hey’re the two prime spots of Queensland coastal living and, although the pandemic rush of migration from Australia’s cities is now slowing, demand for prestige homes on the Gold Coast and Sunshine Coast is still dwarfing supply. “We’re still seeing sales records being broken all the time,” says Amir Mian from Amir Prestige Property on the Gold Coast. “I just sold one property on Mermaid Beach for $19 million and another on Broadbeach Waters for $14 million.” For a compelling illustration of just how colossal the rate of price growth can be in the region, that second house, although it underwent a renovation in the interim, last sold in 2020 for $8.5 million. “These kinds of prized assets, quality homes on the beachfront, on the river or trophy homes are in limited supply,” Mian says. “And they’re still really attracting southerners, people from Vaucluse, Bondi or Toorak. “They like the fact that the Gold Coast isn’t a big place and some of the suburbs are very

small, like Paradise Waters would only have 95 dwellings all up. “We’re also attracting a lot more development, such as new hotels The Langham, Four Seasons and Ritz-Carlton, and everyone loves the lifestyle and the weather.” Queensland is the fastest growing state in the country, receiving a 1.4 per cent population boost in the 12 months to December 2021, according to the Australian Bureau of Statistics (ABS), and the Gold Coast has been a major
recipient of interstate migration. Outside the capital cities, it had the two hotspots – Coomera and Pimpama – with the biggest growth. Some of its most expensive suburbs reflect that boost, with Mermaid Beach’s median house price up 43.6 per cent in the past year alone, on figures from the latest Domain House Price Report, to $2.8 million, with apartments up 30.2 per cent to $748,725. Burleigh Waters, meanwhile, saw its median house price rise 29.8 per cent to $1.35 million

and apartments jump 32.3 per cent to $701,000. Burleigh Heads was similar – houses up 11 per cent to $1.3 million and units up 28.6 per cent to $900,000. There isn’t separate price data available for other prestige waterfront areas, like Isle of Capri, Paradise Waters and Sovereign Islands, as they aren’t suburbs in their own right. “But those prestige homes, and in pockets of a lot of suburbs – unlike Sydney and Melbourne, where you tend to have prestige suburbs as a whole – are performing well,” says Michael Kollosche of his self-named agency. “The difficulty is that we’ve got more people moving here than houses available. We have a lot of downsizers coming to buy here and others buying second homes, particularly with an ageing population. At the same time, sellers aren’t motivated to sell because they’re struggling to find replacement homes or rentals, and there’s a shortage of builders, so there’s not much new product being developed. “As a result, the top and middle parts of the market are very strong.”
The Sunshine Coast is the other market standout in terms of both desirability and strong pricing. Here, the population growth in the five years to 2021 was one of the highest on record, with one in three newcomers arriving from other states, and one in five from overseas, according to the ABS. That’s contributed to some of the most stellar property price growth in the nation, with median house prices in Noosa Heads jumping 127.6 per cent in the past five years, and 33.5 per cent last year, to $2,002,500. Apartment prices over the same periods rose 115.7 per cent and 23.4 per cent to $1.24 million. In Noosaville, house prices rose 20.8 per cent over the year to $1.45 million, and apartments 27.7 per cent to $900,000. “There’s a sense of scarcity, and not much choice, around supply,” says Noosa’s Adrian Reed from Reed & Co. “Despite not seeing the same number of buyers we had six months ago, the lack of supply is keeping prices up, with some double the increase seen in Sydney and Melbourne.

nspiration comes from the joining of dots, those disparate pieces of information that, by themselves, each say a little, but when they connect and form something much bigger and wholly new – well, that’s when the magic happens. And that’s the case with the Arc Residences, a unique development of 27 three-bedroom apartments, crowned by one penthouse, perched on a unique site on the Brisbane River. A relentless scouting mission for “unrepeatable” locations led developer, Spyre Group, to this unrivalled opportunity that sits
opposite the heritage-listed Regatta Hotel on Coronation Drive in leafy Toowong. It’s just four kilometres from the Brisbane CBD. What makes this site unique is its triangular shape of about 1500 square metres with 50 metres of direct river frontage; its position as a gateway to the northern suburbs; being the first location on the approach to the city with land between the river and the road; and, finally, the sweeping vistas up, down and cross river that promise every resident their own forever view. A unique site deserves an architectural expression that goes beyond simply creating a

Kent Pinel, design manager at the Spyre Group, says it was essential that the architecture worked seamlessly with the site, and that led them back to Bureau Proberts, a trusted firm with whom they have worked on many projects. “This is a highly visual location, and we were after a built form that would lift it above its land and riverscapes. And we wanted something that would succinctly express the sub-tropical environment of south-east Queensland. It needed to belong here,” he says. “We invested considerable time in determining the best solution, how we could maximise the potential of the site. We worked very closely with our partners and with the local council around the possibilities of what could be created.” Terry McQuillan, director of Bureau Proberts, says the solution that has been visualised is a built form that acknowledges its triangular site and the sweeping arc it forms along the river.

