I
f you go down to the beach today, you’ll find … a lot more people living there. While it’s always been the dream of many Australians to have a home by the beach, the pandemic gave a huge number the push to turn it into a reality. “I think, for many, the beach is a place that represents relaxation, togetherness with friends and family, a stepping away from work,” says psychotherapist Brandon Srot. “I think there’s something meditative about the sound of the ocean that reverberates throughout us humans when we are near it and when we hear it,” he says. “The beach is connected to summer, so there’s that association of taking a break from school, work or other duties in that connection, too.” And which beaches do we like the most? That has to be those of Queensland’s Sunshine Coast, which now accounts for the largest share of total net population flow from capital cities to regional Australia at 37 per cent, eclipsing the 26 per cent heading for regional NSW and 23 per cent to regional Victoria.
The beach is calling – more than ever As the need to unburden grows, more and more of us are packing our buckets and spades and heading to the coast. B y SU E WILLIAMS
Just under two-thirds of those migrants (64.8 per cent) have relocated to areas within 30 minutes of the coastline, according to the latest figures from the Regional Australia Institute. As a result, property prices in Noosa, for example, have skyrocketed, with houses in Noosa Heads rising an astonishing 152 per cent over the past five years, and 41.4 per cent in the last year alone, to a median of $2.213 million, according to figures from the latest Domain House Price Report. Apartment prices increased
136 per cent over the same period, and 20.9 per cent in the past 12 months, to $1.3 million. Noosa has always been a favourite sea-change area because of its beauty, its climate and the fact that it’s so accessible, with the Sunshine Coast Airport just half an hour’s drive away and Brisbane reached in two hours. “The strong price growth has reflected its popularity, particularly through the pandemic,” says Domain chief of research & economics Dr Nicola Powell.
Another major attraction, says Rory Williamson of Noosa Head’s Williamson & Co Real Estate, is the strictness of the local council, limiting the amount of development that can take place and effectively limiting the height of buildings to three levels. “Noosa is very pro-conservation and not prodevelopment,” he says. “That’s what makes it so special. It’s never going to be another Gold Coast and that’s why so many people have moved here – and on the proviso it stays that way.” There are also some spectacular homes on the market at the moment, like playwright David Williamson’s four-bedroom home, Aeolus, set right on Sunshine Beach at 6/27 Ross Crescent, with a private track to the ocean. The John Mainwaring-designed property has lofty ceilings, cross-ventilation, air-conditioning and a 450-bottle cellar. “There’s only a handful of blocks of land of this size on direct beachfront,” Williamson says. “And they’re not making any more of them.” Another of Australia’s top beach performers has been Byron Bay in NSW, beating Sydney’s median house price comfortably at $2.15 million, up 70.3 per cent in the last five years, but declining slightly last year by 6.5 per cent, and a unit median of $1.65 million, up 104 per cent in five years and 57.1 per cent over the past 12 months. Will Phillips of McGrath Byron Bay says demand has been constantly fierce throughout the pandemic from relocating city dwellers and, with prices coming off, it hasn’t waned at all. “People always desire to move to this area and now, with prices coming back a little, they see that it offers even better value than a year ago,” he says. “It’s appealing to more people now. I think it’s probably the unpretentious and laidback lifestyle, as well as the world-class cafes, restaurants and bars, and life is a bit easier.” Phillips is currently selling a three-bedroom house at 41 Pacific Vista Drive, which sits high on the ridgeline in a private cul-de-sac and has magnificent ocean views over Cape Byron. “It’s hard to get ocean views in Byron unless you want to spend $20 million to buy on Wategos Beach,” he says.

Another hot beachside town is Warrnambool on Victoria’s Great Ocean Road. With a much lower median price – $600,000 for houses and $400,000 for apartments – it’s seen substantial price rises over the last year: 30.7 per cent for houses (and 81.8 per cent in five years) and 13.5 per cent for units. “Even prior to the pandemic, people were moving here,” says Penny Adamson of Charles Stewart Real Estate, who’s selling a fivebedroom, 6.39-hectare property at 101 Farnham Road, just 10 minutes from the beach. “It has a beautiful coastal lifestyle, yet is only three or three and a half hours from Melbourne, and it has a strong economy powered by rural commodities. “We’re seeing a lot of people from Melbourne moving here – and from Sydney – because of the liveability, the acreage and all the facilities, like medical. It’s like a big country city and is a beautiful place to live.” With the national economy now slowing, and even more financial pressures on people, being by a beach is becoming even more desirable.
Psychologist Amanda Gordon of Armchair Psychology says so many people long for the vastness and openness of being in nature. “Being by a beach gives you a feeling of freedom and a sense of not being overwhelmed by the urban environment,” she says. “There’s that sense of something that’s bigger than us that can unburden us, which is so welcome.”

