A developer-interior designer couple’s St Kilda penthouse emulates the world’s finest accommodation. B y K ATE FARRE LLY
T
here’s a star-studded list of people who have spent many months, if not years, living in a hotel, but it’s the late actor Kelly Preston who perhaps captured the experience best. Preston and her husband, John Travolta, spent months at a time in Bermuda’s Pink Beach Club Hotel and are quoted in Christopher Heard’s book The Suite Life: The Magic and Mystery of Hotel Living. “There’s a feeling of being taken care of in hotels that’s very comforting,” she said. “If you want absolute privacy, that’s what you can have,

but anything you need or want can be arranged for you at a moment’s notice.” For luxury developer Tim Gurner, living at Saint Moritz on The Esplanade in St Kilda has delivered on that very hotel-like premise, minus the hotel. “Arriving and getting the valet to park my car; concierge at hand for everything from organising theatre tickets to delivery of parcels; able to go for a swim at 6am; workout in the gym, followed by sauna or steam,” he says. “And then, in the evening, a drink at the champagne bar, or maybe grab a movie at the
private cinema. The list is endless. It’s essentially like living in a six-star hotel.” Gurner and his wife, Aimee, an interior designer, live in a two-storey penthouse at Saint Moritz, having retained the apartment when the building launched. They take full advantage of the on-site amenities, especially Samsara, an incredible health and wellness facility, and the full-time concierge and valet services. “We like to think we thought about everything from the moment you get up until the moment you go to sleep,” Gurner says. “Our whole focus is giving people the opportunity to live their best lives, and this is probably most relevant for busy professionals. “We have a dedicated chairman’s lounge and individual strata-titled offices in a luxury corporate setting with meeting rooms and boardrooms. “It has been a game changer for many of our residents wanting the option to work from home, but not ‘at home’. “[I love] getting the Saint Moritz chauffeurdriven car to the airport, knowing [the] concierge has arranged the finer details of my
life, and being able to access the incredible, stress-busting wellness options.” Gurner’s favourite treatment at Samsara is the cutting-edge cryotherapy, which he uses to recover from exercise and improve circulation. “I was very proud to bring this to Samsara – this is wellness on another level,” he says. Wellness is such a pivotal part of Gurner’s life he decided to complement the amenities of Samsara with his own private wellness features, installing a $120,000 infrared sauna in the main suite. The penthouse’s lavish interiors were customised by the couple and make light work of matching up to the world’s finest accommodation. From the marble-clad lift lobby entrance to the six-metre void framing the kitchen, living and dining zones, to the bespoke cabinetry and Venetian-polished plaster, no detail has been left to chance. The penthouse fit-out includes $500,000 worth of Italian stone and a $500,000 helical staircase leading to the second storey. “Aimee and I worked closely with our GURNER design team to create a residence

that represents the most luxurious elements of modern life,” Gurner says. And while the penthouse more than measures up when it comes to glamorous fixtures and fittings, it’s also a practical family home. “We really focused functionally on making this a home, thinking through how it would work whether we were there just as a couple or with the children,” Gurner says. “The zoned areas are perfect, with three open fires to add cosiness. There is space to live and work for us all.” He says the main suite separation creates a home within a home while remaining fully connected to the rest of the house as it looks down from the soaring void into the living spaces and across the bay. “So, even though we have 500 square metres, there is this incredible connectivity throughout the whole of the space,” he says. The expansive bay views are front and centre throughout the property, with sunset a favourite time of day for Gurner. “The view is insane,” he says. “Looking across Melbourne yacht club down towards Port Melbourne and across the palm
trees and [the] St Kilda clock tower onto the horizon and bay, the sky seemingly changing colour every few seconds … [we have] a frontrow seat to some of the most breathtaking sunsets I have ever seen.” This feature is part of a Domain Prestige Deluxe package.

