For prestige property purchasers, Adelaide offers a smorgasbord of luxury homes for the kind of prices that could make buyers in other capital cities weep. And as the city was recently declared the most liveable city in Australia and the third most liveable city in the world, it’s suddenly on the post-pandemic radar of many more people. “COVID-19 has brought a lot more buyers here,” says Matthew Paternoster of Williams Real Estate. “They’re looking at us from Sydney and Melbourne, where there’s now been so much time spent in lockdown, and seeing that we’ve only had ... lockdowns of 10 days all up. “They’re also looking at the kind of property we have, with lots of big character homes and city townhouses, and they’re seeing our prices. “Now, so many of them are selling their homes for maybe $7 million, $8 million, $9 million or $10 million, and buying something equivalent in Adelaide for $3 million to $4 million and putting the rest in the bank or into their businesses or other investments.” The world-beating rating from The Economist Intelligence Unit’s Global Liveability Index 2021, which scored 140 cities on features such as safety, sustainability, healthcare, education, stability and infrastructure, didn’t hurt either. With Adelaide ranked behind only Auckland and Osaka, it’s concentrated attention even more on a capital city that the Australian Bureau of Statistics projects to still only have a population of about 1.5 million by 2027. “We’re now seeing a lot of people coming here from interstate, as well as Australians who’ve been living overseas in the UK, US, everywhere, returning to live here, or buying here on FaceTime for when they can return,” says Mark Sanderson, the president of the Real Estate Institute of South Australia. The resulting increase in demand for homes

has seen the median house price in Adelaide rise by 16.3 per cent over the past year, on Domain figures. At the top end, anecdotally, the rise has been sharper still. David Smallacombe, of Smallacombe Real Estate, says in some of the blue-chip suburbs such as Medindie – where a sale in March for a reported $10.5 million smashed the city’s property price record – and Toorak Gardens, rises have been as high as 30 per cent. “People are keen to buy in good school zones, particularly from overseas, and you can see

these kinds of big price rises continuing,” he says. “People are now able to work remotely, and while in the past we’ve not had so many jobs locally, that’s now starting to change.” The city, already revitalised by the $535 million redevelopment of the old Adelaide Oval, is currently undergoing an unprecedented commercial boom. Charter Hall has poured $470 million into a new commercial tower in the CBD, Cbus Property has appointed multiplex to deliver its new $300 million commercial office development nearby, and ICD

Property will soon be starting its $400 million mixed-use development at the city’s iconic Central Market precinct. “We’ve had incredible levels of both commercial and residential interest in Adelaide,” says Daniel Gannon, South Australian executive director of the Property Council of Australia. “We’re now in the fortunate position of more people moving to

Adelaide for its value proposition and its lifestyle, and far fewer wanting to leave. “In the past, many of our best and brightest moved away to further their careers, but Adelaide now offers so much to everyone.” The city has long been considered the nation’s most conservative capital, but even that is changing, says Grant Giordano, principal of Giordano & Partners Luxury Real Estate. “Adelaide has always been, I don’t want to say provincial but parochial in that people never wanted their neighbours to know what they paid for a house,” he says. “But now it’s different. It’s a competition to keep up with the Joneses, and they’re willing to pay more to get exactly what they want, especially with COVID, and they don’t worry what their neighbours might think. “It’s been a big ideological shift in attitude and sentiment. They see magnificent houses around the world, and now they want them, and don’t feel they have to hide them away behind brush fences and iron gates.” John Williams, co-principal of Williams Real Estate, agrees there’s been a change of attitude brought about by COVID-19. “People now want to enjoy life and improve their home environment and buy that luxury home now that they’d been putting off buying,” he says. Blake Scholz of Ray White Unley, who is currently auctioning a four-bedroom sandstone villa close to the beach at 59 Partridge Street, Glenelg South, says he’s seeing new price records set around the beaches almost every week. “In the prestige market, we used to have one to two buyers for each property, but now we’re having multiple, multiple offers prior and up to 20 bidders at properties over $2 million,” he says. “That’s a big shift for us, and it’s making the whole market incredibly buoyant.”

