A 1970s San Francisco home transformed
T
hanks to its relentless pursuit of design integrity and healthy serve of creative curiosity, Studio Terpeluk’s renovation of this 1974 two-storey San Francisco home is informed by a reverence for history, materials, light and craft, and executed with attention to detail and a sublime overlay of colour. Redwood House was designed by prominent local architect Albert Lanier, who animated the city’s art scene with his wife, Ruth Asawa, the notable modernist sculptor. For this project, the new owners, Gagan and Jasmin Arneja, commissioned Brett Terpeluk, who founded Studio Terpeluk in 2008 following a decade-long collaboration with architect Renzo Piano. The brief called for an increase in the overall volume while maintaining the building’s original DNA, defined by angular geometries, redwood interiors and exterior courtyards. Terpeluk surgically modified the building with minimal intervention in what he describes as an “architecturally non-aggressive manner”. Living spaces were opened to maximise views and stimulate the dialogue between indoor and outdoor spaces. The overall footprint grew from 210 to 299 square metres with the addition of a guest room suite, home office, wet bar and media room. “Colour was a recurring theme in the exquisite and eclectic art collection of the owners,” explains Terpeluk. “This went perfectly with my interest in mid-century Italian design and its bold use of colour.” Terpeluk tapped his friend and designer Beatrice Santiccioli to enrich the project with a dedicated and bespoke colour language. The use of colour is pervasive but almost subliminal. Redwood surfaces are the hallmark of the interior, delivering an earnest indoor landscape to build upon. There are subtle hints of baby pink and pastel green in the kitchen joinery.

Light and materiality take precedence in this thoughtfully crafted home. The architectural approach is restrained.
This is offset by bright tones of furniture accents and a most-perfect-shade-of-sunnyyellow cabinet, all of which can be experienced at the junction of the kitchen, dining and openplan living spaces. Another significant colour moment is delivered via a bright pink sculpture by Chinese artist Wanxin Zhang, which takes pride of place in the living room and is positioned on the axis with the entrance door. In case the living room wasn’t impactful enough without the said sculpture, completing the picture is a large window seat that lines the parameter glass facade as the best seat in the house, overlooking the city and offering expansive views. The cushioned seat is flanked by a large brown-brick fireplace and a cosy L-shaped lounge. It’s the stuff of modernist dreams. Behind the sofa sits a sculptural blackened steel stair that anchors the house and weaves together the three floors and their diverse spatial characters.
The mood shifts on the middle floor with lighter tones in the main bedroom and pastel shades of the pink terrazzo floor and micromosaic recycled-plastic tiles seen in the en suite. Italian landscape designer Monica Viarengo, Terpeluk’s wife and long-time collaborator, conceived the outdoor areas at different levels, creating green hideaways that shift from curated to wild. The colours of the planting scheme are natural and local – orange, yellow and blue – bringing into the house a glimpse of the vast Californian coastal landscape. Free from decorative additions, light and materiality take precedence in this thoughtfully crafted home. The architectural approach is restrained and minimal but warm and inviting. Mixing the vintage redwood tonalities of the original shell with a contemporary language of its own, Studio Terpeluk’s intervention is respectful, unique and timeless. yellowtrace.com.au

Are you the best judge of property? Perhaps, but a buyer’s advocate has experience and expertise when it comes to assessing a property’s potential performance. B y SU E WILLIAMS

Choosing the wrong investment property can prove to be a costly exercise.
s there value in hiring a buyer’s advocate when you’re looking for an investment property? Opinions are divided. “If I had to choose between using a buyer’s agent for an investment property or one for an owner-occupier, I’d go for the investment every time,” says Cate Bakos, president of the Real Estate Buyers Agents Association of Australia. “With an investment property, you want it to help you build wealth and, if you end up with one that under-performs rather than one with a great performance, that can make a huge difference, financially. “If it’s your own family home that’s underperforming, then maybe it ticked other boxes for you. But it’s heartbreaking to buy an investment that’s a dud.” Bakos says that a buyer’s advocate is best placed to find a good property, assess all its vitals, help you buy it, advise on the tax implications and find a good property manager. But some other professionals in the real estate industry disagree. Most regular property buyers, they argue, have a really good idea these days of
the type of property they want and where they want it, and an advocate will only duplicate the searches they’re already undertaking. For instance, Scott Aggett, the founder of property negotiator service Hello Haus, says that most Australians find their own properties,
“It’s heartbreaking to buy an investment that’s a dud.” and always have done, and most buyers’ agents won’t unearth any more for consideration than they’ve already discovered. “If you’re time-poor or lazy, and can’t look for your own properties, then a third party can find you a home, although it might not be the right home,” he says.
“But what buyers really need is someone to analyse the value of that property and negotiate the deal with a skilled real estate professional. It’s in those danger zones that buyers are out of their depth. “That’s where you need a third party to come in and assess the property and handle the negotiation on price. And instead of paying a buyer’s agent 1.5 per cent or 2 per cent of what you buy the property for, you only pay us out of the saving you make on the property.” Under the Hello Haus model, the buyer sets the target price and the company’s “performance fee” is paid from the savings negotiated. You’re also given a free buyer’s course with tips to help your search, like setting up Domain alerts for properties and looking at all the recent sales of the kind of properties you’d like in your preferred areas and then sending one BCC email to all those agents every week, outlining what you’re after. Real Estate Institute of Australia president Hayden Groves, however, believes there is a place for buyers’ advocates. “They offer great value, especially if you’re time-poor and looking to expand your portfolio,” he says. “They significantly mitigate the risk of buying a bad investment and assist you with the subtle nuances. “A sales agent is judiciary-bound to act in the best interests of the vendor, so it’s good to have someone on your side to negotiate.”
