eandering along Scenic Road in Carmel, which sits on California’s Monterey Peninsula, is an opportunity to not only lap up the area’s staggering natural beauty but also catch a glimpse of some of the most impressive architecture in town. And few compare to The Butterfly House. Built in 1951 by architect Frank Wynkoop for his family, the oceanfront home is on the market for just the fourth time in its history, listed with a price guide of $US40 million ($60.67 million) and being sold furnished. Named for its soaring, wing-shaped roof, the home has had a number of evolutions. After buying it in 2014, the current owners engaged celebrated designer Jamie Bush to complete its biggest renovation yet, helping restore its midcentury roots.
The result is warm and inviting. It integrates organic materials to effortlessly blend in with the coastal landscape, and has a design that allows seamless indoor-outdoor living. The compact layout has three bedrooms, an office and a media room – which could work equally well as bedrooms – and four bathrooms. It all wraps around an interior courtyard with a kidney-shaped pool, spa and fire pit, and the home also boasts its own private beach. But the piece de resistance is “the great room” – a sprawling living and dining area with a wall of floor-to-ceiling glass looking straight out over the crashing waves of the Pacific Ocean. It’s a room that was named by Architectural Digest as one of the most beautiful rooms in the world, and selling agent Shelly Mitchell Lynch from Carmel Realty Company says it’s the first thing that catches your eye when you walk in.
“It’s surreal because you walk through this big glass pivot door that has a driftwood handle that the designer found on the beach,” she says. “And as you walk through the home, all you focus on is what’s at the end of the hallway. “All you can see are the rocks and the waves and the ocean. Often I find that I have to slow people down when they walk through, because they just gravitate immediately toward the end of that hallway, which is the ocean. “It’s incredible.” Those windows, which are tornado-proof, do more than just frame the spectacular views. Each pane of the commercial-grade glass has artificial intelligence built in which automatically adjusts the level of tint depending on the heat and glare at that time of day, working hard to ensure ultimate comfort for the home’s inhabitants. And the view is ever-changing, depending on the time of year, or even time of day. You might capture a glimpse of pelicans perched on the rocks, or see divers searching for abalone or rockfish in the neighbouring kelp forest.

As the sun sets it is difficult to know where to enjoy it from – inside or out, weather permitting. The good news is that there is no wrong choice at The Butterfly House.
Some mornings and evenings, otters huddle in a circle to feed while holding their young, and during migrations, mother orcas breach as they herd their babies to safety in the bay. The home is one of just five that enjoys true ocean frontage along Carmel’s rugged coastline. Sitting just over a two-hour drive south of San Francisco, Carmel is a town that attracted many new residents from big cities during the COVID-19 pandemic. It blends city sophistication with art galleries, restaurants and shopping, plus a stunning coastline and outdoorsy lifestyle, and the ease and safety of a small town – the crime pages of the local newspaper are usually filled with yarns about raccoons attacking rubbish bins. Despite its seemingly precarious location perched on the edge of a cliff, and iconic architectural status, The Butterfly House has all the practicalities of a family home and has been a place for raising children for three different owners now. “The [current] owner said, raising children in that environment and giving them that gift to everyday experience wildlife and nature, and in such an intimate way, is a gift that her children will never forget,” Lynch says. “It’s really a lovely, wonderful, warm, happy, extraordinary family home that has the added benefit of taking your breath away.”

Rentvesting: Is it for you? Buying one home and living in another can be worth a great deal for some residential property investors, the experts say. B y SU E WILLIAMS

entvesting has become phenomenally popular over the past 10 years, generally among first-home buyers who can’t afford to buy a home where they’d like to live, so they rent in their chosen location and invest elsewhere. But increasingly, it’s becoming a valuable part of an investment strategy for older, wealthier property buyers. The major draw is what experts have labelled the “six-year rule”, which means if someone buys a property, lives in it for six to 12 months, and then rents it out, they don’t pay any capital gains tax on the growth in its value for six years. Generally, if you hadn’t lived in it at all, then you’d have to pay the tax from the day you bought it, so if it were sold after a year, half of the growth in price would be counted as a capital gain. As a result, rentvesting can be worth a great deal for residential property investors. “It becomes a real asset,” says Mark Chapman, spokesperson for H&R Block. “Provided the
home is counted as the main residence, even though it’s rented out, it still qualifies for that main exemption, just like a family home. “It means you have to rent somewhere, too, that you actually live in, but that may suit some

But, with rents skyrocketing so much over the past two years, some first-home buyers can no longer afford to rentvest, leaving the field open for more investors. “I’ve done it myself,” says Nicola McDougall, chair of the Property Investment Professionals of Australia. “I bought a property in Brisbane and lived in it as my home for five years then we shifted to the Sunshine Coast and rented a home there, renting out the Brisbane place but keeping it as the principal place of residence. “It worked for us as a sound investment strategy and, given the current state of the rental market, you have to be a high earner in order to afford to rent in the best locations.” Managing director of buyer’s agency Aus Property Professionals Lloyd Edge says it sometimes doesn’t make sense simply to leave equity in a home when it could be put to better use, especially as buying in a secondary area often provides better yields and capital growth. “Most who’ve done this do move around a lot, maybe between Sydney, Melbourne and Byron Bay at different times of year or overseas, often because of their work,” Edge says. “Usually, they don’t have kids, so renting a home suits them and makes sure they’re not tied down. “At the same time, they’re receiving cash flow from their rental properties, they have more disposable income, and they’re able to use their funds to build up their portfolio. It’s a decision that a lot of people are making these days.”
