ow we decorate our homes makes an impact on us every day, and what better way to make your walls talk than with colour? From vibrant lipstick red to dusty grey, colour’s saturation, vibrance and hue have the magical ability to elevate and celebrate your favourite space. “After spending so much time at home recently, there is a genuine desire to express individuality in our homes,” says Brisbane interior designer Angie Rogers of Interior Tailor Company. “Utilising every inch is important, and turning a pokey, unloved space into a cosy corner filled with personality is appealing.” Enter “colour drenching”, the paint-everysurface-in-sight trend that sees colours break free in every direction. “It’s a really exciting trend,” says paint and colour expert Annie Sloan, the founder of Chalk
Paint who has published 26 books on paint effects, colour and interior design. “Paint walls, furnishings, lamp fittings and even picture frames in similar shades, then sit back and bask in compliments.” Designer Shona McElroy of Smac Studio agrees and says it’s not only a trend with impact but an easy way to pull your home together. “Colour drenching is also a popular fashion trend because we love to co-ordinate, rather than use a pop of colour,” she explains. “Contrary to what it might feel like, it’s a way to keep everything cohesive and design intentional.”
Choose your space Avoid the passe feature wall or large rooms where too much colour can overwhelm. Look for smaller nooks and spaces, like the

study, bedroom or powder room, in which to experiment. “Colour drenching can make a small room feel bigger,” Rogers says. “It has the effect of pushing the walls, doors, windows and trim into the background, allowing furniture, lighting and accessories to star.”
Consider mood, space, impact Certain colours capture our moods. Some are subjective, and research shows others have mood-altering effects depending on their brightness, shade, tint or tone. Bright and light colours evoke feelings of joy, green is linked with nature and growth, and grey and blue feel calm and soothing. “Consider the mood you want to achieve and the level of natural light available in your space,” Rogers suggests. “Deep greens and blues create rich, luxurious spaces; pinks, rose and berry are soft and feminine; and bright yellow is super fun and vibrant for an inviting space.”

You can go top-to-toe in bold, dark, hushed or bright hues, or envelop an entire room in shades from the same section of the colour wheel. Test-patch a wall first to check that your colour choice works with the light in your space and is sympathetic to its architectural detailing. Most importantly, see if it inspires you and makes you feel at home. “If you are afraid to pick a really bold colour and go crazy painting it on every surface, select one colour and use different tones and levels of saturation,” Rogers says. “You’ll achieve a contemporary monochromatic colour-drenched effect but in a much softer application.” Think about your space in terms of layout and furnishings and how each will relate to your selected colour. Bold primary tones work perfectly on all types of furniture, and the right shade even breathes new life into old pieces. McElroy is drawn to heavily pigmented colours in a melee of tones and materials. “Play with material with different effects like translucency, softness and reflectivity,” she suggests. “Think hard polished plaster with leathered stone, marble, aged metals and different types of upholstery.” Sloan says the powder room is an easy space in which to experiment. “Pick a surprising shade; something statement-worthy and joyful such as Capri Pink [from Sloan’s Chalk Paint range] to empower and suggest the fun glamour of a restaurant or hotel bathroom,” she says.
Now paint When you have chosen your star colour, splash with abandon. Commit to the cause and envelop your space, celebrating even the most subtle of details. “Shut the door and start painting every wall, the ceiling, power points, architraves and furniture,” McElroy says.

ouble Bay has become one of the country’s favourite harbourside enclaves, and little wonder. Market readies for overseas demand Local investors have had the market to themselves for a while, but agents are starting to see renewed international interest. B y SU E WILLIAMS

verseas investment in Australian residential property dropped by 23 per cent in the first seven months of this year compared to the same period in 2021, creating more breathing space for local investors. With signs indicating offshore demand may pick up again as soon as all borders reopen internationally, it looks as though there’s currently less competition for the more prestigious properties in Melbourne and Sydney. “We did see an unusually elevated demand from overseas investors last year when we look at overseas searches for Australian property,” says Domain chief of research and economics Dr Nicola Powell. “As soon as the US and UK were out of restrictions, we saw a jump in the numbers of inquiries from foreign buyers, overseas students and expats. “Back then, we had so many reports of buyers buying sight unseen and people looking to purchase as they were nervous the market was running away from them in terms of price growth. But now we’re seeing that demand drop back and correcting itself.”
From January to July 2021, for instance, Domain data shows overseas searches rose 22 per cent on 2020. Since then, another factor in their levelling off could also be the doubling of foreign investment fees from July 29. The highest volumes of searches this year have so far

The UK comes in at number 20. “Those numbers are often indicative of the size of the country,” Powell says. “And the order doesn’t bounce around much.”
The top target suburbs for overseas searches are also fairly constant, being topped by the Melbourne region, then Sydney’s Middle Harbour, Sydney city, Mosman, Chatswood and North Sydney. Melbourne’s South Yarra comes in at number 10. Many of those areas already have significant overseas populations, so others from those countries feel confident about investing there, and they’re also home to a fair share of more expensive, prestigious properties. Gowan Stubbings of Kay & Burton South Yarra says they are seeing a pick-up in inquiries from mainland China since there’s already an established Chinese community in the city. “When their border reopens, I think we’ll see quite a lot of activity from mainland China and Hong Kong,” he says. “They often already know people here, and they’re interested in education and, with Melbourne winning the title of the world’s most liveable city seven times in a row [in 2017 by the Economist Intelligence Unit], that really put it on the global map.” In Sydney’s Middle Harbour, Atlas Lower North Shore agent Adrian Bridges is also seeing an increase in inquiries. “For the last couple of weeks now, we’re seeing people flying in to look at homes they want to buy,” he says. “With rents so high, they’re looking at rental returns and then planning to move in one or two years later. “We’re particularly seeing the Chinese market come back to life.”
