There’s been a lot of talk about wellness in the home since the pandemic hit – private saunas, yoga rooms and spa hubs are an increasing trend in newly built developments. Perhaps the slow decline of social interaction has resulted in a mental imbalance, with housebound residents itching for a fix. But if you strip all of those “extras” back, if you don’t have the luxury, what are you left with that fills the void? Nature, in it’s simplest form. Nature has long been associated with better mental health, and there have been countless studies published on its benefits in the past two years. A strong connection to the environment is what drew us to this week’s Yellowtrace project – a Mosman home that embraces a young family’s love of the garden – and, to the right, we take it next-level to Tassie’s rugged coastline and opposite one of Western Australia’s national parks.

Poetic design connects directly to the garden

Shared values of connectedness, placemaking and passive design led the client to Downie North, the Sydney-based architecture studio of Catherine Downie and Daniel North, partners in life and work.

Tasked to create a new addition to a young family of four’s single-level Federation-era home in Mosman, House for BEES encompasses an elegant addition directly connected to the garden.

In case you’re wondering, the project title is an acronym of the clients’ names, also referencing their native beehive – a moniker that, the architects say, “encapsulates the client-focused, collaborative design process”.

“The rear of the house, which formed the focus of the design, originally contained a small kitchen and meals areas – a pseudo playroom and laundry,” Downie says.

Known for designing playful, witty and warm houses with finely crafted moments of delight, Downie North fully embraced the young family’s love of the garden.

Their poetic design response replicates the idea of camping. “At its simplest, the house is like a picnic rug laid under a protective canopy,” Downie says.

As avid cooks and entertainers, the clients were after a sizeable kitchen and a no-fuss informal dining and family area that delivered an effortless sense of ease.

“Importantly, they sought a design that made the most of its aspect and environs so that they could passively operate the house throughout the year,” North says.

With an unusually deep backyard near the top of the ridgeline, originally a processional spine for the Cammeraygal and Borogegal peoples, the site’s coastal breezes are harnessed in the design.

“There was a financial and environmental imperative to retain the majority of the existing Federation-era home,” North says.

The duo undertook minor modifications and repairs to the front rooms – the bedrooms, wet areas and formal living room.

Stepping up from the original level of the house, the rear addition addresses the slope and minimises the need for excavation.

This has resulted in living spaces that connect directly with the garden.

The new structure comprises four architectural components – the wall, the screen, the platform and the roof – offering precise yet elemental inhabitation reminiscent of the campsite’s minimal shelter.

The masonry wall, housing the kitchen and pantry, creates the protective back, while the dining and living spaces are gently contained by retractable sliding doors.

The folded roof plane cranks to the north to capture the winter light, extending to the east to form the monsoon eave. The roof plane acts like

a wing, lifting the air movement over the ridge. Concealed ventilation in the eaves drags this air inside, passively cooling the house irrespective of the weather.

With a focus on craftsmanship, Downie North chose materials for their longevity, sustainability and potential future reuse.

“Keeping a large portion of the existing building and minimising the extent of the build, the budget was selectively focused,” Downie says.

“The client supported the budget investment in more expensive elements, like the standing seam roofing, and balanced this with using reclaimed materials, personally hand-cleaning bricks and salvaging joinery, fixtures and fittings from the house or purchasing second-hand.”

The new structure, particularly the steel, has been refined to a minimum, achieving a material lightness and a crisp appearance that offers structural simplicity and a reduced carbon footprint.

In addition to the lighter footprint, material reuse and passive operation, the house benefits from solar panels and large rainwater tanks that irrigate the working garden.

The edible garden features fruit trees – like native lime, olive and peach – warrigal greens, herbs and flowering plants.

“[They] provide food, shade and habitat to native fauna and have been well adopted by native birds and the namesake bees,” North says.

While Bondi may be the golden child of Sydney’s eastern suburbs, with its famous beach and always-buzzing vibe, its neighbour Bronte has something that Bondi can only dream of – a subtle confidence that fosters a relaxed way of life.

Bronte may lack the pubs, clubs, and tourist accommodations of Bondi and Coogee, but if you ask any local, they’ll likely tell you that this is a blessing – particularly when it means you can enjoy a patch of sand without the need to fight crowds, and relish some silence throughout the night.

