Small but mighty terrace conversion

T

hey say the best things come in small packages, but is that really the case when we’re talking about people’s homes? As someone who grew up in a family of four that lived in a 56-square-metre apartment (this was, clearly, not in Australia), I can unquestionably say – yes. Small spaces make us use and appreciate every single room, corner, available surface, piece of furniture. There’s zero room for waste, not to mention that compact spaces make for close families. OK, I may have made the last bit up, as it probably also makes for frustrated families in equal measure, but you catch my drift. While Riley’s Terrace, by Adele McNab Architecture, in Sydney’s Redfern is a far cry from my small childhood apartment, it too works super hard on a narrow and modest site.

At just three metres wide and with a 60-square-metre footprint, this home utilises space to full advantage while creating an illusion of a larger area. “Riley’s Terrace is a deeply personal project as it was the chance to be my own client during a time when I was pregnant with my first child,” says McNab. “It was also a time of not only personal uncertainty, but global uncertainty, and this shaped various design decisions.” To make matters more interesting, it wasn’t just the available space that was modest. The budget was limited, too, especially when considering the extent of the alteration and the potential unknowns that typically arise with terrace renovations. “Certain design elements such as reusing existing floorboards, re-purposing original

bricks and using a raw material palette all helped to keep the budget on track,” explains McNab. “The integration of more expensive materials, such as cedar and marble, were specified for detailed areas to complement the existing materials.” The terrace features two distinct buildings connected by a courtyard – the one facing the street contains all the spaces for living, while the back laneway building is flexible and can be converted into accommodation for visiting parents and friends, an additional living room, or – during the current pandemic – a studio to work from. The micro nature of the site made the design of the circulation challenging, particularly in accommodating the ergonomics of the kitchen in a narrow, small space.

“Space efficiency techniques such as the inclusion of an in-situ bench seat in the kitchen with awning windows doubling as rain protection enable year-round use and increase the indoor kitchen space out into the courtyard,” says McNab. Speaking of the courtyard – it is perhaps the most poetic and unexpected resolution of the entire project. With an established grass tree proudly anchoring the site, Cowra gold pebbles tonally link the two internal spaces on either side. The outdoor shower offers tranquillity and cools down the occupants on a hot day. This deliberately uncovered outdoor space creates a strong connection to the elements when moving between the front and back. Sandwiching the project in the middle of the terrace row “meant that cleaver ways of

accessing light deeper into the home were vital”, explains McNab. “Centralising the courtyard on the site elongates the spaces and provides a feeling of expansion as you move through the house. An investors’ paradise in Queensland Property is booming in Tropical North Queensland, with a development surge underpinning its natural attraction. B y SU E WILLIAMS

What’s not to love about the far north? With beautiful beaches and a climate to match, it delivers an attractive lifestyle, especially post-pandemic.

e’re used to thinking of Tropical North Queensland as a laid-back, languid kind of place, but with a surge of interstate migration and a huge investment in infrastructure, it’s fast outpacing its leisurely reputation. Take a walk around Cairns, for instance. There, the Cairns Convention Centre is undergoing a massive $176 million renovation and extension, the $28 million revitalisation of the esplanade is finished and the Boardwalk Social by Crystalbrook, a new 350-seat food, drink and entertainment hub, is buzzing. Nearby, the city has Australia’s first newly built aquarium in the last 18 years, with room for events of up to 200 guests, as well as two new hotels and one refurbished. Further north, in Port Douglas, Wildlife Habitat has a new crocodile arena, ready to seat 300 for a banquet and to cater for 600 at cocktail functions. It’s all part of a determined bid to position the Tropical North as a major conference and business hub for Australian companies who might no longer be so keen to go overseas.

“It will lead to a lot more visitors, more jobs and it’ll be terrific for investors generally,” says Rosie Douglas, general manager at Tourism Tropical North Queensland. “Cairns is still very affordable for anyone coming from a capital city to buy here, and prices are booming.

The latest figures certainly support her case. House prices in the Cairns LGA are up 10.3 per cent compared to this time last year at $460,000, on Domain Group figures. Similarly, in the Douglas Shire to the north, an area that includes Port Douglas, it’s risen 16.5 per cent to $530,000. With a rental vacancy rate of 0.4 per cent, rents are growing healthily, too. In Cairns, they rose 9.1 per cent in the year to a median of $400 a week, delivering a handsome yield of 5.7 per cent, and in Douglas, they jumped 11.3 per cent to $445, a yield of 5.5 per cent. “There’s an exceptionally tight vacancy rate at the moment, which has been driven mainly by the lack of unit development,” says Peter Hanrahan, manager of real estate agents Cairns Property Office. “Most of our properties are also going to owner-occupiers just now, which makes it even tighter. But it means good returns for investors and, with the new infrastructure that’s been going in and the borders re-opening for tourists, the local economy will rebound too.” Cairns mortgage broker Nathan Baumgart of Loan Market points to more projects underway, such as the imminent conversion of the former Bunnings into a new $6.8 million Screen Queensland film and TV studio. “Obviously, if there’s so much money being spent in the area, it really encourages good returns for investors,” he says. “We also have a lot of people from Melbourne and Sydney buying properties here – often sight-unseen.”
