Making it shine Architect Luigi Rosselli had two clients for this Bellevue Hill reimagining, the owners and the ghost of the original designer. B y PAU L B E S T

hen the owners of a classic 1930s family nest in an exclusive cul-de-sac in Sydney’s Bellevue Hill commissioned architect Luigi Rosselli for a renovation, he wanted to make sure he pleased them and kept happy the ghost of the house’s original designer, should he be watching. “The house was designed by a brilliant, quite unique architect,” says Rosselli, who inspected the original plans of Alan Edgecliff Stafford to understand better the architect’s vision. “He left me beautiful bones to work with.” He singles out the eye for detail and craftsmanship of the woodwork, best shown in the fireplace and mantle, wall panelling, coffered ceiling and door frames – all of which Rosselli retained and restored. Rosselli says the house is very much an example of its time, with its roots planted in classical architecture – a period then emulated by Stafford returning from the Mediterranean. Here, we see those roots in the property’s wonderful front loggia (vaulted gallery), arched windows and doors, and Roman roof tiles, which give the whole place a touch of goldenyears Hollywood glamour. But Rosselli says the house was also compartmented “like a kind of rabbit warren”, with pokey rooms behind doors and small windows opening to the garden. With the help of interior designer Romaine Alwill and his own firm’s project architect Jane McNeill, Rosselli updated the home to meet the needs of contemporary family living. “My focus is to pick the qualities of an old building and amplify them to fit into today’s context,” he explains. He opened up the interiors, particularly at the rear of the ground floor, to create more casual living-dining areas and a sunroom, all with expansive floor-to-ceiling, steel-framed windows, which helped to embrace the lush new garden from Redfern landscape designer Myles Baldwin. Rosselli also used a skylight to funnel more light through the core of the house from the first to the ground floors. But his input went further, adding a layer of modern sophistication to the existing grandeur. This included new timber features, such as a chevron-patterned parquetry floor from Austrian oak. In addition, Rosselli reimagined the original stairs, creating a new sculptural curve through

the top half, which wound up to the first floor. He repeated the design in a winding Venetian plaster staircase to a new retreat-styled attic built into the roof cavity, with striking dormer windows taking greater advantage of the iconic views of Sydney Harbour Bridge and the Opera House afforded by the property. On the upper floor, Rosselli created a stunning en suite bathroom to the main bedroom, with a free-standing bath in the middle of the space. “You can imagine stepping out of it,” Rosselli says. “It’s like the famous Botticelli painting The Birth of Venus.” One of Rosselli’s favourite features and triumphs was the loggia, which he transformed

from a driveway to a pedestrian thoroughfare with a set of hand-cut stone stairs that climb from a new front gate to the portico entrance and carry through to a swimming pool Rosselli also designed. The rear garage was demolished and a new one was built into the slope at the front of the house, which required the sandstone wall to be reconstructed. So, what would the ghost of the architect think? “If he returned to this life and visited the house again, I feel he’d be happy and proud of it,” Rosselli says. “That was my goal, basically, to take the work of a talented architect and make it shine.”

t’s an issue that’s likely only to become more common for investors: tenants contacting them, or their property managers, saying they’re unable to pay their rent that week. At a time when house and unit rents have hit a record high, after the strongest annual growth in 14 years for houses and 15 years for units, many tenants are struggling. Brisbane rents soared the most out of all capitals, up 16.9 per cent over the year for houses and 12.5 per cent for units, according to the Domain Rent Report for the June quarter. “We’ve reached this pressure point where many tenants are paying 40 to 50 per cent of their wages in rent,” says Ben Pretty, cofounder of RentRabbit, a kind of TripAdvisor for rentals. “So, a big proportion of them are facing difficulty. “And while, of course, property owners need their rent to be paid, it makes sense to have some flexibility. The cost of finding a new tenant could easily outweigh the inconvenience of a week or two of missed rent from a good

tenant who’s maybe been renting from you for a while.” There could be all sorts of problems behind a renter’s inability to pay, from losing their job to being given fewer hours of casual work, from illness to family problems, or simply being

