A winning fusion of design and execution This thoroughbred horse breeding estate is a tasteful expression of style and function. B y PAU L B E S T
I
t’s not every day you get the chance to punt on a property that’s home to a Melbourne Cup champion. Hazelview, sitting on 76 hectares of fertile, rolling land at Doreen on Melbourne’s fringe, is such a place. The expansive equine and breeding estate is where the 2010 winner of the 150th Melbourne Cup, Americain – owned by businessmen Gerry Ryan and Kevin Bamford – is now at stud. The Bamfords bought the property with an eye to expanding their horse-breeding operations in the early 2000s – when it was being used to run sheep and cattle – from the Reid family, whose

forebears settled the area, then known as Hazel Glen, in the mid-1800s. “We’ve always had thoroughbreds and standardbreds,” says Colleen Bamford. “[However] in the last few years, I have concentrated on thoroughbreds because of Americain, so we became a boutique thoroughbred stud.” The Bamfords rolled out state-of-the-art infrastructure progressively over the first 10 years, establishing world-class facilities Colleen believes “would suit any equine pursuit”. Today this includes a 900-metre granitic-and-
sand training track, walk-in-walk-out stables, breeding barn, riding manege (arena) and staff quarters, as well as a quarantine paddock for international horses. “I’ve never seen anything as elaborate,” says Abercromby’s Real Estate selling agent Jock Langley. “It has everything you could want in a breeding operation.” The jewel in Hazelview’s crown, though, is the sprawling 2012 family home designed by architect Graham Morrison of Bruce Henderson Architects and built into the natural amphitheatre of a hillside that, Bamford says, affords “the best views of the countryside”. “The house needed a rural feeling and, even though it’s a big house, a relaxed nuance about it, so it fitted into that landscape without it being a huge chateau,” says Morrison, who used Castlemaine stone to help achieve this. Morrison also created a house in three “pods” linked by glazed walkways. At the end of a curving, tree-lined driveway, you first happen on the more formal section with a gabled roof and portico. Inside, the reception, living and dining areas are decorated with chandeliers and gilt-edged
mirrors, antique furniture, Persian rugs, drapes and pelmets. The residence’s centre section offers more informal and airy living and dining, with a whopping kitchen and striking Mediterraneanstyled terrace overlooking manicured gardens, a beach, an ornamental lake – with golden perch, a fountain and a fishing jetty – paddocks and sweeping views to the Warburton Ranges. The far section houses the children’s quarters and housekeeping as well as recreational facilities, such as a gym and pool behind double-height glass. Also, at this end of the property, there are a floodlit tennis court and golf green. A secret doorway behind a bookcase opens onto a bricked, barrel-vaulted underground passage leading to a 3000-bottle cellar, games and trophy room with an antique billiards table and a cinema. “It’s the stuff of fairy tales,” jokes Bamford. What the next owners do with the overall property is also only limited by their imagination – there’s much potential (and land) here, even if you aren’t into the ponies. The equine facilities can be leased, while the land is

ripe for horticulture, possibly cut flowers or vegetables, grapes or building a winery. The house and gardens could be a permanent home or weekender, given it’s less than an hour’s drive from the CBD and half an hour to Melbourne Airport. nveloped in lush greenery behind Cabarita Beach, just north of Byron Bay, Casa Campana is an enchanting home that is loved by all: those who were involved with its construction, those who have visited for events and photo shoots and, most importantly, those who proudly call it home – Sophie and Michael Bell and their two children Peppa, 3, and Hendrix, 6. The couple bought the then-untouched rainforest block in January 2017; a little pocket that they would often drive past during weekend adventures traversing the many coastal delights of northern NSW. As Sophie recalls, from the moment she set eyes on the site’s beautiful ferns and trees, it was love at first sight. “We were previously living at Burleigh Heads on the Gold Coast and our area was only getting busier by the day, so we instantly felt drawn to the sense of stillness and space that this

property radiated,” she says. “I grew up in the country, so I found myself craving some land. That way our kids could grow up and experience the type of childhood I enjoyed.” Sophie has a profound love for travel and says Casa Campana is inspired by the iconic white homes found throughout Italy and Greece, in particular the contrast of their white textured surfaces against rich green surroundings. “I love the fact that when you first arrive, you don’t really know what’s coming, and once you’re inside, you feel like you’re in a treehouse as you can see the rainforest from every window and door,” she says. “So many elements of our home are influenced by designer hotels we’ve visited in Greece, such as all the curves found throughout the build and in the arched windows, along with our pool pavilion and pizza oven area.” For the Bell family, the vision was to create an imperfectly perfect home – one where all

