Backwards design creates a home for the future
A
rranged around a series of gardens that create seasonal outdoor rooms, the house of MJA Studio design director Jimmy Thompson – designed in collaboration with Studio Roam and IOTA – riffs on Australian modernist architects Marshall Clifton and Julius Elischer and their search for an appropriate Perth architecture vernacular. The story starts with an international flight – from Norway, in case you were wondering. “While waiting for a flight, I saw the block come up for sale,” Jimmy says. “I gave myself the challenge that if I could design a great plan on the flight home, I’d put in an offer once we landed.” As they say, the rest is history, and the site was secured within a month. Jimmy – who designed the home for himself, his partner and their two cats – was keen to create more spaces for gardens and courtyards than the site area itself. More specifically, “to flip the typical diagram and make the laneway our front door and the street our back while opening up in party mode to the adjacent park,” he says. “To make things more challenging, we made a rule that [the house] had to be completely compliant with the planning codes and had to be generous to its neighbours.” Battleaxe block subdivisions often see old backyards replaced with structures that cover most of the site, leaving little room for gardens. A poorly defined entry sequence then results in the new home having virtually no presence in the neighbourhood. It’s not surprising to learn that one of Jimmy’s proudest achievements is that the old nonnas who have lived in the street for some 60 years also love his new house – proof that great architecture can enrich a community rather than take away from it. Embracing Western Australia’s enviable climate with enthusiasm, the home is

articulated in such a way that it’s almost impossible to distinguish where the garden begins and the building ends. Robust white brickwork reflects the heat of Perth’s brutal sun and provides the enclosure for the home, while the glazed blue brick accents are a nod to the surrounding blue tiled roofs. Recycled spotted gum brings warmth to this simple palette of raw materials, connecting the exterior to the interior. “Designing a long-term home for yourself is an intriguing and challenging prospect,” Jimmy admits. “Being my own worst client, I redesigned the project three times, even pulling it out of the DA process to completely redesign.” The pain has been worth it, as living in a new home has been nothing short of transformative. “I’ve always lived in plus-100-year-old houses, which I love, but the chance to live in a home tailored specifically to the way you live is an amazing experience,” Jimmy says. “Ultimately, I feel vindicated that all of the advice I’ve been giving to clients over the past 15 years is true – design does make a difference to how you live. “I now find myself working less and spending much more time at home. It’s a joy I’m very grateful for.”

The good news on rising interest rates When it comes to residential property investment, there can be a silver lining to the spectre of interest rate increases. B y SU E WILLIAMS

Savvy investors will know that rising rates are likely to reduce competition for properties.
ashed-up property investors are set to be the biggest winners from the first in what’s likely to be a series of hikes in the Reserve Bank of Australia’s official cash rate. The rise from the historic low of 0.1 per cent to 0.35 per cent, together with the forecast of more to come, sparked immediate fear and loathing from those whose finances were already strained by record-high home prices. “I think we will now see a reduction in buyer demand in the market as a result of some of the scaremongering that’s gone on about this rise,” says Nicola McDougall, the chair of the Property Investment Professionals of Australia. “As a result, the more experienced investors and more savvy home buyers will welcome less competition in the market. “At the same time, they tend to have the discretionary income and cash flows because they’re high-income earners, so they’re the least likely to be affected by these minor increases in the interest rate. “They will probably have a more sophisticated understanding of monetary policy and financial
markets too, and will welcome a return to more sustainable conditions.” While the RBA tends to cut rates very quickly when the economy slumps, such as after the GFC and during the COVID pandemic, it tends to lift rates extremely slowly, she points out.
“Most have bought in the cycle and have had a dream run with price growth.” The last time it increased the cash rate because of inflationary concerns was during the two years from March 2006 to March 2008, when the rate rose only two percentage points over the whole period. Australian Bureau of Statistics figures show this recent 0.25 per cent rate rise will increase
interest rate charges on an average mortgage of $600,000 by an additional $1500 a year. Borrowers have enjoyed rate cuts of 1.9 per cent over the last six years, says Geoffrey Dinh, chief executive of fintech Futurerent, so they shouldn’t be concerned about such a minor lift, particularly as they’ve already been assessed at much higher interest rates. “Prestige property investors are likely to have most of their portfolios in Sydney and Melbourne anyway, so have benefitted from phenomenal levels of capital growth,” says Dinh, whose company gives property investors up to $100,000 of rent in advance. “Against those, this interest rate is not significant. “Most have bought in the cycle and have had a dream run with price growth and rental growth, and they’d typically have a lot of contingencies built in. “They’ll have good incomes and are happy to run negatively geared property and have no problem covering a cash flow shortfall.” But it will squeeze everyone’s hip pocket, believes Loan Market director and mortgage broker Alex Lambros. And if investors are buying more expensive homes, it will hit them harder. “A 0.25 per cent interest rate rise on a $10 million property will be a significant jump,” he says. “The wealthier might have different buffers in place – more cash or more assets they can sell to raise cash – but they’ll feel it just the same.