They might have been a good tenant, and no one wants to see anyone kicked out onto the street.” From a tenant’s point of view, there may be pain, anxiety and intense embarrassment but lawyers for Tenants Victoria, for instance, always advise renters to initiate contact with the landlord or agent if they’re in difficulty. Although recent changes to rental laws in Victoria have strengthened tenants’ rights, and tribunals can adjourn evictions while they undertake financial counselling, it’s in no one’s interests to see disputes escalate. “In this turbulent COVID era, Victorian renters have faced many challenges from lost jobs or hours, and sometimes extended periods of illness without the safety net of sick leave or adequate social security,” says Farah Farouque, director of community engagement at Tenants Victoria. “Many renters coming to us have sought advice from our financial counselling service to deal with ballooning rent arrears following the end of the pandemic eviction moratorium in our state last year.”

The architects set out to create an ‘experience of architecture’ at Windsor Park.

partment hunters often want the best of both worlds when it comes to location – a place close to a bustling community with cafes and shops, but also a position that’s peaceful and quiet. Finding such a rare address is a home-buying victory and one that spells a future full of community connections and luxurious me-time. In the Melbourne suburb of Windsor, a new collection of prestige residences is offering a tranquil address just a short stroll from trendy Chapel Street. Aptly named Windsor Park, the new development sits in a cul-de-sac on the cusp of Chris Gahan Reserve. The impressive landscaping, designed by Eckersley Garden Architecture, includes a 112-square-metre courtyard with a Japanese garden inspired by the Chichu Art Museum. “Windsor Park is in a highly sought after parkside location, a rare pocket of peace and quiet,” says Glen Slimmon, director of development firm Sinclair Brook. “It’s also an easy walk from the vibrant offerings of Chapel Street. “With a variety of things to do and an epicurean edge, Windsor offers a balance of residential calm and vibrant dining, shopping and recreation for foodies and fashionistas. “Iconic establishments such as the Windsor Castle Hotel, Hawker Hall, Windsor Delicatessen, Prahran Market and the Astor Theatre are all within easy reach. The city centre is just five kilometres away.”

Windsor Park’s overall architectural design is based on soft modernism and minimalist Japanese architecture, with the three penthouses featuring exposed concrete ceilings to provide a connection between the facade and the interiors. “The whole building is about crafting the design and utilising the materiality from the outside and bringing it internally, making it an experience of architecture inside and outside that blends and comes together,” says architect Chris Manderson of Jackson Clements Burrows. The interiors have been crafted by Hecker Guthrie with special attention paid to the spaciousness of each residence. This is especially the case for the penthouses, which all have a rumpus room or second living area ideal for families.

Combined with the generous floor plan proportions, this is what sets the penthouses apart from other apartments in the building, says Stacey Van Harn, an associate at Hecker Guthrie. “Given the Windsor location we thought making that provision for larger families, and perhaps families with older children, would be something really important for potential purchasers,” she says. “Each of them has a larger second living room and, in two out of the three, you can close that room off with doors. “So, the kids could be in there playing Xbox or whatever they want to do, and have a little bit of privacy and autonomy.” Other design highlights will pop at potential buyers, including the upmarket appliances, sculptural natural stone benchtops and bespoke timber veneer joinery in the kitchens. Positioned on the reserve side of the site is a vantage point overlooking the park and beyond to the city skyline. “The penthouse residences will appeal to design, nature and city lovers; to Melburnians who appreciate meticulous detail and timelessness over trends, the sanctuary of parkland and the convenience of a connected and vibrant inner-city location,” Slimmon says. Penthouses have a home office and two expansive living areas complemented by a feature stone plinth, a grand integrated fireplace, exposed concrete soffits, track lighting and European oak timber floors. “The bathrooms are also ‘hotel-like’,” Slimmon says, “featuring stone and timber vanities, natural stone floors and feature mosaic wall tiles in the shower zones, complemented by rain and rail showers and a free-standing stone bathtub.”
