hey’re the absolute kings of the castle – the luxury oversized homes sitting on the highest levels of some of Australia’s finest apartment buildings, with stunning layouts, fittings and views. And they’ve never been more in demand. “In the old days, the cheapest apartments on the lowest floors always used to sell first in the market,” says David Milton, managing director of CBRE Residential Projects. “But not now. Today, these buildings sell from the top down. “Penthouses and high-end apartments are in huge demand all over Australia. There are a lot of Baby Boomers and wealthy older people who want a lifestyle change and apartments mean no more mowing lawns and doing maintenance and, at the same time, tremendous views and first-class security and services.” Their popularity dipped slightly during the pandemic when houses on land enjoyed a resurgence because of the larger spaces and bigger outdoor areas they often offered. “But now, with things settling down with COVID, penthouses are back high in appeal,

especially the ones I consider are genuine penthouses that take up the whole of a top floor, and are in a good position,” says Peter Kudelka of Kay & Burton South Yarra. “We have a lot of clients who have houses in the country or at the beach, but like a penthouse in the city, too. They do love the prestige they have as well as the convenience and the way they can just lock up and leave.” At the moment, there is a wide range of penthouses on the market around the country

that fits what buyers are looking for in terms of both lifestyle and the kind of features that mean they’re likely to hold their value. In Sydney, for instance, there’s the fourbedroom Kurraba Residences penthouse in Point Piper, with a price guide of $50 million, while in Potts Point, there’s Queensgate’s Sovereign penthouse – on the site of the iconic Bourbon in Kings Cross – at $16 million. Other notable penthouses for sale are Aura’s in North Sydney, starting at $12.5 million, and two


penthouses at the new Ode in Double Bay on sale for $21.495 million each, where the third recently sold for the area’s record-breaking $24.95 million. Meanwhile, Melbourne has a selection that includes the three-bedroom, whole-floor penthouse at 700 Orrong Road, Toorak, with a price guide of $6.45 million, and Brisbane has a three-bedroom penthouse at 218 Vulture Street in South Brisbane that is seeking offers over $5 million. “People see huge value in good-sized, generally top-floor high-end apartments in irreplaceable locations,” says Phillip Rand of YPM Group. “We end up with a lot of interest locally as well as interstate and from overseas. “The one on Vulture Street, for instance, is only five years old but has had a bespoke renovation with top-quality finishes and features like one-way glass mirrors in the bathroom so you can see out to the skyline, and also your guests if you’re having a dinner party. I’ve had probably 200 inquiries on that so far.” Interior designer Kirsten Stanisich of Richards Stanisich has fitted out many penthouses – most recently those at Aura – and says their buyers look first of all for glorious views and prestige, with excellent locations. “Then, they want beautiful high-quality interiors, an elegant palette of materials and a sense of permanence,” she says. “They also want a generous sense of space with a good layout. “Living and sleeping areas should always be separately zoned and there should always be a sense of arrival at the entry as a transition from the rest of the building to the privacy and intimacy of the penthouse.” The features most in demand at the moment for penthouses are natural stones, timber or parquetry floors, and an atmosphere of restrained sumptuousness. be very important to purchasers, says Romaine Alwill, director of Alwill Interiors, who most recently designed the Ode penthouses. “It has to feel exclusive,” she says. “It has to be special with the best light and space. “Many of the buyers will be empty-nesters who’ve moved from big houses and, although they’re downsizing, they still want the area and sense of luxury. That’s always front of mind when we do the interiors. “The spaces have to be flowing and seamless and there has to be something unique, with ‘jewellery-box moments’, and a point of difference with other apartments.” That might be plusher carpets, higher-quality timber flooring, feature wallpaper or bespoke detailed joinery with elements like leather inserts, and more bronze, brass or feature metalwork, as well as Venetian plaster, in bathrooms and kitchens. “As well as those selling points, a lot of buyers no longer want to do the gardening at weekends, and they like access to a concierge and a cosmopolitan lifestyle near restaurants and shops,” says Alwill.

Apartments prove their resilience As house prices stall or go backwards, apartments continue to perform and already strong demand for rentals is set to climb. B y SU E WILLIAMS

partments have never been sexier property investments, with unit prices outperforming houses for the first time in three years, and the price gap between the two hitting a record-smashing 72 per cent. “There are certainly opportunities in this market for apartment investors,” says Murray Katz of LogiX Financial Services. “Rental yields are slowly coming back after being depressed for quite a while, and the tax benefits are more advantageous. “As an asset class, they’ll probably be more on the rise than before and, of course, they’ve always been more affordable than houses.” Interest rate hikes and rising inflation will also combine to make apartments even more desirable because of their relative affordability. In addition, as house prices rose spectacularly during COVID, by 34 per cent in the capital cities from trough to peak, those house prices are tending to slip by more than apartment prices now we are (hopefully) through the worst. Domain’s latest House Price Report, for instance, shows that apartment prices in many

areas are remaining much more solid than those of houses. While unit prices rose 4.4 per cent in Canberra, 4 per cent in Adelaide and 3 per cent in Darwin over the last quarter, in the cities where they didn’t do so well, they still fared better than house prices.

