Calm, bold and pretty in pink The interiors of this mid-century home reflect the personality of its beautifully tailored owner. B y E LIZ AB E TH CL ARKE

N

ot surprisingly, Shelby Van Zwol, founder of digital marketing company Chain Social, found her perfect interior designer on Instagram. “I was scrolling and came across Sally Knibbs and knew at once we shared the same vision,” she says. Van Zwol and her husband were immersed in overhauling their original mid-century, single-story home on the Mornington Peninsula. Its low ceilings, archways and poky layout, including a laundry in the main bedroom, were far from conducive to a modern lifestyle. Struck by its “Palm Spring vibes”, good bones and kidney-shaped pool, the couple had “completely pulled the house apart”, designed a new layout and engaged a draftsman to help them bring their vision to life. Squared off and simplified, its original brick facade was crisply rendered and punctuated with elegant black steel-framed windows and a door. Today, behind its fresh white exterior lies a romantic and contemporary home.

At just 55 square metres, its slender L-shaped layout is fitted with everything required to accommodate the couple and their young daughter’s needs. The front entrance is flanked by a living room on one side and a kitchen and dining room on the other. A 45-metre-long hallway runs the entire length of the house. It accesses outdoor living, the laundry, a powder room and a bathroom with three bedrooms on one side and a large main bedroom suite on the other. A cinema, rumpus room, man cave and bathroom are at the end of the hallway. “There isn’t a wall without a window, so every space feels light and bright,” Van Zwol says. Knibbs, director at interior design studio Sally Caroline, was charged with the interiors and found her inspiration in its owner. “When I met Shelby, she was wearing a lilac linen suit that spoke to her style – young, bold and beautifully tailored,” she says. “We wanted to create a feeling of calm with bold decisions that reflect her personality.”

“There isn’t a wall without a window, so every space feels light and bright.” Crisp white walls, light engineered-timber floorboards and a pastel palette capitalise on natural light and create a feminine yet strong base for furnishings. The front room is a dedicated sanctuary for its owners. Sahara marble embraces a bespoke bar fitted with felt-lined joinery that houses bottles of wine and liquor. A custom Loom rug featuring undulating textures picks up its colours from the marble surrounds. The powder room features two types of stone – bold calacatta viola on the bench top and deep burgundy marble on the floor. A vintage mirror and delicate plaster wall sconce by Anna Charlesworth provide jewellery for the space, while louvres let in the light. The kitchen is seamless and sculptural with a monochromatic palette loaded with texture. Life revolves around a monolithic kitchen bench crafted in marble. Its austere lines and strong veining are softened by plush sheepskin-covered barstools and sheer drapes that filter sunlight. Sumptuous waterproofed polished plaster is swathed over wall lights, rangehood and walls, alleviating the need for tiling or splashback. “It’s a tranquil space,” Knibbs says. “The butler’s pantry behind is where the noise and mess are.” An intimate dining area shares the same space and includes a custom pale-pink circular table paired with cream boucle-covered chairs whose backrests appear to float.

The main bedroom is designed to feel soft and dreamy. Its raw linen curtains form a backdrop for a custom cream bedhead and matching ottoman, light bedlinen and antique Murano glass pieces. “There were no bold moments here; just light and tonal for complete quiet,” Knibbs says. The bedroom extends to an en suite and walkin wardrobe that feels like a “retail experience” and was a project in itself, she says. “The secret to a great walk-in is to map it out properly and consider how many linear metres you need and whether you prefer hanging or folding your clothes. It determines how you will be organised and make the most of your space.” Special attention was paid to storing Van Zwol’s jewellery, which is organised in customcoloured, felt-lined compartments that allow her to see every piece at a glance. In the laundry, a bespoke shower lined in square musk tiles provides a special place for Van Zwol to wash her pet pug, Pixie. “A dog wash would usually be a silver trough, but we thought it was a great opportunity for a pink moment,” she laughs. At the end of the house is a rumpus room that includes classic hand-pleated Togo settees and an Ultrafragola mirror, an iconic wavy piece designed in 1970 by Italian architect Ettore Sottsass. “It’s one of the most Instagrammed mirrors and makes a real statement,” Knibbs says. The man cave sits between the rumpus room and a second bathroom wrapped in peach marble. Enveloped in a dark palette, it includes a glossy electric-blue bar unit with an integrated fridge. Backing onto a basketball court, the room is filled with design pieces and treasures like an iconic 1967 Snoopy lamp and sports paraphernalia. “It’s a retreat for my husband when all the pink gets too much,” Van Zwol laughs. “But when you strip back all the femininity, it’s simply a modern house with strong bones, good spaces and a solid neutral foundation. It’s a little bit of both of us.”

The risky business of climate change “Absolute waterfront” was once an absolute winner for property location, but extreme weather is curbing our enthusiasm. B y SU E WILLIAMS

B

Richmond, on the Hawkesbury River in NSW, is the second most-at-risk region in Australia for extreme weather events due to climate change.

uying a property right on the beach, surrounded by a beautiful forest or by a river might once have been a no-brainer as an excellent investment prospect but today there are many factors muddying the view. At a time when science is showing us that climate change will worsen extreme weather events, homes for sale also have to be examined in terms of their likely resilience in the face of global warming. Clues are given both by the banks – which might refuse to mortgage or refinance properties deemed at risk – and insurers who might quote sky-high premiums, or none at all. “The modelling found that, on average, 4 per cent of houses in Australia are effectively uninsurable,” says Nicki Hutley, an economist and councillor at the Climate Council. “That means over 520,000 properties, or one in every 25, will be high-risk, with annual damage costs from extreme weather and climate change.” The council has named the federal electorates that will be the top 10 most at risk by 2030, with the worst being Nicholls in Victoria.

Up to 26.5 per cent of its properties adjoining the Murray River will be uninsurable by 2030, the council estimates. Richmond in NSW’s Hawkesbury region is the second worst, and Maranoa in Queensland’s Western Downs takes third place.

“Over 520,000 properties, or one in every 25, will be high-risk.” “Location takes on a slightly different meaning when you need to think about climate impact,” Hutley says. “It’s not about choosing an expensive, desirable suburb, or being close to a hospital or in an area with lots of amenities. “It’s about a home that won’t be vulnerable to floods and fires and that will be able to

maintain its value with global warming at 2 per cent.” While that factor might be front of mind in the immediate aftermath of wild weather causing floods and typhoons, devastating fires sweeping through towns or even rising sea levels swallowing up beaches, how quickly do we forget? Very quickly, says Nick Goodall, the head of research for CoreLogic New Zealand. “We found, that after an event, people were discounting the price they were prepared to pay for properties in that area at risk, or surrounding areas, by 10 to 15 per cent,” he says. “After 18 months, they were back to paying full price. People have very short memories and it’s as if these things had never happened.” It’s difficult when there’s no standard for assessing climate risk, but Georgina Woods, head of impact for the Climate Risk Group, points to the website climatevaluation.com, which has a climate-risk map of Australia with a free suburb search facility. More detailed reports can be bought for $99. “Risk isn’t spread equally across the country,” she says. “So, our view is that this kind of risk report is like getting a pest or building report. “Of course, a home can be renovated to make it more climate-resilient with better building materials, or a local, state or federal government can be proactive about investing to adapt to, and reduce, the risks in an area. Or there could be more action to slow climate change …”