The response to this brief is wonderfully visible throughout, achieved with the help of Three Birds Renovations and North Mac Constructions. “Our intention was to make everything feel like it could have been from many years ago,” Sophie says. “The render is undulated, taps are tumbled brass and the kitchen island is handpoured concrete. “And while the bones of our house are very neutral – oak floorboards, white rendered walls and natural white concrete island – we added colour and fun through other means, from feature tiles and rugs to art and cushions.” Given her innate artistry, Sophie has garnered a following of over 77,000 on Instagram, due to the photos she shares of the property’s idyllic lifestyle and for the creative projects she tackles so effortlessly. But the talent doesn’t stop there, with other gifted family members adding their own touches to Casa Campana. “Michael has made so many elements in our home, like our beautiful bed built into the wall [and] the kids’ and adults’ cubby spaces,” Sophie says. “Plus he rendered all the walls inside the house, adding layers of interest to what would normally be flat surfaces. “My mum is also the talented artist behind Min Ceramics, who not only painted custom art on our built-in headboards but also on many of the ceramics we have displayed everywhere.” While the blissful family life that they had imagined came to fruition during the past three years of living in Casa Campana, the couple is looking to the future for the next challenge that awaits them, making the decision to list the property on the market. “We hope a beautiful family buys it and enjoys every inch of it just like we have,” Sophie says. “And while our home seems like it’s in a world of its own surrounded by a sea of greenery, the actual sea is only ever 15 minutes away, as well as incredible cafes and restaurants, meaning you can truly get the best of both worlds.”

Budget missed critical opportunity Owner-occupier hopefuls got a leg up in the budget but investor groups are asking why their sector was overlooked. B y SU E WILLIAMS

lthough the 2022/23 federal budget was focused primarily on helping owneroccupiers, first-home buyers and those needing affordable housing, many believe more should have been done to support residential property investors too. “There is a real need for more rental accommodation, particularly in the regions, where vacancy rates are virtually zero in many areas,” says Max Shifman, national president of the Urban Development Institute of Australia. “We rely partly on investors to provide homes for tenants, but the supply of housing isn’t keeping up with the demand at all. Supply-side support and reforms are critical. “So, the budget was a missed opportunity to fix the planning system to deliver more new housing and to support the provision of more infrastructure to build on developable land.” It instead expanded the Home Guarantee Scheme with a further 50,000 places over the next three years to help first-home buyers, single parents and people in the regions to enter the property market with as small a deposit as
five per cent. It also boosted the development of affordable housing. “The budget was aimed at creating a stronger economy, and that, in a broad sense, is good for everyone, including investors,” says Jarek Kowcza, senior economist at St George Bank.
“The real problem is that there’s often not enough infrastructure.” “If unemployment is reduced then that will feed into higher wage growth, which will add to demand across the economy. “That’s very positive for owner-occupiers and investors alike in the longer term. The challenge for both will be the likelihood of interest rises later this year and next, which will slow price
growth … But the opening of international borders and increased migration will push up demand for rentals.” Other budget measures, like the cost-of-living support package with tax offsets, the cut to the rate of fuel excise and one-off payments to those on lower incomes could also boost the economy, as may the incentives for small businesses. Meanwhile, the additional spending on disaster relief could serve to mitigate some of the costs of the floods. Zaki Ameer, a property investment advisor and the founder of DDP Property, says the biggest comfort for investors at the moment is the historically low interest rate and the relaxing of lending protocols by the banks. “Investors are currently finding it easy to raise loans because, while first-home buyers are often priced out of the market, investors tend to use the equity in their existing properties,” he says. “So, the last two years of price growth has been to their advantage. In addition, councils are having a lot of available land rezoned so developments can take place. The real problem is that there’s often not enough infrastructure there to support housing.” Many developer organisations were calling for increased infrastructure spending in the budget. “Development and construction provide 9 per cent of GDP and 11 per cent of full-time jobs,” Shifman says. “Many of the affordability issues with housing come from a lack of developmentready land.”
