t’s an area of stunning beaches, picturesque vineyards, verdant forests, gourmet food … and rocketing house prices. The south-west corner of Western Australia is now being counted among the most desirable lifestyle destinations in the nation, with strong demand for homes in many locales, low supply and prices that are, as a result, smashing historical records. “I put one house up for sale recently, then had to put my helmet on and mouthguard in to brace for the crowd of people saying they wanted it,” says Ian Carter of Carters Real Estate in Denmark. “I was swamped with inquiries from all over Australia and overseas. “It’s been crazy around here. I’ve been here 34 years and have never seen a marketplace like this. COVID-19 has changed the world, but it’s certainly changing it around here. “It’s a beautiful, isolated spot, only half-anhour from Albany, and suddenly everyone wants to live here.” You can understand why. Denmark sits on the Rainbow Coast, 400 kilometres from Perth, resplendent with beaches, undulating green hills and a mild climate. Here, prices have risen

21 per cent in the last quarter alone, according to a recent Domain report. But it does have fierce competitors from many of the other towns in the 23,000-squarekilometre area with 170,000 inhabitants. There’s Yallingup, for example, on the coast and surrounded by the Leeuwin-Naturaliste National Park, a mecca for the wealthy, surfers and fishermen. Its median price, according to the Real Estate Institute of Western Australia (REIWA), has leapt 13.7 per cent over the quarter, and 53.3 per cent since June 2020. Then there’s Eagle Bay – another beacon for

the rich and famous – where prices have risen 14 per cent over the year, Dardanup where prices have jumped 10.8 per cent over the quarter, and Augusta-Margaret River, up 8.2 per cent in the same three months. In Dunsborough, REIWA deputy president Joe White says prices have gone up 20 per cent in the past year and a half. “When COVID hit, we had a six-week lockdown in March-April 2019, then as soon as we came out of that, KABOOM!” he says. “And it hasn’t stopped since. “We were coming off a pretty low base, the

longest property slump in WA history that went back to the GFC in 2008, but prices are now going through the roof. “When a pandemic hits, people want to go to places with fewer people, and now they can work from home anywhere, they’re all discovering us.” That whole region, surrounded by ocean and reserves, is very much the new Byron Bay, believes Rob Farris of JMW Real Estate, who’s selling a four-bedroom house at 14 North Street, Dunsborough, for $2.9 million. “People are paying a premium and prices are getting absolutely stupid.” Many major companies have now relocated their HQs to the south-west, too, and holiday homes that were only seasonally occupied have people living there five days a week, with two days spent in the office in Perth. In addition, 40,000 previously fly-in, fly-out mine workers settled in the state, so they’d be able to work during state border lockdowns, with many coming to the south-west. “With no overseas holidays, we had so many people visiting and discovering this area for the first time,” says Shane Greaves, of valuers

Herron Todd White. “Then we saw a big increase in people coming for a tree or sea change. “We’ve had a lot of buyers buying from the east coast sight-unseen and paying prices that seem reasonable compared to Sydney prices but that are very high here. “We’ve had sales in Yallingup for $4.3 million and $4.5 million, and Eagle Bay for 6.5 million. There’s plenty of money out there.” In Margaret River, an area that’s dominated by older housing stock, with only a few standout prestige properties, another home is being sold for $4 million. “It is an absolute ripper, though,” said Mack Hall Real Estate agent Mitch Thorson of the house at 149 Terry Drive. “The first owner of this now lives in Monaco.” Even residents who were in the area are now returning. A five-bedroom house at 49 Mentelle Road, Burnside, being sold for offers with an expectation of $2.2 million to $2.5 million, has, among its potential purchasers, one man who last owned it eight years ago. “He’s now trying to raise the money to buy it back,” says agent Paul Manners of Space Real Estate. “The area is so popular now, and so many people want to live here.”

FRANCES ANDRIJICH

It’s tempting to buy a cellar It’s a wine-lovers dream to buy into the heady world of vineyards and wineries, but it’s not a move to be taken lightly. B y SU E WILLIAMS

An aerial view of Picardy Wines, in the Pemberton region of Western Australia.

boutique winery in the Margaret River region, with two large homes and an olive grove. A historic homestead just outside Launceston set in green rolling hills garlanded with vines. A gorgeous winery and cellar door specialising in hearty reds by the Murray River. What’s not to love about the idea of investing in a winery, either buying your own in some magical spot of a well-known wine region, or taking a stake in a vineyard fund? “It depends on what you want out of it,” says Gerald Feickert of winery and vineyard brokers Feickert & Co. “If you want a massive financial return, then it’s probably not such a good idea. “But we’re getting so many inquiries at the moment from people who like wine, can work from home, want to get out of the city because of COVID-19, and want to combine a lifestyle with an income. That can be fantastic. And the wine industry is changing with ... opportunities for entrepreneurs who understand digital marketing and can bypass the big retailers and build their own brands and following.”

It’s important to invest well, though, either in, or just outside, Australia’s best-known wine regions, like Western Australia’s Margaret River, South Australia’s Riverland or Barossa Valley, NSW’s Hunter Valley or Central Ranges, Victoria’s Yarra Valley or Rutherglen.

“If you know what you’re doing, it can be quite a profitable business.” “You need to be on a major wine route to attract tourists and have a cellar door where you can sign people up,” Feickert says. Critically, this kind of business should never be done after a few glasses of some delicious varietal you’re offered on a site visit, either. You need a clear head to examine the books and

prospects of an established winery or the costs of setting one up. There’s also a horticulturist and a winemaker to hire, or the price of good advice. “If you know what you’re doing, it can be quite a profitable business,” says agent Brian Moulton of Acton South West Busselton, in Western Australia’s south-west. “But if you’re a doctor or dentist investing in a winery with little knowledge of growing fruit, making quality wine and selling in good markets, you might not have such a good cash flow,” he says. Of course, it’s terribly tempting to invest in something you love, and what could be more dashing than for a wine connoisseur at a dinner party to produce a few bottles of their own latest vintage? (Unless it’s not good.) Yet the time could soon be ripe for buying as well, with a few more vineyards likely to hit the market as the $1.2 billion from the loss of Chinese export markets bites and possibly a domestic over-supply kicks in from this year’s record crop of 2.03 million tonnes, 31 per cent up on last year. “If you have wealth from other sources, it’s good to invest in an existing brand and build it up and not have to worry about making a shortterm return,” says Tony Battaglene, the CEO of Australian Grape & Wine Inc. “But in the long term, we’re an industry with a good reputation, great supply and well-regarded around the world.”
