A forever dream home cooked to perfection After slicing and dicing a big block, a couple of restaurateurs and serial renovators created the ultimate entertainer. B y PAU L B E S T

estaurateurs Jason and Sharon Cox bought their c1914 weatherboard cottage – sitting on about 4000 square metres at Eumundi, on Queensland’s Sunshine Coast – several years ago, eager to develop the private block at the end of a quiet cul-de-sac. The couple saw the chance to build not just their dream home but a place in which they imagined themselves settling down for good. “This was going to be our forever home,” Sharon says. Initially, the Coxes subdivided the block in two, renovated the existing cottage, doubled its size, and sold it. From there, they set about

designing their “forever” residence on the bigger, more secluded division (2800 square metres), which featured mature mango trees and romantic valley and mountain views. The owners of Copperhead Restaurant Brewery and O-Ren Brewhouse & Modern Asian Restaurant had previous experience renovating three residential properties and building six restaurants. “I simply love that creativity,” says Jason, a chef. The Coxes are both architecture enthusiasts and share an interest in mid-century design, particularly the work of American architect
Cliff May, which they were eager to incorporate in this design. May was best known for combining the Californian ranch-style “dream home” with mid-century modern. The couple envisaged three airy, barn-like pavilions connected by central courtyards and built into the sloping block, and consulted local design practice Robinson Architects to bring their vision to life. “We were able to look at [the Coxes’] sketches with fresh eyes … and make sure everything functioned properly,” says principal architect Jolyon Robinson. This included finding the location, aspect and orientation for the house that best suited the climate, environment and site, as well as the finer technical details, like window placement, shading and screening. Robinson also collaborated with the Coxes to refine the look of the black gabled pavilions, which included glassed walkways, deep eaves and a seamless connection of indoors and out. “The house is a fresh and modern take on the vernacular of the Queenslander,” Robinson says.

“Yet it doesn’t look out of place in Eumundi.” For the couple, the house was designed as both a secluded oasis to which they could escape as well as a place to entertain friends and family. This meant the pavilion at one end featured a lounge, dining area and bedrooms – ideal for guests staying over – above a garage, studio/ home office and generous cellar. At the other end was the couple’s private wing, with the main bedroom, en suite and a dressing room. They made the middle pavilion the property’s heart and soul: a roomy, open-plan area spilling out onto a covered deck with a daybed. Alongside sit a built-in gas barbecue, sink and three-tap keg cooler system. This is where Jason and Sharon entertain friends and family. It’s here, in the professionally appointed kitchen and scullery, that Jason also gets to show off his serious cheffy skills – a job made easier by Corian benchtops, integrated Miele appliances, Pitt burners and a Schweigen silent rangehood. In front of the buildings, a swimming pool and pond blend into a landscaped native garden, so
they appear as much as a calming water feature as a place of recreation and relaxation. “I love the tiers and flow of the land,” Jason says. “With the garden, we wanted that lush, tactile feel: rambling and romantic.” Sometimes in life, though, forever doesn’t last as long as you imagine. As frequent visitors to Tasmania, Jason and Sharon decided their future lay on 20 virgin hectares at Richmond, a 20-minute drive from

xclusive” is a term that is regularly bandied around to lever greater interest and competition in a particular property. After all, rarity sells. Every now and then, however, a project comes along that injects a fresh interpretation and dramatically reinforces what it really means. That is emphatically the case with the $280 million Masthead Ocean Club that will rise above the affluent northern end of the Gold Coast’s iconic Main Beach. Just 28 buyers will call this tower home with 20 full-floor

Local developer Rory O’Brien has joint-ventured with London-based designer-developer Banda, led by his long-time friend, Edoardo Mapelli Mozzi, husband of Princess Beatrice. Mapelli Mozzi’s firm, which has had project successes in London, New York, Paris, Milan, San Salvador and Doha – is injecting a fresh European aesthetic into Australian coastal living. Another significant contributor to the venture is Melbourne’s award-winning Mim Design, which will inject its interior ideas into the 20 full-floor residences. O’Brien is confident the Masthead Ocean Club will set a high benchmark for prestige

