uxe by name and luxe by nature: Broadbeach Luxe Development Company has spared no expense on its new beachfront development, set on the corner of Charles Avenue and Old Burleigh Road in Broadbeach on Queensland’s Gold Coast, directly opposite the green expanse of Pratten Park and the Kurrawa Surf Club. “If you’re going to call your building Luxe, you need to deliver,” says sales agent Adrian Parsons, managing director of TOTAL Property Group. “With every element, from the minute

you walk into the front foyer, it’s very clear it’s called Luxe for a reason.” Nathan Andersen, the director of Core Property Partners, the company project managing the development, describes Luxe as a six-star property taking cues from Manhattan’s art deco gems. He says the level of finish will surpass that found in beautiful hotels, with a concierge service to match. And, in a breath of fresh air for the Gold Coast, Luxe is less about glitz and glamour and more about elegant sophistication.

“This development is for the prestige buyer who appreciates an international standard of living in a prime beach location,” Andersen says. The DBI-designed building, due for completion in 2024, has found a ready audience and, in a nod to the booming Gold Coast market, 12 of the 28 apartments have sold. Domain’s Queensland Spotlight Report, released this month, showed unseasonably high buyer demand in Queensland over winter compared to the three previous years, with the median unit price on the Gold Coast increasing by 9.9 per cent over the year. And, according to the September Regional Movers Index, the Gold Coast continues to be the most popular destination among people moving from capital cities to regions, welcoming more than double the number of city folk than any other region during the 2020-21 financial year. Parsons says inquiries and sales are split evenly between buyers from Sydney, Melbourne, Brisbane and the Gold Coast, all of whom are looking for space and luxury in a top location.

Instead of a one-size-fits-all approach, Luxe gives buyers the choice of four floor plans – comprising three, four or five bedrooms – delivered on your preferred level. “Some people are drawn to the lower levels because they want contact with the [activity] on the ground,” says Andersen. “Others want to be up in the sky and have the best views.” Parsons says this approach has been wellreceived by buyers, with lots of boxes ticked to suit different lifestyles. “Buyers absolutely love it,” he says. “They love having choices and they can see that these plans have been so well-considered. “If you’re a movie star and you want very grand entertaining areas, we have a layout for you. If you want ample guest space that’s private and set away from your master suite, we have that. And, if you want balconies to all of your bedrooms, we have that.”

Andersen says the floor plans match the wish lists of buyers moving out of waterfront mansions who still want the feeling of space provided by their free-standing property, with room for a grand piano or a full-size pool table. “You don’t have any adjoining walls, the flow of noise doesn’t generally go up or down, there’s natural light from every angle and 360-degree views from every apartment,” he says. Each apartment will be fitted with natural stone benchtops, Gaggenau appliances – including twin ovens – herringbone timber floors, custom joinery and a world-first, fluted free-standing bath from Decina. Temperature-controlled wine storage comes as standard, with buyers given a choice between a dedicated wine room or a wine wall as a feature in the living spaces. A built-in barbecue with a wine fridge is an optional extra. Exclusive residents’ amenities on level five include a 25-metre heated lap pool, a lounge area and a yoga terrace, all with magical views over the Broadbeach foreshore and out to the ocean.

Rather than a desk-bound concierge, Luxe will offer an on-demand concierge service. “There’s no one in the lobby downstairs, instead it’s a service that is effectively at your beck and call,” Andersen says. “If you’re driving down from Brisbane on a Friday evening, let us know when you’ll arrive and we can have champagne chilling in an ice bucket. “We can organise dry-cleaning, car cleaning, or arrange a party beside the pool. It’s about providing the residents with the ability to live life the way they want to live it.” In a bid to deter “Gold Coast party animals”, short-term rentals won’t be permitted, which has given Luxe added cachet with owneroccupiers. They have also been drawn by the very walkable location. “There’s walkability from a relaxation and exercise perspective but, more importantly, walkability to restaurants, bars, the supermarket, the casino and the beach,” says Andersen. “If you’re living here or holidaying here you can absolutely lock up the car and not have to touch it while you’re here.”

