [the garden’s] structural components [while maintaining] that traditional, lush Gordon feel,” Herald says. “I wanted to complement, not compete.”
The external work also led to a conversation between Herald and the design-focused owners about how to deal with the indoor reboot. “We wanted inside to feel so much like outside,” say the owners. The plan was to open up the ground floor so that the home’s interior merged seamlessly with the outdoors. Walls were removed, supporting beams inserted, rooms rejigged, spaces rescaled and a frameless bifold glass wall installed to demarcate inside from out. Herald also formed “a view corridor” that afforded unimpeded prospect from deep within the house across the length of the garden. Elevating all of this was a keen eye for styling and decor as well as the inclusion of wow appliances, designer fixtures and furniture. Among them are Wolf ovens, a 4500-litre walk-in fridge, an Inax Japanese-tiled fireplace, a single-cut stone benchtop and inherited Garth Chester Curvesse chairs. The icing was a prized showcase of Australasian artworks, including those of Tom Coley, Kuddtji Tjungurrayi and Linda Bruce. “Inside was simple when you have a client with incredible taste in architecture and art, a good brief and you’re working to match a detailed job you did externally,” Herald says.

Luxury sector is looking attractive Investing in prestige property is a long-term play with an alluring growth rate, but listings are thin on the ground. B y SU E WILLIAMS

he news that Sydney is leading the world in terms of luxury home price growth predicted for both this year and next is tempting many high-net-worth individuals to consider investing in that prime property. With a 10 per cent price rise forecast over 2021 by the Knight Frank global research team and an extra seven per cent in 2022 – matched only by London for that second year – it certainly does look attractive. “We’re finding the prime market is proving very resilient to economic uncertainty,” says Michelle Ciesielski, Knight Frank Australia’s head of residential research. “But while it promises good capital growth, listings are thin on the ground, so buyers are having to pay a premium. “That may change in spring – and hopefully the end of lockdowns – when we should see more come onto the market. Investing in prestige property, however, is still a long-term play, and we’re seeing people buying with finance, taking advantage of the low interest rates, and reinvesting their existing capital in businesses or the stock market.”
Yet rental yields for top property are not terribly high, sitting in Sydney at around 2.2 per cent, compared to yields on cheaper, mainstream property in the same areas of around three per cent. There’s more certainty about yields on lowerpriced homes, too, says Nathan Lewes, managing director of property advisers Asset
“We’re finding the prime market is proving very resilient.” Base. “There’s always going to be a much larger pool of potential tenants who can afford those rents, rather than much higher rents of over $1000 a week,” he says. “With prestige property as well, the rent won’t cover the cost, and with luxury apartments,
you’ll probably have high strata levies on top. But that may suit buyers who want to negatively gear their property, knowing there’ll be decent capital growth ahead.” That growth rate is certainly alluring, especially compared to the other top markets for luxury residential property around the world. Sydney’s 10 per cent projected rise comfortably dwarfs its nearest rival, Miami (six per cent), and Los Angeles and Hong Kong (five per cent). London takes 11th spot on the league table of 2021 growth, with just two per cent this year, but is expected to shoot up to the joint top spot with seven per cent next year. Darren Venter, director of buyer’s agents The Investors Agency, can understand the prime attraction, especially if high-net-worth individuals (HNWIs) are chasing income tax deductions and expect the luxury market to jump further when international borders open. “But it depends which borders open and who’s let in first,” Venter says. “Will it be the borders with China, which traditionally favours Sydney property, or the US and Europe, which tend to buy more property in Queensland, or Japan which has an eye on South Australia and Melbourne? And while HNWIs have a lot of wealth, they often also have a lot of debt [which] can create problems with the serviceability of existing debt. Prime property is usually more of an emotional purchase than a rational one and, while prices will grow in the long-term, it does depreciate from the day you buy.”
