Trevor McIvor Architect - TMA - is a client driven group of enthusiastic and experienced designers and constructors that produce the highest quality single family and multi unit residential buildings. Our projects are driven by a simple design philosophy: We believe great architecture is the result of the close collaboration with those who will inhabit the buildings and careful consideration for the context they will exist in. We believe the results should provide a seamless integration of carefully crafted buildings and the unique and beautiful landscapes they exist in. Our projects include contextual urban homes, modern rural dwellings and contemporary lakefront cottages. We have extensive experience with alternative energy and sustainable systems and believe environmental design begins with good passive design. TMA has offices in downtown Toronto and the Muskoka region, however we work all across Ontario’s vast and varied landscapes. TMA is licensed by the Ontario Association of Architects.

STOUFFVILLE RESIDENCE location: Stouffville, Ontario, Canada date of completion: 2017 size: 5,000 sf (465 m2) Resting on a rolling field, this modern rural country home outside Toronto was inspired by the stone walls that were used to separate farmers fields. Stouffville Residence is grounded in the earth then cantilevered over a rolling landscape. The stone entry wall, low and private, hints program through a series of translucent glass boxes punching through the otherwise monolithic wall. This wall acts as a key organizational element anchoring a series of glass volumes that open up to the south of the project overlooking the property and offering commanding views of the landscape. The orientation of the project intends to minimize the building’s impact on the area while maximizing site lines and access to light. The roof seemingly floats above the stone entry wall suggesting a more gestural and dynamic roof on the buildings other face. Finishes include local granite, Canadian cedar, polished concrete. Radiant in-floor heating is provided by a trenched geothermal loop.

The folding, wing-like roof planes of Kennisis Lake Cottage are stretched out over a heavy timber skeleton appearing to hover over an existing glacial stone, lifted by breezes off the lake. These series of roofs are pinned down to the site by the mass of three stone fireplaces. The organic architecture, primordial in nature, recalls the history of site and the rituals and traditions of cottaging in Ontario. Separate intimate spaces accommodating multiple families are connected by voluminous gathering spaces, providing challenges and opportunities for acoustic and visual relationships between spaces. A series of stepped terraces extend the building seamlessly into the landscape and provide outdoor gathering amenities. Natural materials and locally sourced products such as granite, heavy timber, cedar shingles and wood siding allow the structure to appear like it had grown out of, and belongs to the forest and rock that it hovers over. Heating is provided through a radiant in-floor lake loop geothermal system.

STANLEY BAY COTTAGE location: Muskoka, Ontario, Canada date of completion: 2016 size: 3,500 sf (325 m2) Sited overlooking beautiful Lake Joseph, Stanley Bay Cottage is anchored into the surrounding granite stone with a lower level walk out facing the lake. The varying roof planes of the building are inspired by the sloping landscapes. Upon approach, the lake is revealed through the home’s transparency. Vertical and horizontal prefinished wood siding is used to accentuate the various volumes and highlighting the programme. Stanley Bay Cottage is proportionately glazed focusing on framing views, solar gain, as well as energy efficiency and circulation. The main space is quite open with the kitchen, living room, and dining room forming one entity. The lowered family room is separated slightly from the main area with a double-sided stone fireplace and multi-panel lift and sliding doors acting almost as a screened in porch. The radiant heating system is complemeted by an evacuated tube solar array.

MUSKOKA HOUSE location: Muskoka Lakes, Ontario, Canada date of completion: 2009 size: 3,200 sf (280 m2) Set on the Cliffside of a much-cherished lake, Muskoka House (also known as Cliff House) seeks to enhance the extraordinary surrounding scenery through the thoughtful integration of building elements with the natural assets of the site and terrain. This dwelling emerges from the rock formation of the cliff using the same local granite to form its base. A central core acts as an anchor that circulates movement, light and air into the living spaces that pinwheel and cantilever off into the landscape. In spite of its modest scale, this house easily accommodates a family of 4 by providing amenity for dinning, cooking, living, reading and sleeping which are each carefully tuned to the unique view, light and breezes of the cliff. To balance the heavy mass derived from the fireplaces; cantilevered volumes, floating roofs and floor to ceiling glass are used to achieve a lightness of form as it works to bring the views into the living spaces. As a retreat from urban life, the desire to become completely self sufficient and independent from external infrastructure became critical in the design of a completely off grid residence. Heat is provided through passive solar gain and solar mass floors. Two masonry wood-burning heaters assist an evacuated tube solar array.

