Fashioned from the bones of two townhouses, this is one of Australia’s most opulent heritage homes. B y SU E WILLIAMS
H
eld by one family for nearly 50 years, a mansion by celebrated interwar architect Marcus Martin in one of Melbourne’s most sought-after blue-chip areas has been extensively remodelled and is finally back on the market. Since the two-year renovation and extension program, the house is now considered one of Australia’s most opulent heritage homes, with a past as glamorous as its future is likely to be. “It’s absolutely unique,” says agent Sean Cussell of Prestige Homes of Victoria. “Essentially, it’s a brand-new home, and it’s getting so much

attention. It’s wonderfully decorated and furnished and provides the ultimate in contemporary living while it has all the style and substance of its history.” The vast five-bedroom, five-bathroom Martin House in South Yarra, close to the Royal Botanic Gardens, Fawkner Park and the Yarra River, has just been put up for sale via an expressions-of-interest campaign with expectations of $21 million to $23 million. With its art deco origins carefully nurtured and heritage features highlighted, the threestorey home now also offers every contemporary
luxury. The 695 square metres of internal space contains no fewer than six living spaces, with a gym, cinema room, private retreat, guest suites, a large 55-square-metre terrace and an internal lift between floors. The dramatic decor creates a sense of space and contrasts the classic modernist lines with elements of French industrial design. There’s even a garden room, stunningly clad in green, designed to bring nature inside, and fitted with special lighting that encourages indoor plants. The house then sweeps out to a Jack Merlodesigned garden with a swimming pool. With so many house hunters now seeking homes that have already been renovated and are completely ready to move into because of the soaring cost of construction, shortages of skilled workers and material supply chain disruptions, the mansion has become a magnet for buyers. “I hate to think how much it would cost to carry out this kind of renovation today,” says Cussell. “But having a home so beautifully fitted and finished is priceless. “Most people today don’t want to go through a costly renovation process with all the delays in seeking approvals and having to live somewhere
else while all the work is being done, and then facing more delays and difficulties. So, we think there’ll be a lot of interest in this.” The 680-square-metre block, with a primary frontage onto Domain Road to the south, originally contained two three-storey townhouses of rendered brick, designed by Martin for well-known barrister and writer Tristan Buesst in 1936. The buildings were arranged in an L-shaped configuration and had been owned by Marion Page, daughter of Melbourne businessman Sir Clive McPherson. In 2016, the 1147-square-metre site on which they sat, along with other buildings, was bought by the founder of retail surfwear chain Surf Dive ’n Ski, Fadil ‘Butch’ Sadikay, for $33 million in what was described at the time by its agents as “the most hotly contested campaign of the past decade”. He originally contracted architects Powell & Glenn to create four large apartments out of the Martin buildings but then decided to redesign the heritage buildings and create one vast house. His style was revered for its restrained modernism, which he developed after being spellbound by the modernist movement during an 11-month stay in Europe in 1931. The interiors retain the clean lines of the original architecture, with a marble-floored lobby entrance and a marble bar, and French oak floorboards elsewhere. Yet, there’s now a contemporary free-flowing floor plan, and every modern luxury has been introduced, from the

hich are the most alarming red flags you might encounter when looking at an investment property? There are a number, say the experts, but you have to work out carefully which signals warrant further investigation, and which constitute a clear warning to stay well away. “Front of mind at the moment is making sure it’s not in a flood zone,” says property investment strategist Lloyd Edge of Aus Property Professionals. “Apart from the physical risk, there’s also the sharply rising cost of insurance. “Other red flags include making sure a property is not on a busy road, but on a quieter street or in a cul-de-sac, and is preferably not out of the catchment area for good local schools, or not too far away from amenity. It’s also wise not to be right under a flight path.” Professional building and pest inspections from reputable companies should never be skipped, either. They could come up with potentially financially ruinous structural faults and, with
all the recent rain in many states, large quantities of mould, and even black mould. “It’s important to find out how bad that might be,” Edge says. “An expert plumber … might say it’s easy to clean up and sort out, so you could use that in a negotiation with the vendor over

Or they might say it’s endemic, in which case … it’s better not to buy. “There are around 600,000 properties for sale in Australia across 15,000 suburbs at any one time, so there’s plenty to choose from.” Water damage can be expensive to fix, and sometimes building inspections won’t reveal
it if it’s concealed behind an inside wall, says Stephen Timm, the managing director of Home-in, a buying concierge advising on home purchasing. “So it’s important to look out for small indications, like a freshly painted wall when others haven’t been painted,” he says. “Illegal or unapproved building works is another danger, like a pergola out the back that looks as if it’s not the type that would be approved. “With so many reno shows on TV, it’s been said that up to a third of homes now have illegal or unapproved building work. It’s also critical to check state regulations on rental properties – for instance, new Victorian standards around ventilation and dampness.” For apartments and townhouses under strata title, a good strata inspection is also something that should never be compromised on, says Matt Trachtenberg-Ray, the director of independent inspection company I&D Strata Searching. “There are obvious things like structural problems and any upcoming costs that don’t look like they’ve been budgeted for in the capital works fund,” he says. “Many buildings have prepared reports on their capital works programs and, while some are diligently acting on their recommendations, some aren’t following them. “For some investors, an upcoming $30,000 special levy could be an investment, and written off on tax, but not for others.”
