I
n the heart of Brisbane’s sleepy, familyfriendly suburbs you’ll find pockets of luxury riverside homes in hot demand as families flee the concrete jungle for a COVIDfree castle on a big block. Amid the trend that’s seen luxury buyers across the globe flee the big city lights, quiet suburbs such as Graceville, Fig Tree Pocket and Chelmer are flourishing, with median price growth of up to 20 per cent recorded over the past year alone. McGrath Paddington agent Alex Jordan has long witnessed a rising appetite for palatial homes in key riverside hot spots, but says that hunger has become ravenous with luxury homes near top schools sitting on a pile of gold. He says out-of-state home hunters have played a vital role in pushing up those prices. Graceville has seen a 21.1 per cent rise in house prices over the past 12 months, according to Domain’s latest quarterly House Price Report. The suburb now boasts a median house price of $1,047,500 – which is up 46.3 per cent from five years ago.

In nearby Brookfield, house prices climbed 19.4 per cent over the past year to a median of $1.243 million. Fig Tree Pocket and Chelmer also grew 12.7 per cent and 6.7 per cent, respectively, to $1.31 million and $1.28 million. Jordan says the pandemic-fuelled shift towards bigger blocks in prestigious school catchments has reinvigorated the market. “Education is the number one driver … these suburbs offer some of the best public and private schools in Queensland. And then there’s the
lifestyle … they are more established and they’re leafy,” he says. The increased interest helped Graceville post a new suburb house price record of $6.3 million for 59 Molonga Terrace in September last year through Heath Williams of Place Estate Agents New Farm. The price was a cool couple of million dollars higher than the previous record. “What I’ve noticed is the interstate demand is unprecedented,” Jordan says. “Brisbane has never seen this level of interest. Of the last five

Bellbowrie properties we sold in the past two weeks, three of them were to interstate buyers. “They are paying a lot more for the same product and they are outbidding the locals upwards of 5 per cent. “It’s also an example of how fast the market is moving … a house on the river at 80 Cubberla Street, in Fig Tree Pocket on a block of over 10,000 square metres, sold last year [in July] for $3.15 million. And we just sold it again for $4.6 million.” With homes in these pockets still undervalued compared to the city’s more iconic hot spots such as Kangaroo Point and Ascot, Jordan says significant growth has been inevitable. Jason Adcock of Adcock Prestige says the village feel of those quiet neighbourhoods has sent demand sky-high. “Graceville itself is only around seven kilometres from the city and it’s got an incredible set of infrastructure,” he says. “It’s also got the train while having a highly regarded state primary school. “And that’s why people want to spend millions
there now … we’re changing our minds on prestige properties. People are looking for blocks around 1300 square metres, which is almost double the average.” In the past year, Adcock says, multiple suburb house price records in riverside suburbs have been broken – including 39 Richmond Street, Corinda, which he sold for $5.1 million a year ago to a US expat. “We then sold 24 Glen Road, Toowong, for $7.3 million and for a million over the reserve price at auction ... that was a suburb record.” Dixon Estate Agents director Patrick Dixon says that, while a shortage of prestige stock has helped send prices skyward across Brisbane’s riverside suburbs, he feels buyer mindsets are driving growth. “It has been brought home to people during the pandemic that having a yard [is everything]. People are also loving their gardening and their landscaping again and these things have been traditional pastimes that are booming again. “It was out of fashion for a while but now [it’s all about] big blocks again,” he says.

