Complete design melds function and visual delight

H

eritage greets contemporary with a warm embrace in one of Kennedy Nolan’s latest residential projects – a restored and re-imagined Edwardian house in Melbourne’s inner suburb of Elsternwick. “This project was a great opportunity to deploy the principles of complete design embodied by the arts and crafts movement,” says Kennedy Nolan founding director Patrick Kennedy. “An integrated amalgam of architecture, interior design and furnishing, all of which were developed by our team.” The team are masters of the layered yet measured, colourful yet calm, visually arresting yet comfortable and warm, and this project takes things to a new level with its complex, multiple personalities carefully threaded by their deft hands and sharp sensibilities. “The great strength of this project lies in its completeness,” says Kennedy, and I simply couldn’t agree more. As with all alterations and additions projects, the architects navigated the old fabric with the new, but the true mastery lies in the fact the overall house feels singular in mood, scale and quality. This outcome, in part, resulted from the client’s request for something beautiful to look at wherever the eye landed. This compelled the design team to look at each element of the house both from a functional and an aesthetic approach. As a result, even the most mundane functions have been elevated into an art form. One such visual highlight is the intricate record cabinet in the living room. Custom designed by Kennedy Nolan and made by FineForm Joinery, the Dulux Amazon Depths green outer shell gains a new dimension when the top lifts open to reveal the record player and the lining of rich red velour from Kvadrat. The existing building fabric provided a rich source of inspiration for the design team. While the brief called for a complete approach to a suite of existing and newly constructed rooms,

more importantly, the client spoke of “emotions and atmospheres rather than specific spatial or visual qualities”, Kennedy says. This house was to be a refuge that provided visual delight in every instance. “Our approach emerged through devising a colour palette, an intention to imbue the interiors with colour [as appropriate to an arts and crafts house], but to make the colour as gentle as possible, and to modulate its intensity through the various rooms and zones.” Kennedy Nolan deploys texture as a means to amplify the subtleties of colour: silk is used as wallpaper; walls are lined in render; and fluted, limed timber is used extensively. “We were compelled to elevate the principal living spaces in order to maintain an appropriate visual hierarchy,” Kennedy says. “In some cases, this led to theatrical and elevated interiors, which were nonetheless rigorously controlled to maintain serenity and calm. It is the combination of drama and calm which feels like the project’s greatest achievement.”

Investments with twice the payoff The pandemic has prompted many investors to find ways to get a solid return plus a positive social or environmental outcome. B y SU E WILLIAMS

Ethical investments were once seen as a trade-off for profit but strong returns are changing that narrative.

etired cycling magazine editor and author Neil Irvine has always been inclined towards conservation causes but, when his dad died, he inherited his portfolio of shares … and discovered most were in oil companies and coal mining. As a result, he gradually divested himself of those, signed up with a new financial advisor last year and put his money in impact, or ethical, investments instead. “I didn’t like the feeling of getting income from the things I knew were harmful to the environment,” says Sydneysider Irvine, 65. “And a lot of the responsible funds are showing good returns as it’s such a growth industry. The future looks bright for environmentally sustainable industries and stocks should continue rising. It’s a win-win.” His guide, CreationWealth director and senior financial advisor Andrew Zbik, says there’s been a fresh flood of people coming to him since the start of the pandemic, saying they’re now interested in doing good with their money. He’s not sure if lockdowns have given people

the time to look more closely at their investments, or whether it’s a more significant attitudinal change. But he does know that more people are now keen on finding listed companies or Exchange Traded Funds (ETFs) that meet the criteria of impact investing.

“A lot of the responsible funds are showing good returns.” It’s an approach that seeks to bring both a financial return and an actively measured positive social or environmental outcome. “I’ve had a lot of conversations with clients over the past 18 months around their values and how they don’t just want a recurring income; they want to invest in something worthwhile,”

Zbik says. “Many of them have changed their lives and are more now focused on family and friends rather than on material possessions. “As well, 10 years ago, you might have wanted to invest in solar companies, for example, but I could only find two listed in Australia and they were not making money and relying on raising capital. Now, however, there’s been a huge growth in ETFs, which provide a great way for investors to purchase a basket of companies in a particular sector or index.” Investment company BetaShares launched the first of its current eight ethical ETFs in January 2017 and now accounts for 65 per cent of the $5.3 billion industry that’s grown 88.7 per cent over the past year. Early on, people believed the ethical aspect was a trade-off for profit, but that’s no longer the case, says chief executive Alex Vynokur. One of the ETFs, the global sustainability fund ETHI, had a return of 32 per cent last year, and 24 per cent a year for the past three. “My perspective is that COVID probably accelerated a trend towards impact, or responsible, investing that was already happening,” Vynokur says. “Also, people now understand that, as well as the satisfaction or pleasure of this kind of investment, they are making very good returns. Investing in new industries developing alternative sources of energy or fighting climate change isn’t only the right thing to do, it’s also a phenomenal business opportunity.”