Adelaide gets its time in the sun The fundamentals are looking good in the South Australian capital, and investors are taking notice. B y SU E WILLIAMS

Property buyers in Adelaide are active at both the more affordable and the luxury ends of the market.

t’s Australia’s big, brash boom-and-bust property markets that tend to grab the attention of investors, but quietly consistent Adelaide is now deservedly getting its time in the sun. New Domain research recently found the city was the only state capital – apart from Hobart – that had not a single suburb where rents fell in the past five years. Meanwhile, a report from the University of Adelaide’s school of architecture and built environment has just revealed that, of the last two downturns in the economy, prices dipped in Adelaide by only 0.2 per cent in 2012, and then actually rose in 2019 by 0.4 per cent; the only state capital where prices didn’t fall. “It’s amazing that in one of the worst bust years, Adelaide prices stayed positive, whereas the other capital cities all had drops,” says Peter Koulizos, the report’s author and also the program director of the Master of Property and the chair of the Property Investment Professionals of Australia body. “It’s a very stable market, and COVID-19 has turned it into an even more attractive

proposition as so many people are relocating from bigger cities to regional areas and smaller capital cities. I spoke to someone the other day whose son worked in Sydney [but has] now moved back to Adelaide, working remotely on a Sydney wage but on Adelaide expenses.”

By the same token, house rents rose 8.9 per cent over the same period to a record weekly rent of $430, and units are up 9.4 per cent to

$350. But desperate renters are often still prepared to pay more to find a home. As an example, Koulizos has heard of some offering $450 instead of the advertised rent of $420. Bronte Manuel, sales partner of agency Toop + Toop, says he is now dealing regularly with large numbers of investors. “We’re getting significant interest in Adelaide now from investors,” he says. “Rental prices have never been this strong before and over the past 12 months – because all the figures stack up – we’ve had double or triple the number of investors looking to buy.” House prices have also grown over the last year by a handsome 16.3 per cent, delivering investors the promise of capital growth too, although units have risen only 2.3 per cent. At the same time, Adelaide still offers a very affordable proposition for investors with a median house price of $629,728 – the second cheapest of all capital cities behind Perth and less than half of Sydney’s median of $1,410,133 and just 61 per cent of Melbourne’s $1,022,927. Its unit price is also rock bottom at $337,932. “We’re now putting all our auctions online and, typically, around half of our properties are being purchased by interstate buyers, whether seen or not,” says Kate Smith of Harcourts Smith. “We’re seeing investors buying property at both the more affordable end of the market and the luxury end. “They see it as a good-value proposition across the whole range.”

Fifty Two Black, a prestigious address of just five apartments by developer PB & Co that will be completed in February 2022, has been shaped with inspiration from international art, fashion and architecture. “When PB & Co founders Alex and Michael approached us, we were immediately impressed with Nicholas Day’s understated art deco design for the exteriors,” says Tuck. “These inspired us to explore how the art deco style might be informed by that unique Melbourne lifestyle that seamlessly combines high-culture refinement and an ease of living that’s focused on the Mediterranean climate. “As we furthered our exploration of the intersection of the art deco style and Melbourne’s Mediterranean outlook, we began gravitating towards the French expression of art deco. Specifically, the arte moderne style popular in the Cote D’Azur in the 1930s.” The aesthetics of Fifty Two Black are summed up by clean, streamlined spaces and light, airy interiors. Rich materials such as French chevron flooring add to the sense of luxury. Tuck’s background as Ralph Lauren’s senior

director of international architecture, a role he held for 14 years, helped inform his marriage of architecture and interiors. “The experience was formative and left me with a deeply embedded DNA of the Ralph Lauren aesthetic,” he says. “Above all, it emphasizes luxury with comfort. These two concepts inform everything we do.” Tuck and Day worked hand-in-hand with New York interior designer Meg Sharpe to create a seamless look inside and out. Sharpe, considered one of New York’s most elite interior designers with award-winning designs ranging from luxury Park Avenue apartments to famed New York restaurants and international hotels, said the team approach has achieved a harmonious result which residents are sure to appreciate. “Gregory Tuck has really defined the architecture of the space that we all step into, and Nicholas’s interpretation of, and lightness of touch to maintain the Ralph Lauren Home world while considering the site-specific needs has created a beautiful blend between the two architects,” says Sharpe. “As the interior designer, we have worked with both teams to realise the dialogue between the interiors and the exteriors. “From the overall layouts to the final lighting locations to the finishes of the joinery, we have worked together intimately on all the details to create a cohesive space for the buyers.” Residents will be able to select from three unique interior concepts. Each has a material palette based on neutral textures in keeping with the beachside location. These include fabrics in earthy tones and subtle textures, and sophisticated metals. “The concept for the spaces is effortless elegance,” Sharpe says. “There will be a warmth represented not in colours but in textures and layers to create a sophisticated richness in the spaces.” Priced between $5 million and $9 million, the residences at Fifty Two Black are aimed at wellheeled and discerning buyers.
