hen you simply must have a country house or beachside escape where you can decompress, buying a holiday home or weekender with high capital growth ticks two boxes. You get the time out from your high-pressured life that you crave, to surf, dine, chill out, or even play a game of tennis. But you can also look forward to a handsome payday when it’s time to trade in your getaway and reinvest.

According to the latest Domain House Price Report, a number of Queensland locations have experienced skyrocketing house price growth of between 76.7 per cent and 159.5 per cent over the past five years. At the same time, annual growth has ranged from 25.4 per cent to 57.6 per cent. With the recent shaky performance of the sharemarket, bricks and mortar triumph once again … if you know where to look.
Real estate agent Adam Dunlop of Town Group has watched prices grow 32.1 per cent over a year and 135.7 per cent over five years in the Sunshine Coast suburb of Buddina. The appeal is a mix of sand, water, shopping and supping. The eastern half of Buddina fronts the Coral Sea, while the western half is a canal neighbourhood; the nearby Kawana Shoppingworld features Gold Class cinemas, department stores and boutiques; and cafes and restaurants continue to spring up locally. There’s also a dog beach for pampered pooches and a coastal dune that is one of the largest turtle nesting places on the east coast. “Buddina doesn’t have the high-rises of other, more built-up areas and it’s just a nice place to have a home,” says Dunlop. “During COVID, and post-COVID [restrictions], we’ve seen high growth in people in their 30s and 40s with children coming to the area, mostly from Brisbane, although more people from Sydney and Melbourne are finding

Right now, there’s lots of activity in duplexes and a lot of knockdowns and rebuilds.” An “original” brick veneer home may set you back about $1 million and a four-bedroom, twocar garage residence with a pool between $2 million and $3.5 million – especially if it’s on the waterside. At Paradise Point, on the Gold Coast, capital growth over five years has also been eyewatering. Demand for a holiday house or, indeed, a permanent escape, has pushed prices up by 142.4 per cent over five years. Annual growth is sitting at 27.8 per cent. Home owners can enjoy an afternoon of fishing, picnic at one of many parks, or drive 20 minutes to Surfers Paradise for a bit of hustle and bustle. “Twenty years ago, we sold blocks of land for $100,000 and there was one pie shop,” says Hillsea Real Estate principal David Nichol. “Now, we’re selling them for $1 million with homes going for up to $4 million and Paradise
Point has grown to be a spot where people come for breakfast or lunch. “COVID and working from home has changed things, with an influx of residents and visitors from Brisbane, Sydney and Melbourne.” While Port Douglas has always been an idyllic holiday location, the town’s property continues to be an attractive option for investment. With the median price of a house now $1.23 million, it has seen yearly growth of 48.5 per cent and five-year growth of 89.9 per cent. Known for its beach resorts, Port Douglas also boasts world-famous nature spots the Great Barrier Reef and Daintree National Park, and even a hatted restaurant, Wrasse & Roe. “Port Douglas has always been undervalued compared to other towns and, now, has found a level of where it should be,” says Barbara Wolveridge, Tropical North Queensland director at Sotheby’s International Realty. During the pandemic, the agency sold $20 million of real estate over the phone with
most buyers wanting a family residence, she says. “Some home owners stay three or four months here, and rent out their property for the rest of the year. A really top house could fetch up to $8000 a night while the average is around $1200.” Properties slightly out of town, nearer the rainforest, are also popular, adds Wolveridge. If it’s rural pursuits that appeal, the Sunshine Coast village of Eumundi has enjoyed an annual growth of 57.6 per cent, and 159.5 per cent over five years. With its popular twice-weekly arts and crafts markets, boutiques and galleries and historical buildings, the village can claim to have a culture that isn’t reliant on the beach, according to Vicki Pain, principal at Ray White Rural Eumundi. That said, it’s only about 30 minutes’ drive to sea and sand where stressed-out high-flyers can relax while their weekend investment accrues capital gain.

Taking a fresh look at older buildings Older apartment buildings in need of a refurb can present as a diamond in the rough for saavy investors. B y SU E WILLIAMS

Older apartment buildings often have good bones in terms of their construction and thermal qualities, experts say.
nvestors tend to love buying into smaller apartment buildings that are low-cost walk-ups with no lifts or other expensiveto-run communal facilities. The only problem is that those blocks were often built in the 1950s or 1960s – or before – and may not have received the maintenance, and updating, that so many desperately need. On the plus side, however, that means their price will be lower, while any refurbishment undertaken will increase the capital value – and rental returns – in spades. “Absolutely!” says Cox Architecture director Ramin Jahromi, who’s a great advocate for updating older buildings rather than knocking them down and replacing them. “It’s definitely worth doing that. “In this country, we like to demolish, but it’s much better to revitalise existing buildings and preserve the richness of the layering. “These buildings often have good bones as their construction and thermal qualities are much better than for many new buildings, and you can do things like add balconies to improve the amenity for residents, and value.”
Things to look out for are the condition of the building and how much it might cost to fix any problems, warns Nathan Lewes, managing director of property advisers AssetBase. “You don’t want to buy into a horror story like a very bad case of concrete cancer or too much wear and tear that could be too expensive to

One of the drivers of that project is Hazel Easthope, a Scientia associate professor and deputy director of the City Futures Research Centre at the University of NSW. “We’re seeing a lot of refurbishments happening to apartment buildings all over Australia, but a lot of it is with single-personowned buildings as that’s a lot easier to manage,” she says. “With strata buildings, there are lots of owners but this study is focused on providing step-bystep guidelines to make it clearer. “It then usually means an uplift in capital values as well as creating a better living environment for tenants, and giving older buildings new lives.” Usually, these older buildings are close to existing infrastructure like transport, shops and schools, so can be worth the extra investment. Tonja Gibson, director of apartment advisers Strata Answers, is also putting together a pilot project aimed at helping anyone thinking of an improvement plan. “The buildings are also often in beautiful locations, by the beach or with harbour or river views, so if they can be improved, with balconies and outdoor entertaining areas, that can be so worthwhile for everyone,” she says. “Our suburbs everywhere are full of run-down, ageing buildings that have been neglected … but they have so much potential, and I think everyone’s on the verge of realising this now.”