Buying a slice of paradise It’s the ultimate aspirational asset, one’s own private island, but how easy – and how wise – is it to purchase an isolated idyll? B y H E LE N HAWKE S

wning an island, where you are king or queen of an entire, oceanlapped paradise, has never been more appealing. “The COVID pandemic has engendered a lot of interest in some form of isolation or control,” says Richard Vanhoff, co-owner of Private Islands Online Australia. At the same time, an island operates as a fully sustainable entity, a concept blissfully in tune with the current zeitgeist, and can never be built out, says Lynn Malone, an interior designer and associate with Queensland Sotheby’s International Realty. Add lifestyle extras such as undisturbed coral with oysters you can pluck directly off the rocks, abundant fishing or even a sea turtle habitat,
and it’s easy to see why island real estate is likely to hold its value. “I don’t know anyone who has lost money on an island,” says Vanhoff, who started his business in 2004 – after raising a family on Hamilton Island – and has since sold multiple islands in the Pacific and Maldives to investors from around the globe. “Owning an island can be incredibly lucrative and rewarding on multiple levels; however, it requires diligence, patience, and then some. “Predominately, the buyers are entrepreneurs and those with imagination backed by deep pockets,” he adds. While cashed-up buyers are able to find private islands for sale around the world, from outcrops in the Aegean to remote idylls in the
Bahamas, international islands aren’t the bargain they used to be, especially with the weak Australian dollar. While Richard Branson bought Necker Island in the British Virgin Islands for $US180,000 in 1978, it is now estimated to be worth up to $US150 million (about $240 million). In and around Greece, the average cost of an island is $15 million to $31 million, while in Exuma Cays in the Bahamas, where Leonardo DiCaprio owns a home, the 224-hectare Darby Island is currently listed for $US46 million. Occasional international bargains do pop up. Vanhoff is currently listing two undeveloped atolls in the Maldives, which he says would be ideal for a Branson-style getaway, for $US850,000 and $US2 million.

However, closer to home it’s fair to say island prices aren’t any more eye-popping than Sydney real estate. With a four-bedroom, high-set house on an 8.6-hectare lease and access to a private 49.7 hectares that includes a national park and rainforest, Temple Island, off the coast of Queensland, can currently be snapped up for $1.75 million. “Like 95 per cent of Queensland islands, it is leasehold, with negotiations able to be entered into two years out of expiry and the only renewal costs in paperwork,” Vanhoff says. This year, Malone and colleague Barbara Wolveridge have sold three Australian islands for about $1 million to $8 million, with Great Barrier Reef hideaway Victor Island a steal at
$3.655 million. Its features included a renovated, four-bedroom, tastefully furnished residence on 3.23 hectares of land, a caretaker’s cottage, a desalination plant, a solar farm, a helipad and 360-degree Coral Sea views. “The decision to purchase Victor Island was as a commercial asset to be developed as resortstyle accommodation and to be used by our families when not booked out,” says buyer Samuel Hamrosi, the director of Kingdom Developments Sydney. “There’s a lot to do, from fishing and snorkelling to hikes, that gets our kids and us away from video games, televisions and electronic devices. “On the other hand, business is business – Victor Island has NBN and is an ideal remote work location.” A current Queensland Sotheby’s International Realty listing is the eco-friendly, six-hectare resort Pumpkin Island, priced at $25 million. While owning an island ticks off all sorts of Fantasy Island imaginings, building costs can be astronomical, with materials needing to be shipped in by barge and investment in green infrastructure – such as solar power, rainwater collection, filtration and storage, bio-septic waste systems and desalination plants – being essential, not simply aspirational. Climate change is another consideration. There have been 18 cyclones that have passed within 100 kilometres of Airlie Beach and the Whitsundays since 1969, the most damaging of which was Cyclone Debbie in March 2017.