Art and design merge in a ‘treasure chest’
U
pon entering Kensington Park Residence by Williams Burton Leopardi (WBL), one might feel they’ve stumbled into an art gallery rather than a family home. Expansive heritage volume is grounded by a dark timber floor, while the vivid energy from contemporary art collections leaps from their hung position. This moment comes to define the very special home that lies within, with all of the visual interest of a gallery but without any of the aloofness. The Adelaide property is in an original 1800s heritage villa, the new scheme adding to an ongoing narrative embedded within. This latest chapter began with a shared love of design, art, and furniture coupled with a friendship between WBL interior designer and director Sophia Leopardi and her clients, Brooke and Hugo Michell – owners of the Hugo Michell Gallery – who share their home with four kids, two dogs, two cats and four chickens. “Our guiding principle was structure with softness, underpinned by the understanding we must know who we are designing for,” explains Leopardi. “In this case, a close friendship gave us a free pass, but as any designer who has worked for friends before will know, this is a double-edged sword. The stakes are extra high, and you just really want to give it some extra sparkle and make sure it really bloody works!” The experience of moving through the residence can be likened to opening a treasure chest. Each room houses mind-blowing contemporary art collections, along with an amalgamation of design classics and inherited antiques. The result is a true visual feast – an interior that’s not just a shell for curious items but rather an extension of these collections. Overall, the scheme is largely restrained and neutral, allowing for a delicate equilibrium between structure and objects. In the kitchen, whitewashed walls are contrasted by a deep-green range hood and splashback.

The glass screen brings balance to the light scheme, offsetting the white concrete benchtops. The screen concept takes a slightly different form in the kids’-guest bathroom, equally leveraging the tall ceilings while being dialled up a few notches on what Leopardi refers to as the “glamourmeter”. The aged brass brings a classic nod to this zone. The main bedroom, with a connecting dressing room and en suite, acts as a retreat among the chaos of family life. The arched vanity recess is the hero of the space. This simple but dramatic moment mirrors the soft arches of the main hall and existing window details, bringing the home’s original heritage soul into the contemporary context. “This project was a really special opportunity on a number of levels,” Leopardi says. “From the beauty of the existing heritage house and the incredible collection of art and furniture that fills it. But mostly having a hand in shaping the spaces that treasured friends will hopefully enjoy for many years to come.”

Little changes can lure great tenants Whether it’s a fresh coat of paint or a new shower screen, small, affordable updates can boost a property’s appeal. B y SU E WILLIAMS

An upgrade to your investment property may well earn you a higher rent, too.
here’s an art to attracting the best tenants for investment properties – and then persuading them to stay as long as they, or you, would like. First up, you need to make sure the home looks the very best it can. It should be sparkling clean with no signs of mould, floors should have decent floorboards, tiles or carpet in good condition, and walls should either be washed or freshly painted. And if it needs more than that, an upgrade shouldn’t cost any more than between $4000 and $5000, advises interior designer Wende Reid of Form and Colour. “If the ceiling’s high enough, you can lay tiles over an existing floor, which saves all the expense of digging it up and laying a new membrane,” she says. “Then you can change kitchen or bathroom taps; you can install a new shower screen or benchtop; you can have cupboard doors painted and put in attractive lights. That will instantly catch the eye of a good tenant and will probably earn you a higher rent, too.” Second, you need to grab the attention of
would-be renters. When most of them are flicking through listings on their phones, there’s simply no substitute for great, professional photographs. “You’ve only got a millisecond to catch their eye and sell your property,” says Stephen
“If you have a good tenant, you need to look after them … and let them know they’re appreciated.” Fitzsimon, head of growth at Melbourne Real Estate. “So, your photos should be good, and your hero shot, the first picture up, should be of what they want to see – the kitchen and living area – not something like the building exterior.
“Video is also increasingly important, especially in COVID-19; not a fancy sales video, but a walk-through tour showing them exactly what it’s like.” Finally, once the best possible tenant is in, it’s all about keeping them there. “That’s when an owner, or their agent, has to maintain the property and be very responsive to their needs,” says Luke Bardsley of Sydney’s Green Square Management. “If they complain about a dripping tap, for instance, or an extractor fan not working, then the owner either gets it fixed straightaway or signs the authority for an agent to do it for them. We have some owners who want a couple of quotes when work will cost over $300, and we have others who say just make sure everything is fixed. “If it’s a strata matter, like a defect, we’ll get onto the strata immediately to rectify it. If you have a good tenant, you need to look after them, not move the rent around too much, and let them know they’re appreciated.” Fitzsimon also checks in regularly and asks tenants what they’d do with the property if they owned it. “That’s proved remarkably successful,” he says. “One said she hated that people could see in through the lounge room window, so we installed a sheer blind as well as the black-out one. Such a simple, cheap fix, but it meant she felt the home was hers, and she stayed much longer.”