developments, not only in Queensland, but in the whole of Australia. “The northern end of Main Beach is considered the affluent end and it is not only characterised by its golden beaches, but by a 142-hectare buffer of preserved Spit parkland,” he says. “In addition, the building’s 850-square-metre site is just walking distance away from
some of the most popular and sought-after local amenities.” These include the Southport Yacht Club and Superyacht Marina, the popular Southport Surf Life Saving Club, the foodie attractions on Tedder Avenue and connectivity to the wider attractions of the Gold Coast. The beachside location has strongly influenced the architecture of the Masthead Ocean Club. BDA Architecture, in collaboration with Mim Design, has realised a highly articulated facade of white concrete forms and subtly curved blade walls, while a well-proportioned podium lifts the building mass off the ground plane. Inside, a typical sky residence floor plan offers private lift entry to a marble foyer. One turn leads to sleeping zones that include the second and third bedrooms and the other to the main living area, main bedroom suite and outdoor zones. Sky residences also feature a media room, a multipurpose room/study and 3.5 bathrooms. Every key room has access to a balcony. The sky homes, sub and super penthouse above Masthead Ocean Club’s sky residences are designed by Banda and are an expression of a
minimalist Australian “vibe”, fused with the firm’s signature incorporation of a natural and textured palette. Founder Mapelli Mozzi says the unique local topography had a huge influence on the design. “The northern end of Main Beach is an incredible proposition,” he says. “It has the beach and Broadwater on the doorstep, but is also adjacent to the extensive Spit parkland. “For example, we chose to specify the beautiful kitchen island in bold, fluidly veined, green sequoia verde marble that reflects the hinterland and ocean views.” The super penthouse enjoys around 900 square metres of indoor and outdoor living including its own pool, gym, putting green and more. The owner’s study or “crow’s nest” at the very peak of the Masthead Ocean Club tower represents – in every possible way – the pinnacle of success.

Chasing the ‘buzz’ in Queensland Investors are following the money as sea-changers drive home prices higher in the Sunshine State’s key coastal zones. B y SU E WILLIAMS

ourism Queensland’s new marketing message is “Good to go”, which has even more resonance for investors as experts insist there’s never been a better time to buy in the Sunshine State’s key coastal markets. Following the significant population migration from the southern capitals to sea-change regions like the Gold Coast, Sunshine Coast and Cairns, those areas are still buzzing. “Queensland real estate is continuing to outperform other areas because of its huge population growth,” says Cohen Handler Queensland buyer’s agent Jordan Navybox. “There’s still so much appetite for buying here, so prices are either going up or only slightly sideways. But where prices are softer, that means it’s an even better time to buy as that won’t last for long. “There’ll be good capital growth with lower supply as apartment car park ratios have gone up and deterred some developers, and high rental returns in the meantime.” The Sunshine Coast – which recorded stellar price rises of up to 70 per cent in the hinterland
over the worst of the pandemic – has seen the biggest falls. However, it’s down only 2.1 per cent for houses and 0.2 per cent for units over the past year, according to the Domain House Price Report for the final quarter of 2022.
“There’ll be good capital growth with lower supply … and high rental returns.” By contrast, houses on the Gold Coast were up by 3.8 per cent, and units 8.8 per cent, while houses in Cairns were up 14 per cent and units up 12.9 per cent. Rents, meanwhile, have continued their surge, with the median weekly rent for houses on the Sunshine Coast up 7.7 per cent in the past
12 months, and 11.8 per cent for units. On the Gold Coast, house rents jumped by 15.4 per cent, leapfrogged by units at 19.2 per cent. In Cairns, house rents rose by 11.1 per cent and units by 9.3 per cent. It’s in the apartment sphere, however, where investors are likely to gain the most ground. Traditionally, many buyers have been wary as the state has an antiquated system that allows developers to sell the management rights of buildings with watertight contracts for up to 25 years, and before owners have even moved in, often saddling them with sky-high costs. With a government review underway, strata managers and owners alike are hopeful this practice will be stamped out, as it has been across most of the country. “We’ve been working very, very hard with stakeholders and the government to ensure that we have consumer-friendly buying conditions,” says Laura Bos, the general manager of Strata Community Association (QLD). “One of the biggest eroders of confidence we’ve seen in the market has been these contracts. The Unit Owners Association of Queensland is campaigning for a maximum term of three years for building contracts, like any regular service contracts. “Management rights are the Achilles’ heel of buying apartments in Queensland,” president Mike Murray says. “Contracts for 25 years costing thousands and thousands of dollars are indefensible – that’s akin to a mortgage!”
