Getting an architect on board added finesse to the first new build by a husband-and-wife team of boutique developers. B y PAU L B E S T

n “architect-designed” property always carries with it a certain cachet. It just gives you immediate confidence in the look, feel and build of the place. “Developerdesigned” usually has less of a ring to it. Wife-and-husband boutique developers Becky and Francisco Smout, though, are unlikely to see it that way. The couple – who have been developing properties, mostly renovations to date, for the past 10 years – have been incredibly hands-on in “every inch” of their projects, including design. It helps that Francisco hails from a building management/construction background and Becky has a self-possessed creative bent. “I always had an urge to do something creative,” she says. “We worked out to be the perfect team.” That’s not to say they don’t appreciate the value of an architect. For this just-completed highend property in the old-money, inner-city Brisbane suburb of Ascot, the Smouts teamed up with hometown architect Graham Lloyd. “We know what we like [with design],” Becky says. “But to have an architect who’s on board with collaborating is cool, and Graham is fantastic at that.” Initially, the couple bought an old Queenslander on a sizeable 810-square-metre block, which they subdivided. Together with Lloyd, they restored the weatherboard with a swish-yet-sympathetic modern makeover, and sold it in 2020. On the empty lot, Smout Property then developed its first new build, Montrose – a stunning three-storey concrete-and-glass contemporary home. Becky and Francisco conceived a house that took full advantage of the tight 405-squaremetre block. “With a 20-metre, north-eastfacing frontage, we needed to maximise the light as well as the sense of space,” Becky says. This included floor-to-ceiling glazing along both front and back facades, skylights and two voids in the front and centre of the building. They also designed a brilliant helical staircase that twists its way through all three levels, adding volume and funnelling more light in. Cleverly, full-height stackable timber doors allow the house to expand or contract to suit the weather or season. Open, they create a seamless, resort-like transition from the living-dining area inside to the outdoor terrace and pool.

The gentle slope of the block also provided the opportunity to create a basement level for a cinema/gym, cellar and four-car garage. “We gave [our design] to Graham to finesse and asked whether he could add value with size, space and scale,” Becky says. “To have a tinker with it and add design elements.” This is where an architect pays off: working out all the less sexy stuff, like proportion, scale, orientation and sustainability. Less visible and touchy-feely, these elements nonetheless contribute significantly to overall comfort and livability. For his part, Lloyd ensured the facade had a clean, modern aesthetic. He balanced weatherboards – a nod to the Queenslander style – with modern design elements in the offform concrete gatehouse. Timber battening breaks up the scale of the facade and stonework. “They provide bits of relief and contrast,” Lloyd says. “They’re features that catch your eye.”

The square shape of the block also presented a challenge with drawing in as much light as possible while maintaining privacy. For example, midway through the project, Lloyd repositioned the spiral staircase to the rear of the house, which opened up the interiors to more volume and light. The Smouts wove curves and a neutral earthy palette into their design to give the house a soft, organic appearance throughout, particularly the interiors. Wherever you look, there’s a lovely sinuous form. “The curves are us,” Becky says. “They add a classy, modern touch.” It is inside, too, where Becky’s eye for detail and quality shine brightest. This is where she took charge of all aspects, including joinery, fixtures, furnishings and materials. Best among them are marble vanities and travertine tiling, brass accents, ribbed joinery profiles and oak cabinetry. “Becky and Francisco have done a great job,” Lloyd says. Already working with the couple on three more projects, the architect pauses, then, acknowledging the team effort, adds: “We’ve all done a great job.”

Federal budget – nothing to see here There were winners and losers in Treasurer Jim Chalmers’ first budget, but there were the overlooked, too; namely, investors. B y SU E WILLIAMS

The federal budget will pour billions of dollars into infrastructure and that could be the best news yet for investors.

t was hailed as the federal budget with housing as its centrepiece, but investors have been disappointed that it didn’t include any promises about a further review of stamp duty. And while first-home buyers and downsizers can both be seen to be winners from Treasurer Jim Chalmers’ first budget, investors failed to win any significant concessions, despite a major shortage of properties to rent. “I think, as a result, investors aren’t now talking about the budget,” says Matt Hayson, director of real estate agents CobdenHayson. “Their conversations are still focused on interest rates and inflation. To them, the budget was a whole lot of nothing. “But we are seeing more investors coming into the market as yields are improving – from 2 per cent last year to 4, 5, sometimes 5.5 per cent – and from now to six to eight months’ time is the opportune time to buy. “Investors recognise that the market is offering better value and they’re seeing astonishing rental growth.”