elbourne architect Dom Cerantonio freely drops the U-bomb when talking about Edition, a boutique development of just three luxury apartments – including the two-level penthouse dubbed The Sky – on which he was lead architect in the upscale Melbourne suburb of Toorak. That’s U for unique. While it’s a word often loosely bandied about and all architectural responses, to varying degrees, are unique to each site and client, Cerantonio repeatedly uses it to single out features he believes set the Lansell Road apartment building apart. “From the outset, it was a very challenging site that led to unique features in the design,” says Cerantonio, a co-founder of architecture and interior design practice Cera Stribley. Firstly, there was a tricky fall in the block of about six metres, front to back, which was addressed by introducing various levels. For instance, two of the three apartments – the penthouse included – have two floors and feature double-height voids. A car lift and double-level basement are

incorporated into the design – not inclusions you see every day in a small development. The penthouse apartment has its own basement with room for up to seven cars, something else Cerantonio sees as unique in apartment living. The block also has an irregular shape. This gave Cera Stribley exciting opportunities to employ curves throughout the building. For instance, a 270-degree circle is carved into the north-west corner of the building and a tree added to jazz up its form. Importantly, too, curves are used for the entrance and inside the apartments to create unusual, intriguing spaces. Six-and-a-half-metre voids are filled with helical staircases. The upper floor of the penthouse also features a prow-like corner that opens onto an expansive terrace with a dipping pool and views across the Toorak treetops to the serrated edge of the city skyline. “It’s just another feature we don’t see a lot of in apartments,” Cerantonio says. The irregular shape of the penthouse also led to a main bedroom – with en suite, walk-in wardrobe, fireplace and private balcony – which

is arguably bigger than those in most houses and would rival the entire dimensions of some apartments. “It’s definitely not normal,” he says. That’s another truly exclusive thing. The building – The Sky, most of all – is designed with house-like living in mind, with the highend features and materials, fine detailing and proportions familiar to those who’ve hailed from large, prestigious homes. It’s also why there are only three apartments and not five, as was originally conceived – to make it super-luxe, personal and uncrowded. “One of the key goals was to create a new paradigm for apartment living – to create more than what you see in a typical apartment,” Cerantonio says. Moreover, the cream Krause brickwork of the boxy facade with its elongated windows purposefully reads more as a single dwelling than an apartment building, its appearance suitably “classic and timeless” in keeping with the suburb’s traditional look and feel. “The project was innovative at the time [we were designing it] because you weren’t seeing apartments that big,” says Cerantonio. “I remember thinking this is quite unique and special.”

Solving the apartment dilemma There are pros and cons to investing in units with loads of amenities, so it might be better to just keep it simple. B y SU E WILLIAMS

glistening new apartment tower with a pool, a gym and a rooftop garden is likely to be enormously enticing to prospective tenants. But for investors, should all those alluring amenities sound the alarm bells? Like the buildings themselves, it’s a multistoried prospect. On the plus side for investors, it’s unlikely the units will ever be empty. If demand falls for apartments, these developments will, with a possible rent adjustment, always have their pick of the pool of available tenants. But, on the downside, those facilities can be expensive to maintain in terms of quarterly strata levies, so the yield may well be lower. And capital growth? If a slick building becomes fashionable and continues to be regarded as hip, then capital growth may well power on through. Or not. “With facilities like a pool, an apartment ... will always be easier to rent out,” says Sophie Liu of PMI Investment. “But the levies can be very high, which will eat away at your income. “So, I often prefer to invest in something more

modest, no more than six floors high and with minimal amenities to pay for. They are always cheaper to run and the returns can be good. “The first priority should be less looking at the facilities on offer and more on the location, and whether it’s close to shops and transport.”

“I … prefer to invest in something more modest, no more than six floors high.” Another consideration should be the macroeconomic situation, says Alex Joiner, chief economist at IFM Investors. At the moment, many investments are coming up roses, fertilised with rock-bottom interest rates. “People in my parents’ generation have been able to capitalise over three decades on falling

interest rates,” Dr Joiner says. “They’ve enjoyed healthy capital appreciation on top of rents. “But while the returns are very good now, you have to remember we’re at the top of the cycle. Going forward over the next five to 10 years, we’ll be in a rising rates environment, so I’d be a little bit more cautious.” In that situation, if he were looking to invest in an apartment, he thinks he’d be looking for one that was a little different from the others – something unique or, at least, less generic. That could be an apartment that’s more boutique, or has bigger dimensions, or a separate kitchen. Apartment investors also have to be aware of the COVID-era unit-living trends, says Christine Williams, property strategist with Smarter Property Investing. Pre-COVID, student accommodation was a real cash cow for investors, particularly for property within three kilometres of the CBD. “But now, people are looking at apartments in a different way,” she says. “They want to be comfortable in bigger apartments so they can work from home if they need to, and they want some open space. “We’ve all been spending more time at home too, so they might like more facilities, but need to know there’s enough cash in the funds to keep them well-maintained. “In addition, the taller a building, the more you can claim in depreciation. And those are the ones that are likely to have those pools and gardens.”
