I
t’s not often you hear an architect liken one of his contemporary projects to a medieval town – even if it was completed several years ago. But that is precisely the analogy Queensland architect Brian Donovan happily drew when discussing the award-winning four-bedroom house he designed for a friend in the community-strong Brisbane suburb of Alderley, seven kilometres north of the city centre. His friend, in commercial construction, approached Donovan – a principal at architectural firm BVN who ran his own practice, Donovan Hill, at the time – to design a carbon-neutral home for his family in which they could lead – in their words – “a more organic and natural style of life”. Even before Donovan started designing Project Zero, he had to challenge then recalibrate his friend’s thinking about how the family lived against how they thought they did. Less aspiration, more reality.
First, though, they had to buy the right house. A modest single-storey, post-war weatherboard in an increasingly fashionable area was chosen, then relocated on-site from front to rear, reoriented and revamped, with a lower level built into the slope below a tumbling garden. A new wing, using recycled bricks and timbers, was built with an energy-conscious sawtooth roof for drawing light while extracting heat, surrounded by luscious landscaping. All tiptop green thinking: plenty of airflow and natural light. Donovan went further than just focusing on sustainability and net-zero carbon emissions. He thought about how the family would occupy, engage with and enjoy the different areas in the house. “The whole building becomes a setting for life,” Donovan says. This brings us back to the medieval reference. Like a medieval city, the house – sitting on a sizeable 810-square-metre suburban block –
features a large, central grassed courtyard for family and friends to get together and socialise, similar to the workings of a town square. Rooms for living, eating and cooking – as well as an adaptable nook for working, guests or the return of the prodigal child – run one side of this communal space, not unlike an atrium in a Roman house, while a covered al fresco hangout, pool and play area rest along another side. Behind sit the more private sleeping and intimate family quarters. Donovan says these are like the doors and laneways found in medieval cities that open onto and lead off the main square. “There are lots of [traditional] buildings that make this correlation, like Balinese,” he says. “You can come back to the Roman house typology of primary space and hierarchy of spaces.” By eschewing a conventional layout of front verandah and backyard, the central courtyard design, wrapped in Steven Clegg-designed gardens, allows a blurring of the line between indoors and outside, while affording privacy and embracing cooling breezes. “It’s eminently comfortable and eminently exciting the way you can live with nature,” Donovan says. His friend agrees, having commissioned Donovan again to design a new house: “Anyone who visits asks, after 15 minutes, why the place feels so good,” he says.

The suburb’s working-class roots and steady gentrification over the past 30 years make it the perfect Melbourne base. This new-meets-old integration gives the building a true distinction, says DKO architect Brad Preston. “While the Smith Street facade is in keeping with the scale and repetition of its neighbouring building, from the rear, the sculptural form of Fitzroy Fitzroy folds playfully in the skyline,” he explains. “For west-facing apartments, the building’s chamfered roof creates a dramatic and unique space that invites daylight deep into the home and offers a strong connection between the interior and exterior. “With an emphasis on dramatic internal spaces and the honest use of heritage red brick on the exterior, it’s a true reflection of its celebrated suburb, a place that’s designed for living, and a building that is unquestionably Fitzroy in Fitzroy.” The opulent interiors, also designed by DKO, feature natural stone island kitchen benches and stone vanities and fluted glass cabinets in the en suites. Optional upgrades for two and three-bedroom apartments include built-in upholstered banquette seating, study nooks with

a felt pinboard and timber shelving, and built-in timber bars with glass shelves and LED lighting. Buyers have a choice of two interior colour schemes. Multiple buyers have already merged apartments and customised floor plans to suit their lifestyles, says Dean Lefkos, director at Chapter Group.

uying residential property in an affordable area where there’s likely to be more young families looking for rentals can be an excellent investment strategy, with a virtually guaranteed pool of eager tenants. In addition, many of those locations, if they have enough infrastructure and work opportunities nearby, can also promise good long-term capital growth. “The main fundamentals investors should look for are if property rents out quickly, and a low vacancy rate of under 1.5 per cent,” says Arjun Paliwal, founder and head of research at dataled buyers’ agency InvestorKit. “Rents also tend to be good in those kinds of areas and offer yields of four per cent or more.” Paliwal has recently completed a study of some of the top investment spots in different price ranges, particularly those with affordable median house prices under $650,000. In that group, he rates his top 10 towns for investment property as: Toowoomba, Bundaberg and Hervey Bay in Queensland; Bendigo, Albury-Wodonga and Shepparton in
Victoria; Onkaparinga and Tea Tree Gully in South Australia; Burnie-Ulverstone in Tasmania; and Orange in NSW. While all those locations have had double-digit price growth in the last 12 months, and are seeing low listing levels, reduced days on market

that there simply might already be too many investors in the vicinity, warns property valuer and investment advisor Anna Porter, the founder of Suburbanite. “If something happens like an interest rate increase, or the economy goes down, there’s a risk that many decide to sell their properties in quick succession which will push prices down,” she says. “Or there may be an over-supply of investor stock and the vacancy rate goes up. “You always need to go to an area where there’s a good proportion of owner-occupiers too for balance, so it’s a stable location that’s good for holding property down the track.” She suggests investors be wary of areas with 70 per cent or more investor stock, and advises buyers to quiz local property management agents on how quickly properties lease, and how well they perform. Away from the more affluent parts of cities, it’s good to look at suburbs in the middle to outer rings, or even in regional towns and cities, says Ben Plohl, principal of BFP Property Buyers. “Yields tend to be higher in regional areas and it can be about diversifying your portfolio and getting into markets that might be performing better than the inner-city locations,” he says. “The outskirts of cities often have a high demand for rental properties, too, and they offer the potential to get into markets that maybe haven’t yet grown as rapidly. And in so many places around the country, we’re now seeing vacancy rates at historical lows.”