SEVERN SOUND location: Penetanguishene, Ontario, Canada date of completion: 2016 size: 4,000 sf (370 m2) Severn Sound Cottage overlooks the horizon and waves of beautiful Georgian Bay. This project includes three phases: the main cottage (on the right in the adjacent image), the reno cottage (shown on the left in the image), as well as the landscaping in the middle adjoining the two projects. Severn Sound Cottage has a contemporary design featuring large roof overhangs, an open-concept interior layout as well as clean, simple detailing. The main cottage features 13ft (4m) ceiling heights with Douglas Fir wood ceilings and soffits, punctuated by exposed timber joists creating a rhythm and guiding you towards the over stone terrace in the middle. Most of the public spaces in the main cottage are fully glazed making the user feel as it they are outside, protected from the natural elements, overlooking the water. The bedrooms are hidden by being either elevated from the main space or below it. The strongest feature is the cantilevered roof sheltering the area between the living space and the outdoor terrace. When the sliding doors are open, the living space spills onto the outside, creating an extention of the living space and making it an ideal spot for hosting large family gatherings. The smaller cottage was renovated to have a flat roof and matching elements such as cladding, form, as well as windows to the new, larger cottage. Overall, the landscaping in between the two buildings, consisting of stone and native plants joins the two cottages as one project.

EEL’S LAKE COTTAGE location: Haliburton, Ontario, Canada date of completion: 2008 size: 3,200sf (300 m2) The side-split massing of the Eel’s Lake Cottage integrates naturally into the site conforming to a subtle shift in the underlying Canadian shield and minimizing the overall presence of the building on the site. The efficient steel and engineered wood structure allows a delicate glazed skin to wrap the main volume, emphasized by a simple roof plane that connects the main program elements. Taking full advantage of the granite mass upon which the building rests, the simple roof plane floats over a glass pavilion that is anchored to the site by the foundation. Clad in brick, the ICF base emphasizes the solidity of the site and provides the solidity for

the light structure above, while creating a tightly sealed envelope for the lower bedrooms. Through the use of a consistent palette of materials, wall and ceiling cladding link the interior with exterior. The varied textures of the simple volumes and planes provide a subtle but distinct reading of space. Since the structure is separated from the envelope, a delicate glazed skin is able to wrap the main volume while the slender columns emphasize the simple roof plane that connects the main program elements. Heat is provided by in-floor radiant heating from a geothermal lake loop.

MUSKOKA BAY RESORT location: Gravenhurst, Muskoka, Ontario, Canada date of completion: expected 2019 size: 43,000 sf (4,000 m2) The Muskoka Bay Resort was designed to blend into its’ surroundings of the Canadian shield. The 62-unit condo has two sides to it: the forested entrance side, and the golf course side. Both are quite different, relating to their specific programmes. The entry facade of mixed glazing types has an ephemeral quality that makes the building disappear into the surrounding forest. The golf side is compartmentalized into smaller units with outdoor space, framing some of these individual units with wooden boxes acting as frames to the views. The lobby of the Muskoka Bay Resort provides a link between the two contrasting sides of the building. The fully-glazed lobby is a portal joining the driveway side with the golf side, it is also the place where the building jogs in order to reduce the scale and create a more interesting flow of hallways above. Muskoka Bay Resort has eight typical unit types and two penthouse unit types.

LION’S HEAD VILLA location: Bruce Peninsula, Ontario, Canada date of completion: 2016 size: 10,000 sf (930 m2)

Situated amongst the epic limestone cliffs of the Niagara Escarpment this large multi-tiered home is informed by this monumental landscape. The form of Lion’s Head Villa hugs the edge of the cliff opening itself to expansive views of Georgian Bay and it’s endless horizon. The main spaces within the villa are designed carefully with respect to their flow between one another. The design separates an expansive master suite from large guest suites. The main living spaces pulls the program together around a three storey stair tower that anchors the overall composition. Every room is equipped with floor to ceiling windows and waterfront views. Large terraces provide outdoor cooking and gathering spaces. Lion’s Head Villa is clad with Ipe siding, limestone and black zinc metal. Heating is provided by an in-floor radiant geothermal lake loop system.

TUCKER LAKE COTTAGE location: Muskoka, Ontario, Canada date of completion: 2016 size: 4,000 sf (370 m2)

This project is a perfect execution of how old can meet new. The clients wanted to expand the program of their existing cottage. The existing building, a traditional log cabin with a pitched roof, originally housed all the necessary functions. With the expansion of the program, came the need for more space. A distinct glass box cantilevers over the landscape extending the living space out towards the lake and an adjoing wetland. This new fully glazed volume encloses the main living room gathering space. The new portion of the building joins the existing section of the cottage with a feature bridge carefully floating between the two buldings. A structural floor to ceiling curtain wall system was used in order to bring in as much of the surrounding natural elements into the interior spaces. A large deck brings all of the spaces together on the exterior and provides outdoor spaces to enjoy both sun and shade throughout the day.

We specialize in the design and construction of timber frame buildings in various shapes and scales. Trea Building Systems carefully coordinates projects with TMA and our engineering partners. Our houses can have flat roofs or sloped, with exposed structure or concealed. As most of our projects are in temperate climates in Canada we are strong believers in using timber frame construction wherever we can. Canadian Douglas Fir and Black Spruce are common spieces due to their strength and durability as well as natural beauty. Our building packaged are fully designed and coordinated in house. The structures are completely prefabricated. All components are pre-cut and milled. Connections are fully fabricated for easy site erection. Wood provides warmth as well as charater to a building as is a renewable and easy material to work with.