“In a year’s time … a lot of people will be saying they should have bought now.” In Sydney, where house prices slumped by 2.7 per cent over the second quarter of 2022, apartment prices fell by only 0.6 per cent; in Melbourne house prices dropped 0.9 per cent but units rose 0.4 per cent; and in Brisbane, house prices rose 0.2 per cent as against units’ increase of 1.4 per cent.

Will Honey, director of sales and projects at The Property Collective in Canberra, says that price growth means investors should buy sooner rather than later. “There is such a big gap now between prices of apartments and houses; apartments offer better value,” he says. “There’s also now a solid rental market and a 1 per cent vacancy rate, so we’re finally seeing investors coming back into the market in greater numbers than we’ve seen for a while.” The prospects also look good for the future of the apartment investor market, believes Ian Bennett, director of Colliers International Residential. “Rents have been increasing sharply,” he says. “In the last three weeks, for example, we’ve seen rents in two-bedroom apartments in the Newmarket development in Randwick [Sydney], go up from $850 a week to $1150, and for three beds from $1150 to $1500. “People are bidding against each other for rents as there’s a housing crisis on the horizon.” Katz says apartments are also good prospects for investors as they share repair and maintenance costs for common areas with other owners, and council rates are lower for units. Demand is also rising. “When immigration starts early next year, and students have already started to come back, there’ll be even more demand for rental apartments,” Bennett says. “In a year’s time, I think a lot of people will be saying they should have bought now!”

t takes a bold vision to reinvent one of Sydney’s most recognisable buildings, the heritage-listed former David Jones department store. Built in the 1930s, the art deco icon on the corner of Castlereagh and Market streets was long a magnet for the sophisticated shopper. However, developer Cbus Property and architect fjmtstudio decided they were up to the challenge, and worked out how to build luxury residences above the iconic building. “The Castlereagh site offers a prestigious address with rare historic character in the

centre of Sydney,” explains Cbus Property chief executive officer, Adrian Pozzo. “It provides the opportunity to offer the best of both worlds by both showcasing the heritage and also bringing it into the future, with new architecture and world-class retail, commercial and residential assets.” The resulting design of 111 Castlereagh is a lesson in thinking outside the box. “We tried to place ourselves in the minds of the original architects, reimagining this building with the same progressive ambition,” says Richard Francis-Jones, design director at fjmtstudio.

First, the design team decided to carve a central atrium in the original building and nest the new residential tower above. Supported by tapering columns, the tower takes on a curvilinear form that, from street level, appears to place no load on the heritage building. Francis-Jones says the new tower appears to hover above the existing building without disturbing its character and form. The bronze finish has a futuristic sheen but also pairs beautifully with the sandstone and travertine facade below. To soften the distinction between old and new, on the podium levels fjmtlandscape has designed landscaping to provide inviting relaxation spaces ideal for both quiet contemplation and group gatherings. “The core landscape design concept is to create a multi-surface urban landscape experience specific to the site and for the amenity and enjoyment of the residents,” says James Perry, principal at fjmtstudio and fjmtlandscape. To this end, a series of paths meandering through garden spaces feature across a two-

level haven offering a swimming pool, gym and multifunction space alongside lush planting that will include Australian natives. Blake Schulze, Colliers’ residential national director, says the resort-style amenities – especially the outdoor pool overlooking Hyde Park – have been a huge attraction for buyers who feel it will provide a peaceful sanctuary in the CBD. A new build of this calibre wouldn’t be complete without a concierge, with the services provided expected to include personal shopping, private catering, reservations and stylist consultations. The concierge will also be able to assist residents with reservations for bookable event spaces such as The Retreat, which features a casual lounge, intimate dining room and kitchenette. The Terrace is an expansive outdoor area wrapping the curvature of the podium, where gatherings can be held under the city lights. A handful of residents will have access to The Cellar, a secure, climate-controlled room with custom cabinetry built to store fine wine.

