Embracing the fine lines of a master This house in the Northern Rivers region of NSW was inspired by the work of Brazilian architect Marcio Kogan. B y PAU L B E S T

A

t first blush, the houses – both big on wow factor – look like they could be twins. One is located in the NSW coastal town of Kingscliff, just south of Tweed Heads. The other is half a world away in Sao Paulo, Brazil. The similarities are unmistakable: long spans of raw cantilevered concrete, softened by the warm tones of slatted timber and propped up by a stonewall, with breezy wide-open spaces underneath spilling out onto a paved terrace and swimming pool. While they aren’t long-lost siblings, the resemblance is no accident. Gold Coast building

designer Jayson Pate openly and purposefully drew inspiration for his imposing contemporary Kingscliff house, finished in early 2019, from Ipes House, designed by Brazilian master architect Marcio Kogan several years earlier. Both houses embrace brutalist architecture, a 1950s modernist design style that favours bare building materials – notably exposed concrete – over decoration and ornamentation. Also present are all the gorgeous hallmarks of the internationally renowned architect and his Studio MK27: simplicity, minimalism, highly detailed materiality and the seamless merging of interiors with the outdoors.

“I’m a big fan of Marcio Kogan’s work,” Pate says. “And so was the client. It seemed like a good starting point.” In particular, they were drawn to the masculine nature, as they saw it, of Kogan’s design approach. In spite of this, there’s a clever lightness in the way the long, bold lines and attenuated horizontal cantilevered frames seem to elevate the buildings, as if they’re floating. But there are differences. Like the slatted timber that bifolds on Ipes House, whereas Pate’s is fixed. And Kogan’s concrete has a more textured finish. Pate stresses he was taking inspiration rather than creating a copy. His floor plan borrows from Ipes House as well. The ground-level spaces are similarly open and freely flowing, seamlessly connecting to the al fresco patio. Upstairs, north-facing bedrooms are set out in a row, the main bedroom with a sizeable walk-in wardrobe and en suite. “We thought the floor plan to Ipes House would work with the nature of the vacant site the client brought to me,” Pate explains. But the look and feel of the decor of the Kingscliff house strikes more of its own note –

blacks, stainless steel and dark timbers were used to reinforce the masculine strength of the building and give the interiors a moodier edge. The kitchen, for instance, is strongly monochromatic. The main bathroom mixes black and chrome. The other consideration is the suburban, almost village-like, setting of the property, whereas Ipes House is more rural. “Ipes is super contemporary, whereas Kingscliff is more deluxe,” Pate says. He designed the house to accommodate a family with growing teenagers. This meant big bedrooms with their own en suites, plus a gym and steam room, cellar, outdoor kitchen and poolside bar, generous laundry (with chute), high-tech entertainment and security systems and storage for bikes and surfboards. While Pate says he has designed 20 houses in the neighbourhood, this is the first that’s

Navigating yield versus growth Residential rental yields vary widely across Australia, but chasing the big percentages doesn’t always pay off. B y SU E WILLIAMS

harply rising prices and record-low yields in half of our capital cities can make it tough for residential property investors to find reliable returns, but there is hope. Yields are healthy in some areas, but those should still be carefully considered and balanced against prospects for future capital growth, the experts say. “Of course, yields are important because if you don’t get a good yield, then you won’t have good cash flow or serviceability from the bank and you’ll get maxed out on negative gearing,” says property investment strategist Lloyd Edge, managing director of Aus Property Professionals. “But you might get a high yield and have no capital growth which means, in the coming years, you aren’t going to be in a better situation than you are now. So, you really need to look for both.” At the moment, Sydney generally is offering only a 2.6 per cent yield on houses, according to the latest Domain Rent Report, with Melbourne 2.92 per cent, Canberra 3.7 per cent and Hobart 4.15 per cent – all record-breaking lows. Perth

has the best on offer at 5.2 per cent, and Darwin is only slightly lower at 5.17 per cent. For apartments, it’s a similar story, with Sydney offering a yield of 3.39 per cent, Melbourne 3.94 per cent and Hobart 3.98 per cent. At the top of the table are Darwin at

When that’s further broken down into local government areas, however, there are some stellar yields on offer, but most are in the resource-rich mining areas, or at the ports that export the output.

Rental yields on houses in Western Australia’s East Pilbara are 8.8 per cent, for instance, while in Wyndham they are 8.4 per cent. In Broken Hill, NSW, they are 8.2 per cent, Roxby Downs in South Australia 7.9 per cent and Mount Isa in Queensland 7.6 per cent. “But yields can be dangerous at extreme levels whether super-high, or super-low,” says Arjun Paliwal, founder and head of research of dataled buyer’s agency InvestorKit. “Mining areas are notoriously volatile and a high yield one day can be a low yield the next, and you won’t have much control over that. “At the same time, if yields are too low, then that could hinder your borrowing potential for future properties. “So, going for healthy yields rather than extremely high ones is a more sustainable policy and, in today’s market of low-interest rates, I’d say healthy would be 4-5 per cent gross, and you can find lots of areas with those.” Christine Williams of Smarter Property Investing agrees there are still gems around that balance out decent yields with good prospects of capital growth. “On the eastern seaboard, I’d be looking at Melbourne’s western corridor from Caroline Springs to Fraser Rise, and in NSW I’m comfortable with the Hunter Valley and northern NSW,” she says. “I also like parts of the Gold Coast – with the exception of Logan – and the northern suburbs of Brisbane, Bundaberg and Harvey Bay.”
