Finally flawless ARCHITECTURE

More than 12 years after he designed it, the architect was invited back to this beach house to realise its full potential. B y PAU L B E S T

I

t’s not every day you get to have a second crack at an architectural design project. David Boyle did. The NSW Central Coast architect originally designed the two-storey, high-tech MacMasters Beach house in 2006 for a family with two teenaged children, although he didn’t manage the project all the way through to the final build. When the current owner – a bachelor at the time – bought the property in 2015, he immediately saw the possibilities to enhance both house and gardens. “I saw quite a lot of potential in the house, site and aspect,” he says.

Initially, he wheeled in Sydney interior designers Arent&Pyke to tidy up the upstairs kitchen with a cosmetic makeover. The joinery was resurfaced and the island bench brought out from the wall, improving spatial flow. He also approached landscape designer James Headland of Pangkarra, who replaced the “exotic” front garden – think yuccas and bamboo – with soft native plantings, which sat more comfortably with neighbouring Bouddi National Park, and installed off-form concrete steps, pond and landing. But in 2018, the owner, married with plans for a family, decided to revamp further to produce a property – dubbed Legato House – that was

“calming, unique and authentic with lots of family liveability”. Once again he approached Arent&Pyke and Pangkarra. But he wanted an all-in “synergised” rethink. So he also invited original architect Boyle to revisit his design – particularly with a view to upgrading the existing house’s sustainability. “The initial site planning strategies were right with ventilation, orientation and connection to the outdoors … it still had the same great bones,” Boyle says. “But there was an opportunity to improve its sustainability, which is important to the building’s longevity.” The house was recladded in high-thermalperformance Barestone, while windows were given sculptural aluminium hoods that reduced solar heat gain, framed the views better and lent the exterior a playful accent. Boyle also added an awning over the front door for “a greater


sense of entry” and cleaned up the internal visual clutter and interruptions. This meant making thresholds flush, recessing window sills, concealing sliding screens, removing architraves, minimising skirting and shadow-lining walls. “The changes appear minor but are important in creating a more seamless connection,” he says. Arent&Pyke returned for another makeover. “The house needed a quietness and contemplation to it with a contemporary feel,” says design director Genevieve Hromas. “Very tactile, very subdued materiality.” This time, bathrooms were redone with a new colour palette. Included were terrazzo tiles, Brodware tapware, a travertine vanity and custom cabinetry. The walls were finished with soft-looking micro cement. A wall with a large, bronze-handled cavity slider was added downstairs to form a second living-rumpus zone for the owners, who had two

young daughters by the time the renovation was completed in March this year. Arent&Pyke also refurnished the interiors with patterned bedheads, rugs (an early 1900s Khotan rug adds warmth and colour) and ambient lighting. Crucial, too, was the opportunity to integrate more seamlessly the garden to the house. Headland overhauled the rear courtyards with new riparian plantings, seating, a water feature and pop-up granite pavers, removed a retaining wall and installed concrete steps and timber pods to link with a new “destination” pool and cabana, on which the designers collaborated. Headland designed the pool, cleverly angling it 30 degrees to the house to capture ocean views, and a sunken courtyard. Boyle conceived a playful cabana with an eye-catching geometric roof, pergola and seating (a little reminiscent of American architect John Lautner). And Arent&Pyke took charge of the kitchenette. “It was nice to have David involved with the pool cabana,” Headland says. “It’s an ode to the old and new.”

ichelle Brereton and her thenhusband had almost given up on finding the Mornington Peninsula weekender of their dreams back in 2005 when a real estate agent mentioned his cousin had a place in Red Hill that had passed in at auction the previous year. Would they be interested in having a look? The 1970s brick cottage sat surrounded by almost six hectares of heavily treed woodland, featuring mostly European varieties – magnificent elms, oaks and firs, as well as a dense, overgrown pine plantation that had at one stage been a money-making venture. “It was a really wet, pouring day, and he drove us around the property in his four-wheel-drive,” Brereton says. “I just fell in love with it and knew it could be something really amazing. It was a feeling more than anything; I get like that with properties.” Over the next few years, the family began transforming the place during weekend visits from Melbourne when not committed to school sport. Part of the land was cleared to accommodate living needs, recreation and garden beds. In return, more than 1000 trees of varying species were planted across the property to retain the sense of privacy that the couple had fallen for during their first visit. “Nothing here is very manicured,” Brereton says. “There are different areas that you can wander through to get to different parts of the garden. You can’t see it all at once. That’s the beauty of it; you have to wander around.” The original cottage was extended and renovated to include three bedrooms, a bathroom and a living zone, dubbed “the sleeping wing” by Brereton. This sits adjacent to – almost touching – the impressive family house that shares the cleared site. This second building has a main bedroom with an open fireplace and free-standing bath, a second bedroom (also with its own bath), a study and an enormous living, dining and kitchen zone, which includes a huge sunken concrete bar that conjures up tropical holidays and has hosted many a memorable party. “Every single person who walks into the house says, ‘Oh my God’,” Brereton says. “I think it’s because of the height and the scale. It sort of takes your breath away.” Constructed largely of concrete, the vast living areas have ceilings made from corrugated iron sheets, which Brereton left out in the rain to enhance their rusty appearance. “Every time my mother comes here, she says, ‘You need to put a ceiling in!’ She doesn’t understand the rust, but I just love rust,” Brereton laughs. Running alongside the rusty tin are enormous trusses that were made on-site from timber salvaged from Port Melbourne’s 1854 Station Pier and had to be craned into position. Creating a simple and earthy structure was important to Brereton, who says the garden and