hat makes a house a home? An epic location and lush views? Exotic marbles and luxury finishes everywhere? An extravagant wine cellar? Sure, these things never hurt anyone — and I certainly wouldn’t shy from any of them — but it’s not until a house truly reflects the lives of its owners that a project starts to shine. Enter Monsieur G, a 1940s home in Sydney’s Bellevue Hill. This moniker alone reflects the character and identity of its owners – a young couple who are “social, fashion-forward and well travelled”, explains Alexandra Donohoe Church, founder and managing director of Decus, which undertook the full scope of the project from architecture to interior design and decoration. It started with an out-of-the-blue phone call after the client saw another project by Decus. “I waddled up their front stairs for our initial meeting at 8.5 months pregnant,” laughs Donohoe Church. “By the time we handed over, my son was four, and the clients had two young kids of their own.” Monsieur G underwent several planning revisions as the clients’ needs changed after the birth of their children. “We commenced building in February 2020, which was as delightful as that sounds,” she says. “We rode COVID, supply-chain, resourcing and pre-Christmas handover waves until the end – I’m basically Kelly Slater now!” Despite the various revisions, certain aspects of the brief remained the same. “The brief was in equal parts to bring in more natural light; to rationalise a veritable rabbitwarren of rooms which had formed over the years from poorly executed renovations; to introduce an elevated layer of detailing, and lastly to connect the house more with the rear of the site,” Donohoe Church explains. Decus undid a series of unfortunate interventions by significantly reshaping the home’s floor plan. In doing so, they achieved
spatial clarity and openness, establishing clear zones for living, entertaining and retreating. “One of the clients hails from Sweden, so we certainly referenced Northern Europe both in sensibility and tone in our response,” she says. An overarching, clean palette of light oak floors and pale walls is grounded with darker tones of olive, grey and walnut, bringing interest and drama. A light-well cut into the centre is one of the project’s boldest architectural moves, with a tiered skylight bringing light in above a dramatic circular stair. “This entry moment is one of our clients’ favourite elements, and also mine personally – it frames views through the home to an established Norfolk pine tree and sets the tone for the greater experience of the space,” says Donohoe Church, who credits the success of the skylight to a collaboration between her team and the builders, Will and Elia Critharis. Donohoe Church also points to the relationship between the kitchen and the dining room as another favourite element. “It offers a bit of theatre,” she says. In a move that feels pitch-perfect for a social family so into their parties, the timber-lined kitchen opens to a trio of living zones, achieving an effortless flow. When I ask Donohoe Church what informed the selection of furniture, fittings and art, she pauses. “Honestly, whenever I’m asked this question, I struggle to answer, as there’s often no one influence,” she says. “This is largely intuitive, and as with every good collaborative process, we take the brief and intuit what the client responds to, what they love and what feels comfortable. If we initially don’t hit all the high notes with any client, we refine and refine until it feels just right.”

Decus went on to custom-design and oversee the fabrication of most furniture items across this project. True to form, there was a lot to celebrate at the completion of the project. “The clients hosted the most epic dinner party that didn’t wrap up until 4am,” she says, concluding: “I’m really proud of how I feel the house reflects the clients. rofit is always a motivator for residential investors but, at a time of such an acute housing shortage in Australia, many are also driven by altruistic factors. Want to help increase the supply of social and affordable housing? Or create more options for accessible homes for people with disabilities? The field is opening up more each year for investors who’d like to do good with their hardearned funds, as well as earn a decent yield. “There are now some very easy ways of investing in social and affordable housing,” says Dr Michael Fotheringham, managing director of the Australian Housing and Urban Research Institute, of the sector that researchers say needs 36,000 new homes a year. Pre-COVID, Australia was producing about 3000. “The US and UK have long recognised this as an asset class offering stable returns and lower risk that holds value for longer than market rate rentals, and, while that’s been slow to develop in Australia, that’s now changing. “It’s starting to become much more a key priority for investors.”

to 100 per cent of the gap between market rent and rent charged is treated as a taxdeductible donation. “It’s a model that’s beginning to gain traction across the country and there’s a lot of growth needed to get where we want to be,” Fotheringham says. “So, whether a big or small investor, there’s a way to deliver this kind of housing, even by investing in super funds or choosing a bank [that makes] social and affordable housing a key priority.” Investing in National Disability Insurance Scheme (NDIS) approved dwellings is another great way to help provide housing for the 45,000 Australians with disabilities who are looking for homes that suit their needs. Because they are in such high demand, they often provide great returns. “We’ve seen some excellent results all around the country,” says Nic Alessio, director and group head of acquisitions at Apollo Investment. “We’re regularly seeing net yields in excess of 10 per cent, and even 15 per cent is fairly common. “We’re getting so much good feedback from investors who are attracted to the yields but they’re often coming from a social conscience perspective.” Many in the industry are also lobbying the government to improve the framework of its Housing Australia Future Fund to allow individual investors to play more of a role in providing necessary housing for those who can least afford it.
