Church hall revamp inspires a vision Honouring it’s bones as a religious building played into the sustainable philosophy behind this reincarnation. B y PAU L B E S T

his recently finished multi-space marvel in the inner-Brisbane suburb of Coorparoo is nothing short of heavenly ... figuratively speaking: a weatherboard heart with soaring, cathedral-like ceilings, bookended by two discrete villa-styled sanctuaries front and back. In the distance, awe-inspiring city and mountain vistas. But speaking literally, too. The main building is a rescued century-old Salvation Army hall, originally from the rural outpost of Nanango, 150 kilometres north-west of Brisbane.

Owner Bob Chambers has a passion not only for renovating but also for history. And, with that, not letting old buildings go to waste. “Bob always wanted to renovate a church,” says PTMA Architecture principal Peter McArdle, who designed the property. Saving a 1912 church hall, though, was far from the only flirtation with the need to sustain something. McArdle says sustainability was central to all aspects of this labour of love. Like many green-minded projects, there is an obvious emphasis on being eco-friendly. Natural

materials have been used throughout, like spotted gum and locally sourced basalt stone. The roof is loaded with solar panels. There are two underground water tanks buried at the rear, a Tesla battery and recharger and a bioethanol fireplace installed in the main living area. You could just about live off-grid. The main building has also been angled to trap more northern light and provide greater privacy. “It’s better climatically,” McArdle says. But social sustainability was also a level-one priority – the use of smart design to support flexible and adaptable living arrangements. PTMA tackled this by creating self-contained villas in front of and behind the main building. Each has a bedroom with an en suite and a separate living area, or second bedroom. The rear has its own viewing deck. The central building incorporates a brilliantly conceived floating, loft-style main bedroom with a generous en suite and walk-in wardrobe. The architects also “exploded the plan” by extending the original church hall footprint at

each end, wrapping steel columns in a contrasting modern white polycarbonate, and pushing out with another viewing platform. “The design allows us to tease out how we might live here,” McArdle says. For instance, you could have separate occupants in each of the three zones. Or you could live just in the front villa or centre building, or isolate the back as an office, or rent it out, or have grown-up children live there, or older parents. “It could suit an extended family, a couple with adult kids or someone who works from home. It’s totally flexible,” he says. “The rear pavilion can also be built out underneath, if necessary. “At the end of the day, the most sustainable thing we can do is not to build.” At the same time, he says it was important not to lose sight of the “bones” of the church, without thinking you were in a church. There’s still something of a reverential air as you walk through the original structure with its 6.5-metre ceiling.

Moreover, original boards from the church have been reused to line the under-loft ceiling and a cellar wall, while divine new stained glass, including a representation of the original church, has also been included. Water, a strong religious element, also features prominently. There are two internal waterfalls – one that spouts into a catacomb-like lowerground pool, a nod to the baptismal font. There’s also an aquarium filled with African cichlids, and a man-made creek running reticulated water into a series of ponds, able to pump any overflow of rainwater to the street. Guess all that’s left now is to see whether you can walk on it.

Essential tasks for tax time This is when you should review loans, work out depreciations and get all your expense and deduction ducks in a row. B y SU E WILLIAMS

The amount of interest you’re paying on an investment property matters even if it’s negatively geared.

t’s coming up to that time of year again, when property investors start hurriedly gathering their papers so accountants can complete their tax returns. But many overlook that one thing that could provide them with the biggest reward – renegotiating their loan or switching to a better one. “Investment properties are generally deductible and negatively geared, so a lot of people think the rate of interest they’re paying doesn’t really matter, and they set and forget,” says Angus Gilfillan, the chief executive and cofounder of mortgage brokers Finspo. “But that rate can make a big difference. “Over the past five years, banks have repriced existing investment loans materially, while staying competitive on rates for new customers, so there’s now the opportunity to make much bigger savings. Investors should really use this tax time to review their lending and the rate they’re paying and take advantage of being in such a competitive market.” The difference between a new and an existing investment loan is now 0.5 per cent for variable

rates which, on a $500,000 investment loan, represents $2500 a year, Gilfillan says. This gap is more pronounced than for owneroccupier variable rates, at 0.43 per cent. “Refinancing, as a result, could help borrowers save thousands and pay off the investment loan

H&R Block tax consultant Mark Chapman believes now is also the perfect time to gather all receipts and invoices relating to investment properties and calculate proportions of expenses to hand over to the tax agent or accountant.

If you lost a tenant during COVID, you should also have proof that your property was available for rent at that time. “You’ll still have incurred fixed expenses through that period and you’ll want to claim a deduction for them,” he says. “Other deductions are for mortgage interest, prepaid expenses – like insurance – that might straddle the tax year but which you can still claim for this year, and a proportion of your phone bill or internet costs if you use them as part of managing your property. Also, make sure any repairs and maintenance have been done by June 30 ... to lock in a tax deduction.” A quantity surveyor can help work out any depreciation claims you are entitled to. It’s a complex affair, and many investors miss out on potential savings by not doing so. “All improvements after settlement will be included as depreciable items on the tax depreciation schedule,” says Liam Hannah, director of quantity surveying firm Property Returns. “And if in strata, any special levies invoices should be added to the claim, too.” He says accelerated depreciation rules further mean that any item bought for less than $300 can be immediately deducted at 100 per cent, while items between $300 and $1000 can go into a low-value pool and claimed at 18.75 per cent of the item’s cost in the current year. So, tax time should be looked at as an opportunity to improve your financial standing and achieve your goals more quickly, rather than simply as, perhaps ... too taxing.