Additional services are to include home automation and electric vehicle charging. In the residences themselves, Schulze says buyers are impressed with the generous floor plans and bespoke interior design. There are 98 residences in total, with a limited number remaining for sale. Internal sizes range from 62 square metres up to 223 square metres and city, park and water views are celebrated through floor-toceiling windows. The dominant elevation faces east and will capture the most coveted views over Hyde Park and beyond to Sydney Harbour. IN PARTNERSHIP WITH

Lina Sjögren, fjmtinteriors principal, says the curvilinear elements of the interiors were drawn from the building’s architectural design. The kitchen island bench is a striking sculptural piece, hand-finished from statement stones, and paired with custom-designed tapware, which also features in the bathrooms where curved walls are covered in handmade glazed tiles for a spa-like ambience. “The residences evoke a sense of easy luxury where everything has a place, and there is a place for everything,” Sjögren says. With its impressive level of detail, 111 Castlereagh will deliver a prestigious, mixed-use development to the CBD, Schulze says, that will integrate opulent residences with dynamic commercial spaces and luxury retail and dining. “Everything is at your doorstep,” he says. “Hyde Park, world-class shopping, cafes, restaurants and theatres. It is the perfect city pad.”

The building’s facade is a beautiful interplay of materiality – concrete, travertine and steel, layered planting, vine-covered pergolas and cascading greenery provide a verdant veil for the building. Inside, the residences are the epitome of luxury living. Bathed in natural light, the lobby is reminiscent of a luxury boutique hotel. Vast and generously proportioned, each home [has] expansive windows that allow abundant natural light.” Each of the two and three-bedroom residences (plus exclusive penthouse) have been designed to

Canberra’s vertical village Woden Green will house 419 apartments across three towers with an emphasis on generous floor plans and landscaping.

ush and spacious landscaped areas will be among the defining features of a new apartment complex that is taking shape in the Canberra suburb of Woden. Woden Green does justice to its name thanks to more than 3000 square metres of designed outdoor areas, which include a dog park and a playground. Such open, green spaces are rare to find in apartment developments, says Mia Dragila, the ACT state development manager at builderdeveloper Hindmarsh. “With over 3000 square metres of green open spaces, the level of landscaping is extraordinary for a multi-unit development,” she says. “It was important for us to create a suburban neighbourhood in a vertical village, allowing downsizers, upsizers and everyone in between to benefit from the wellness associated with gardens and open spaces, without the capital outlay and maintenance associated with a standalone dwelling.” The wellness benefits of being outdoors and even having a green view became hugely important to many during the dreary days of COVID restrictions. The inclusion of extensive outdoor gardens came about as a response to pandemic living, Dragila explains. “We have created spaces that allow flexibility of lifestyles and cater to a broad range of individuals and families,” she says. “Woden Green is unique in many ways, starting with its location on the quiet side of Woden, surrounded by green open spaces and uninterrupted views.

“This is unique and allows residents to remain within walking distance of Westfield while benefiting from suburban surrounds rather than sitting within a commercial precinct.” The landscaping by RPS also includes reflection ponds, which are quiet places for residents to just sit and enjoy some meditative tranquillity. Interior amenities include a 25-metre indoor lap pool, a residents’ lounge and kitchen, cinemas, a business lounge and a gym. By the time construction on Woden Green is finished, it will house 419 apartments across a trio of towers. The three buildings measure up at different heights: 11, 14 and 16 storeys. Designed by DBI Architecture, apartments come with generously sized floor plans. Onebedroom apartments measure up at a maximum of 73 square metres, while three-bedroom penthouses come in at a maximum of 153 square metres. These large interior spaces, plus the attention to outdoor design, will make Woden Green attractive to a wide range of buyers, from downsizers to upsizers, first-home buyers and everyone in between. For many, the icing on the cake will be the development’s location, says Wayne Harriden, the director of project marketing at Independent Property Group. “It’s within walking distance of the Woden town centre, which has cafes, restaurants and entertainment facilities,” he says. “It’s also very close to major employment hubs, including the

Canberra Hospital and government offices. There’s also a new CIT campus under construction, creating about 520 jobs in the construction period alone and then obviously, there will be teaching and learning after that, so that’s a pretty big deal. “And it’s got great access to major arterial roads in Canberra because it sits at the end of Adelaide Avenue, which is probably the best road in Canberra to get you into the city – or to get you anywhere, really.” Savvy buyers will also notice that Woden Green is perfectly positioned in the centre of the capital city. “Geographically speaking, it’s actually the centre of Canberra because of the spread of the city,” Harriden says. Prices for apartments at Woden Green start at $450,000 for one-beds, $645,000 for two-beds, and $1.4 million for three-bedroom penthouses. Buyers can choose from a selection of apartment layouts, including apartments with home offices.
