S

ydney architect Ellen Woolley doesn’t shirk a challenge. Often her projects involve more than one, whether she’s tackling extreme topography, bushfire and heritage issues, environmental conservation or sustainability. And she makes sure she leaves something exquisite in a place of beauty and joy. This multilevel stunner in Castlecrag, on Sydney’s well-heeled lower north shore, is no exception. The concrete, glass and timber house – completed in 2020 and shortlisted for the Australian Institute of Architects’ House of the Year in 2021 – was built on a 4.5-metre wide rocky plateau between sheer sandstone cliff faces, overlooking a giant angophora tree in the backyard and a thick bush canopy beyond. “This was one of the more challenging sites I’ve ever had to work with,” Woolley says. The complexity of the block required the concrete slab walls to be precast and craned into place. Thumping cantilevers were also used to extend the house’s floor space – the top-level dining room reaching over the cliff line is the best example of this. The configuration of the site also meant the house had to be split into a three-storey structure on the north face and two storeys on

the south, tied by a void running through the core of the building. “It’s a mean feat of engineering,” Woolley says. But the sublime brilliance of the design doesn’t lie simply in how Woolley has overcome the constraints of a tricky location but rather how she has turned them to her advantage. On the street-level top floor, the main kitchen and dining areas suspend you above the canopy “like a bird’s perch in the treetop”, while the living room opens fully up, like a verandah. Both create a close private connection with the bush and the angophora (Woolley describes it as the house’s “big living heart”), distancing you from the surrounding neighbourhood and the sense of the everyday. The floors below are similarly private. One level down, there are a semi-open study, rumpus zone and second bedroom and, down again, bathrooms and more bedrooms, the main with an en suite and walk-in wardrobe. The U-shape of the house, around the plateau, means these private spaces and nooks form a calming interior. “The owners lived in Japan, so inside it’s shoes off at the door and a very mindful engagement with your environment,” says Woolley.

In contrast, strikingly sculptural steel and timber staircases linking the floors are designed like a dynamic streetscape to circulate people through the home, generating theatre, communication and measures of interaction. “The building itself is lovely societally,” she adds. Woolley has also incorporated sustainability into her design, particularly as the owners have backgrounds in environmental science. She points out the concrete walls were constructed with a thermal layer sandwiched between them, effectively converting them into “giant Eskys” to maintain comfortable temperatures. Additionally, a green roof was laid over the living room, and the 250-million-year-old bedrock, which maintains a constant temperature, was retained as flooring. Woolley says it’s about “doing less once, well”, which is in itself sustainable. More than this, she says she is embracing the progressive idea of biophilic living: “We get healthy and happy from having a genuine connection with our environment and it can produce things like calm, respite and regeneration not only for everything around us but for us, as well. We don’t do enough of this as architects or humans right now.”

f all the homes up for grabs on the Gold Coast – prized for its multistorey houses and flashy penthouse apartments – perhaps none leave such a captivating first impression as Il Ruscello. Catch a glimpse inside and it’s little wonder this hinterland acreage is gaining the attention of local downsizers and out-of-state buyers. Three wise regional options Property analyst Terry Ryder reveals his favourite spots for investment in NSW, Victoria and Queensland. B y SU E WILLIAMS

The NSW regional centre of Tamworth is undergoing a significant transformation.

ouses in regional Australia have experienced outstanding capital growth, and there’s no end yet in sight. There’s also a well-documented shortage of property to lease in many of the areas, with rents on a similarly steep upward trajectory. “But investors need to choose wisely,” advises national property analyst Terry Ryder, the founder of hotspotting.com.au. “You need a number of factors, like affordability, a strong and diverse local economy, and a healthy infrastructure spend by governments. “If you’re missing any one of those, like the diverse economy, then it’ll be an investment that’s much more vulnerable and high risk.” After crunching all the numbers, lifestyle trends, and infrastructure projects both underway and proposed, Ryder has favourite spots for investment in each state and territory. In NSW, for instance, he favours the country music capital of Tamworth in the north-east. Its median house price, according to the most recent Domain House Price Report, sits at $410,000, rising 9.3 per cent over the past year.

Moreover, the city is undergoing a significant transformation into a transport hub and a centre for many renewable energy projects. “We don’t rely solely on mining or any single industry but have a lot of different types of businesses and industries here,” says Justine

“Brisbane has been, arguably, the hottest market in Australia.” Reilly of PRD Tamworth. “For those wanting to live here, it is a great place, but there’s simply not enough rental property available. The vacancy rate is down to about 1.5 per cent, and there’s so much more demand than supply.” In Victoria, Ryder sees the City of Brimbank in Melbourne’s western suburbs, between 10 and

20 kilometres from the CBD, as another hotspot for investors. Again, its relatively low house price point of $700,000 – compared with other areas of the city – and its university campuses, spending on roads and rail links, and repurposing of industrial areas into residential zones increase the attraction. It also has an acute shortage of rental accommodation. “Every time one comes up, it’s snapped up immediately,” says Cherie Fox, property manager at Fox Real Estate in the area. “There’s a particular shortage of four-bedroom homes. “We often achieve more than the rental asking price. One we were asking $500 a week, but someone offered us $600 because they were just so desperate to find something.” In Queensland, Ipswich, 40 kilometres west of Brisbane, with a median house price of $430,000, wins Ryder’s vote. “Brisbane has been, arguably, the hottest market in Australia, and Ipswich is the cheapest part of that market,” he says. “It has a lot to offer, it’s seen a massive uplift in sales in the last 12-18 months, and we expect major price rises.” Ipswich Real Estate principal Dylan Ansems agrees. He says the vacancy rate is now less than 1 per cent, signalling a real dearth of rental properties. “We’re getting 30 to 40 people coming to every house viewing and 50 applications for every property,” he says. “Rents have gone up from $360 or $370 a week 12 months ago to $450 to $470 now. It’s a really hot market, for sure.”