the trees are the “true heroes” of her property, which is why she also rendered both buildings to allow them to nestle into their surroundings. “The windows are huge, and I don’t have any curtains or blinds in the main living areas because I just love being able to look out at the ever-changing gardens,” she says. “It’s like a living artwork. “It is multidimensional because there is layer upon layer of trees, and I love that feeling that they were here long before I came on earth, and they will be here long after I leave.” But it’s not only the garden and the building’s grand scale that catch the eye of visitors. Brereton has created a home that has been inspired by her extensive travels, blending the textures, colours and designs of the many places she has visited and loved. Coloured glass pendant lights twinkle next to industrial metal shades. A beautiful emeraldgreen AGA stove sits alongside woven red rugs. Painted canvases hang opposite retro signs while coloured umbrellas (remnants of a Bollywood-themed party) seemingly float above the cocktail-making gadgets in the bar. “I work on the theory that you must surround yourself with things that you love and are full of wonderful memories,” Brereton says. “Don’t

keep things locked away for ‘best’. Don’t be precious about spills and cracks and aged-worn surfaces. It shouldn’t work, but ... it does!” This eclectic space has nurtured a relationship where her adult children “come and go like boomerangs” – retreating here frequently for solace or with friends for gatherings and fun. “We have this one area [in the garden] where we hold a bocce tournament every November, which has become very competitive over the years,” she says, laughing. “My kids actually said, ‘Can we put a clause in the sale contract that we can come back every year to do our bocce tournament’? I think I’ll

now have to build another one at my next place; it’s become a must-have.” A sense of space and an affinity with the trees are other must-haves for Brereton’s future property hunt. Having been immersed in nature for the better part of 20 years, she couldn’t stand to be away from it. “I just need to find the right space and land,” she says. “Not just a paddock, but a few trees and a bit of soul to start me off.” The thought makes her sentimental. “At bocce a few years ago, one of my son’s friends said to another friend, ‘Do you realise, it won’t be too long before we’re the older ones here and our kids will be playing this bocce tournament’, and I loved to hear that, that sense of ownership and community. This is a safe place, a good place, a place to return to.”

Before embarking on renovations, investors should thoroughly research material and product prices, as well as the cost of labour and installation.

he renovation boom is quietening down but it’s important to keep it cranked up for investment properties. There’s nothing like giving a house or apartment a complete refresh so one can charge a healthy rent and create equity, especially in a market where prices are softening. “Any property you want to rent out or eventually sell needs to have something special about it,” says Bradley Cocks, a luxury property expert with DiJones Southern Highlands, and a regular renovator with his wife, fashion designer Collette Dinnigan. “To maximise the cash flow, we tend to put properties on Airbnb and rent them out fully furnished. So, when we buy an investment property, we go as high-end as possible with a key antique centrepiece, or a chandelier, and quality furniture rather than IKEA. “Then we’ll get the best photographer to take the photos for the marketing, so we’ll get the highest rental yield and an appreciating asset.” Not everyone will opt to aim so high, and most might prefer to put their property into the

residential rental pool. But even in that case, it’s just as important to add value or “manufacture equity”, says property expert and Aus Property Professionals founder Lloyd Edge. “You want to create more equity to mitigate any fall in rent or in the value of your property

Edge warns against overcapitalising and instead suggests investors target areas where small changes can go a long way, like the kitchen and bathroom. He also recommends improving a property’s street appeal with some easy landscaping or by painting a fence – DIY where possible – and ripping out old carpets to replace them with bamboo flooring or floating timber. While last year saw a massive $12.2 billion spent on renovations – 33 per cent up on the previous year – most indications are that this year the sum will be significantly lower because of interest rate hikes, higher construction costs and supply chain delays. “At the moment, it seems people are choosing more modest renovations rather than putting them off completely, although by next year that may change again,” says Sarah Megginson, money expert at comparison website Finder. She advises investors to set objectives, right from the start, that are specific, measurable, attainable, realistic and timely. As part of that process, they should thoroughly research material and product prices, as well as the cost of labour and installation. “Talk to people to find out any gaps you may not have considered in your budget and planning, such as the cost of waste disposal,” she says. “However, don’t try to minimise costs by purchasing materials yourself, as professionals buy in bulk, with a trade discount.
