fter years of soft, cream hues that whisper “serene coastal chic”, the Hamptons look is finally making way for a bold set of luxe trends marching their way into Australian high-end homes. Led by capricious curves and striking wallpaper that screams “big-city sophistication”, the mode of the moment prioritises pizazz in a post-COVID world, property pundits say, with kitchens that boast four ovens (or more) and resort-esque outdoor spaces ready-built for those sunset margaritas. These trends began dancing their way into innovative new builds and renovations last year, says CHS Building Brisbane director Corey Stone, with 2022 already seeing a continuation of the vivacious luxury look that also favours bigger ... well, everything. “I love that we’re stepping away from the Hamptons. People are pushing the friendship with patterns instead ... and people aren’t scared at the moment to do colour,” Stone says. “But in general, houses are just getting bigger and more complicated and more expensive.

now at this higher-end price point, they are asking more questions and they want the stories behind them,” he says. This trend is on display at the meticulous 29 Laidlaw Parade, East Brisbane, which was designed by Greg Natale, executed by Stone and is now on the market for $12 million through Bacon. Multiple ovens were incorporated into the statement kitchen.

The curved walls, archways and staircases that were laboriously ripped out over the past decade in lieu of sharp edges are now being fastidiously put back in, with venetian plaster walls and glass also taking centre stage in dozens of luxury builds. Bold wallpaper and walls splashed in deep primary colours are adding to the mix, says Damon Krongold of Kay & Burton South Yarra, and for many, it’s a refreshing shift. “We have come from an era or a trend that was minimalist in colour,” he says. Krongold is marketing a striking five-bedroom home at 62 Park Street, South Yarra, where an incredible three-year renovation orchestrated by Julie Johnson of Foxwood Design was recently completed. It’s brimming with statement colours and a unique style that couldn’t be further from the Hamptons. “This home is the complete opposite. Between the timber and the marine ply, and the strength
of the green in the kitchen and the rustic copper splashback ... it’s definitive and decisive rather than the muted colour palette [previously favoured],” Krongold says. Back over at 29 Laidlaw Parade, $50,000 was spent on Gucci wallpaper alone, with de Gournay wallpaper also on display.

Resort-style spaces The incorporation of steam rooms, lush baths, double showers and heated floors is on the rise – alongside outdoor entertainment areas that plate up the ultimate retreats for the evening wine – with a view of course. ow important are the latest figures on Australia’s capital-city rent, yields and annual growth – or decline – to residential property investors? They’re important, but they need to be considered in combination with a number of other critical factors, say the experts. New Domain data for the year to the end of March shows Perth houses offered the best yields of 5.24 per cent, up a stunning 4.7 per cent over the same period in 2021. Darwin is also showing a good yield of 5.14 per cent, Hobart 4.48 per cent and Adelaide 4.3 per cent. At the same time, however, rents have hit a new national high in Canberra at a median of $700 a week, having risen a staggering 16.7 per cent on 2021, in Darwin at $610, up 10.9 per cent and Sydney at $600, up 9.1 per cent. “Those figures are all important,” says Anna Porter, Suburbanite property valuer and investment advisor. “But it’s also always important to look behind the rental returns and yields as they’re only one driver of performance. It helps with cash income but that might not
necessarily attract capital growth. And without all the other necessary conditions in place, an investment ... in any one of those cities might end up falling behind an equivalent elsewhere.” One of the most crucial additional indicators to research is the vacancy rate, she says. You

One commercial property that Porter recently examined was offering, in theory, an excellent 8 per cent yield. But, as it had been vacant for six years, that counted for little.
So, as well as a decent rent and yield and past growth, potential investors have to research the prospects for good performance in the future, such as more employment coming to the area, better infrastructure, good amenities and a wider variety of lifestyle services, like schools. “Some people might be looking for a better yield rather than long-term capital growth; whatever better suits their own investment strategy,” says Marcus Roberts, the ownerdirector of Brighter Finance. “There’s no optimum strategy or one-size-fits-all. “But it’s always important to do your own research, or engage a financial advisor, to make sure the combination of factors is the best for what you want to achieve from an investment.” Senior financial advisor Mark Wenzel from The Hopkins Group also says it’s a matter of personal circumstances that dictates which assets work best for different investors. “For some, it will be an income, while for others it will be capital growth,” he says. “The tax system, for instance, is set up better for those seeking long-term growth, which is what people typically go for, as long as they can fund their borrowings. But for those after an income, it’s always important to remember that because an area is offering a high yield now, it may not offer a high yield in the future.” Again, research on a location’s future is crucial – will there be better facilities to attract newcomers or, on the downside, a new housing development that’s likely to swamp demand.
