The original house was tired and had been adapted for commercial use when agent Heath Williams bought it.

W

ith a background in interior architecture, Brisbane real estate agent Heath Williams of Place New Farm wasn’t about to stand by and let an awardwinning house, tightly nestled between two 19th-century church buildings, be torn down and its Fortitude Valley site redeveloped. Instead of selling the architect-designed property to the developer, the agent bought it. “A developer [who] showed interest in the site and asked me to take a look … would’ve demolished [the house],” Williams says. “We walked through it, and I said to him, ‘You’re not knocking this over?’ ” Williams, who specialises in architectdesigned and luxury homes, believed it was essential to preserve an example of Australian architecture he describes as “one of the most unique houses in Australia”. Brisbane architect James Russell designed and built the three-level inner-city pad in 2012 for his family on a vacant strip between a former Methodist church and church hall, both now used as creative enterprise spaces. The project also involved renovating the heritage-listed church, which included rebuilding the choir loft and adding a glass pavilion. But it was the opportunity to fill in the breach between the historic structures that inspired the architect to create a sanctuary-like urban residence, set back from the street. The glass, steel and timber structure featured living and dining on the first floor and sleeping quarters on the second, wrapped around a central atrium-like courtyard. Underneath were storerooms and parking for six cars. In 2017, however, Russell sold the house and church. Fast-forward four years to 2021 when Williams stepped in to purchase – and save – the property to live in. For Williams, though, there was more to it than simply conserving Russell’s design. He saw potential to revive the house – which had grown tired and been adapted for commercial purposes – as “a beautiful space”, without losing sight of Russell’s initial vision. “James Russell is a great architect,” Williams says. “But his houses are very interactive and porous. I saw a chance to refine his work and make it a liveable space.” Williams also worked on the upgrade with local architects Hogg & Lamb. “We approached it like a restoration rather than design project,” explains director Michael Hogg. “We made sure any renovation was in keeping with James’ original concepts and wouldn’t stand out or appear like it had been added more recently.” One big change was the reconfiguration of two side-by-side bedrooms as a main bedroom, overlooking the sunlit courtyard, and a large dressing room and refreshed en suite. “Previously the master bedroom felt like you were camping,” Williams says. “Now, it feels like a boutique hotel.”

The kitchen was also revamped with more practical joinery and storage, the concrete floor was polished, acoustic windows and new lighting were installed and a fireplace was added to the formal lounge. Williams and Hogg also renovated the bathrooms, laundry and pantry with new joinery and fixtures. “We were creating small moments of living within the skeleton of James’ house,” Hogg says. “But to a higher level of comfort.” The refit, though, wasn’t just about the interiors. The house is purposefully open and breezy, blurring the line between the sleek insides and green outdoor spaces – ideal for the city’s sub-tropical climate. Williams collaborated with Steven Clegg Design to landscape the forecourt and courtyard. “We wanted to make this a total surprise, like you were walking through

gardens,” as a contrast to the urban jungle, Clegg says. From the street, a bending path of steppers, pond, native grasses, trees and plants draw you in through new front gates and brick boundary to stairs that sweep up to the courtyard garden. Borrowing the church wall and stained-glass windows, which bound one side of the garden, there’s an almost monastic calm to the courtyard. You immediately feel removed from the bustle of the city streets below. Here, Clegg has replaced the previous rectilinear garden with a rounded berm, like a piece of organic sculpture, full of grasses, succulents and a scented daphne tree. On either side, paths of polished concrete and crazy paving connect the garden to the kitchen and living room. “The garden is almost pulled into the rooms,” Clegg says. “It helps you enjoy the spaces.”

new road … railway line … airport … hospital … university … park … The announcement – and then delivery – of new infrastructure usually signals that an area is on the cusp of expansion, with population growth and extra demand for housing both likely to take off. “They might not come tomorrow, but if you’re looking at investing as a longer-term proposition, then it gives you the confidence that growth is coming,” says Kevin Brogan, national director of group risk and compliance at valuers Herron Todd White “That’s something that will support the market even when there are headwinds of serviceability and supply constraints. I think the really fundamental influence of infrastructure is that it acts as a catalyst for both employment and population growth, which lead to increased economic activity and rising [property] demand.” For investors in residential markets, the infrastructure boom happening currently all around Australia offers excellent opportunities for good rental returns and a healthy increase in

capital values for wise choices. And there’s now a real surfeit of places to pick from. Brogan singles out western Sydney in particular, as a result of the new airport set to be completed in 2026, Brisbane for its massive spending, partly ahead of the 2032 Olympics,

But while the major cities and regional areas have benefited from infrastructure spending by federal, state and local governments, even the outer suburbs of the metro rings are now coming into sharp relief.

With $750 million pledged by the Albanese government in early February to the outer suburbs of cities for priority local road and community infrastructure projects, they could also turn into investment hotspots. Bronwen Clark, chief executive of the National Growth Areas Alliance – the peak body of outer-city local councils – says it’s a vital injection of funds that will bolster these suburbs enormously. “We’re talking about suburbs being built basically in paddocks, and a family or community needs far more than just a house to survive and thrive,” she says. “We’ll be building roads, public transport, community facilities and open spaces, and you saw that private investment flows on from that development. It creates trust in the future of these areas. There’s been a stream of infrastructure projects in regional areas and inner cities, and now this is an acknowledgment of the need on the edge of our cities.” It’s not the single investment alone that makes such a big difference, either. The Reserve Bank estimates the multiplier effect of infrastructure investment is between 1.1 and 1.3 after two years. “We have the infrastructure coming to make these communities much more liveable spaces as well as more in the cities,” says Property Council of Australia chief executive Mike Zorbas. “It’s about providing both outer-city housing typologies and high-density areas with better public transport, employment hubs and shopping centres for everyone’s benefit.”