According to Alexander Phillips of PPD Real Estate, Bronte is “the easiest beachside suburb to get to and from the city”, but a title like that costs a pretty penny. The suburb’s median house price is $5.2 million, as revealed by the latest Domain House Price Report

“Bronte has seen steady growth over the past 20 years; there have never been crazy spikes up or down, but it has generally seen a compounded growth rate of seven per cent per annum,” Phillips says. “Its proximity to the CBD makes it a popular choice for professionals, while nearby schools, including St Catherine’s School, Waverley College and St Clare’s College, are a big driver for families.”

Despite being home to many affluent corporate, tech and start-up executives, Phillips says Bronte remains modest and laid-back.

“Bronte is undeniably beautiful, with its iconic surf beach and tall cliffs framing each end,” he says. “Our ocean pools and baths are also iconic, ideal for morning laps and watching the waves come crashing in at high tide.”

Situated at the bottom of the iconic Bronte hill, the suburb lays claim to one of the oldest surf clubs in the world – the Bronte Surf Life Saving Club, where the first group of lifesavers was formed in 1903.

“I moved into the area over 20 years ago and have been involved with the surf club ever since,” president Basil Scaffidi says.

“I’ve made lifelong friends, and I’m proud that my three daughters have all grown up in and around the club, which is wonderfully diverse with a strong focus on females.”

Scaffidi, who knows a thing or two about what makes Bronte so special, insists there’s no better way to start the day than with an ocean swim, followed by a walk to one of many cafes for brekkie.

“The sense of being on a permanent holiday adds to Bronte’s unique character, making it a wonderful place to call home,” he says.

The young and the relentless

When Lorna Wang was working as a pharmacy assistant at the very start of her career, her boss told her how he planned to invest in property. She listened to him carefully.

Wang had always been a saver from a young age, and thought that sounded like a splendid way of growing wealth.

From that moment, she read books, watched innumerable YouTube videos and constantly listened to podcasts about investing in property.

She bought her first in 2014, a unit in Yagoona, south-west Sydney.

Today, the 31-year-old has a portfolio of five investment properties throughout Australia, worth a total of $2.7 million.

“Throughout my career, my income has increased but I haven’t changed my lifestyle at all,” says Wang, who still rents her own home.

“I now feel I’m well set for the future and I’m focused on buying more property.

Anyone planning a similar path should find friends or family members who can act as

mentors, she suggests, and talk to as many other people as possible to hear their experiences of what to do, and what not to do.

“Also, you shouldn’t dwell on the past, on what prices used to be or old conditions,” she advises. “Just focus on what’s happening now and what you need to do to get where you want to be.”

Another young investor who’s had extraordinary success is Arjun Paliwal, a former Commonwealth Bank manager who’s now launched his own buyers’ agency, InvestorKit.

At the age of 30, he’s built an impressive $11.7 million portfolio with 17 residential and commercial properties across Australia and New Zealand.

He’s done it by relying on cash flow from his properties and getting good yields, buying some via trusts and others in his own name, and mixing it up with different cities and states and types of homes at various price points. He’s also a firm believer in the importance of having the

right team around to help with portfolio planning, and doing the necessary research into property and data collection in order to secure the best results.

“Buying property can be exhausting; spending evenings and weekends and just hoping for things to work out well,” Paliwal says. “So, it’s better to relieve yourself of that mental stress by taking on experts to help you, and understanding the importance of timing and time-in.”

Former Macquarie Bank sales associate Cullen Haynes, 34, is someone who’s only just started investing.

He bought his first property to rent out in 2021 and has a current portfolio of three. By using the equity from one property to buy the next, he aims to grow that to six before his 40th birthday.

“What I love about investment property is the cash flow,” he says.

Today, Haynes is a finance broker for lawyers and director of sales at Legal Home Loans, a mortgage-broking service for lawyers, but he still he believes you should outsource some of the work.

“You can’t possibly be across everything, so you need an accountant, a financial planner, a good broker and, if you can afford one, a good buyer’s agent,” he says.