The Agency co-founder Ben Collier agrees that investors are paying much more heed to softening prices and escalating rents at the moment than to anything in the budget. “But currently there’s not a lot of supply, so there’s not a lot to look at in the sub-$5-million

“Investors recognise that the market is offering better value.” market,” he says. “In the market for homes over $5 million, there tend to be only those investors who are investing short-term and then planning to move in themselves. “Budgets take time to … have an effect. It will be interesting to see if it has any impact on investors in the coming weeks and months.”

The budget included the ambitious plan to build a million more affordable homes over five years from 2024, with the announcement of a new National Accord set to bind the states and territories to review planning regulations, release more brownfield and greenfield sites and encourage private investment. Improvements to housing prices and rental affordability will take a long time to work through the system, however, although downsizers will now have $300,000 they can contribute to super from the sale of their home from the age of 55. Rising interest rates and inflation, in the meantime, may hamper some investor activity, although it’s considered a plus that the budget foreshadowed no moves to remove, or reduce, negative gearing. Real Estate Institute of Australia president Hayden Groves welcomes the new home target but slams the lack of action on stamp duty. “It is an opportunity lost once and for all to deal with the wicked problem of stamp duty … which has been entirely and disappointingly omitted,” he says. The lack of incentives for investors has also been lamented by valuer and Suburbanite principal Anna Porter, although she notes the $55 billion for transport infrastructure and the $1 billion for regional infrastructure. “Investors tend to follow infrastructure so they will tend to benefit, like everyone else, from that in the budget,” Porter says.

The celebrated Fishwick house by Walter Burley Griffin Castlecrag, Sydney NSW 2068 Offered for sale for the first time in almost half a century, the incomparable Fishwick house in Sydney’s tranquil, harbourside Castlecrag is nationally and internationally regarded as a landmark of 20th century residential architecture. The house was designed in 1929 by acclaimed Chicago -born architect Walter Burley Griffin (1876-1937) as part of the unique Castlecrag estate developed by Griffin and his wife, architect Marion Mahony, in the 1920s. Both had worked extensively with the famous Chicago architect Frank Lloyd Wright but relocated to Australia in 1914 after winning the international competition to design Canberra. In the Fishwick house Griffin was able to realise many of his ideas about modern architecture, integrating the house within its rugged sandstone setting, designing a spacious floorplan that maximised natural light, views and function and incorporating numerous innovative features considered boldly modern at the time. Located at the end of a quiet cul-de-sac, the two-storey sandstone house is sited on a wedge-shaped block with stunning, panoramic easterly views from the entry-level living room over bushland to Middle Harbour and beyond to the Pacific. Special features of the ground floor include its open planning, spacious colonnaded reception area, dramatic sandstone fireplace and cosy ‘sunken’ study. Upstairs are four bedrooms and two bathrooms, one being the ensuite to the master bedroom with a spectacular semi-circular

row of north-facing windows providing abundant light and restful bush views. Purchased by the current owners in 1976 it has been respectfully and comprehensively restored and modernised over many years and now sits seamlessly in its beautifully landscaped native garden. The house has received many accolades for its sensitive restoration and is heritage-listed by leading authorities, including the New South Wales State Heritage Register. Today, Castlecrag’s enduring natural amenity, just 12 minutes from the Sydney CBD, testifies to the timelessness of the ideas that anchored Griffin’s grand suburban vision. The Fishwick house, significant for its location, its liveability and its place in the history of modern architecture demonstrates the genius of Walter Burley Griffin’s creativity. It is one of the most significant, celebrated early 20th century houses in Australia.