“That has shaped the design and the context in which it sits. The sculpted form of the building has taken on many of the characteristics of the river with its bends, ripples and eddies,” he says. “It has a sense of movement, of undulation, that is expressed through the building’s curves, secured by a solid, grounded base.” Landscaping has also been integrated into the built form of the Arc Residences, greening it through the incorporation of niches for lush plantings.” McQuillan says the greening strengthens the connection between indoors and outdoors and adds to resident amenity. “We’re creating a living experience, not an outdoor or an indoor experience,” he says. The 27 three-bedroom apartments are offered through three overarching floor plans: City, River and St Lucia. City looks toward the CBD, River to the waterway and St Lucia downriver. A typical floor plan offers an entry that leads through quieter zones, including sleeping quarters, study and informal living. Each of the three bedrooms enjoys an indulgent en suite and wardrobes or walk-ins.

I know many would not have gone the extra distance as we did with this, but the Arc Residences demanded that we push the design envelope,” he says. Of course, the views are the stars from this living zone and can be enjoyed through seamless access to the outdoor terrace and entertaining area. Residents can also share and enjoy the amenity of a rooftop terrace that includes a pool and entertaining areas.

Buyers can see investment gold Brisbane is scheduled to host the Olympic Games in 2032 and investors are already lining up to cash in on its success. B y SU E WILLIAMS

Some investors are hoping to buy now on Queensland’s Gold Coast so they can retire there later.
nvestors are already hard in training for the Brisbane Olympics, calling agents on the Gold Coast and Sunshine Coast looking for property to buy that’s likely to win them gold by 2032. A lot could happen in the next 10 years but they’re carefully examining all their options so they’ll be perfectly set for the starter’s gun. “Some people are buying now as they want to come and live here later, so they’ll have a place when they’re ready, but a lot of others are coming purely to invest,” says Gold Coast specialist Rebecca Moffrey from Ray White Burleigh Group. “They’re looking in consideration for when the Olympics come and, in the interim, they’re seeing good rents and healthy capital growth.” On the Gold Coast, many of those investors are buying in some of the most popular areas, such as Mermaid Beach, the Isle of Capri, Paradise Waters and Sorrento, and are looking particularly for waterfront homes, Moffrey says. She also suggests less well-known locations, like the inner-city suburb of Ashmore, where
there are currently plans for a $50 million shopping centre. “There are a lot of hills inland, so often you can get great views too,” she says. Two Queensland coastal regions show strong growth in rents and value.
“A lot of people have been standing back … and now we have a backlog of buyers.” On the Gold Coast, house rents have grown by 21.7 per cent in the past year to a median of $730 a week, on the latest Domain Rent Report, and units by 22.4 per cent to $600. On the Sunshine Coast, house rents are $680, having grown 13.3 per cent over the year, and units are at $550 after growth of 12.8 per cent.
In Noosa, Tom Offermann from his eponymous agency says the major hurdle for investors is the shortage of stock. An auction he had just conducted had only one property and 10 registered bidders, and as a result, sold for $500,000 over the reserve at $3.95 million. “I think a lot of people have been standing back and building up their savings and now we have a backlog of buyers,” Offermann says. “So far, we haven’t seen anything like the typical spring supply come on, but anyone who manages to buy now will be buying well compared to where the market will be in 12 months’ time. “The Sunshine Coast is still very much a rising market ... with apartments selling from under $1 million up to $21 million. Some properties are returning 3 to 5 per cent net and have high capital growth.” Investors are particularly seeking waterfront properties in Noosa Sound, while others are seeking “the next Noosa” in places like Rainbow Beach and Agnes Waters, where prices are lower. But even in Noosa, prices are starting to soften, says Chris McKillop of valuers Herron Todd White on the Sunshine Coast. “We’re seeing the first little signs of the tide starting to turn,” he says. On the Gold Coast, his colleague Luke Nichols says market activity is easing: “Vendors are more reluctant to sell and we’ve gone from an apartment oversupply to an undersupply.”
